I have been attempting to contact anyone in the office for nearly 3 months now. I have been a tenant in good standing for nearly 7 years. I have never missed or been late with a payment. Despite this, maintenance requests go unanswered, their office fails to provide documentation for charges they are applying, and will never return a call, email or as I've learned FAX or FEDEX. Truly should tell you something about how they treat a tenant in good standing when trying to communicate.

Apartment was filthy upon move in. We left it cleaner than we found it and were still charged cleaning fees.

Were informed the apartment would be painted white prior to move in. It was painted beige. We painted it white and were charged painting fees when we moved out. Painting fees are legal when painting to the original color (which in this case, would have been beige). I have proof from the current tenant that the apartment was, in fact, never repainted. Itemized receipts were not provided (though required by law).

Low quality showers, with mysterious stains and fragile infrastructure. Parking spots were very tight. It would leak when it rained. They covered the roof with silicone, which resulted in a sticky mess inside the apartment.

Overall, deeply dissatisfied. Seems like a very dishonest company. Goes by JYS Palms so it’s hard to find their reviews. Wouldn’t recommend it.

If they have any 5 star ratings it's more than likely because it's bought and or someone they work with (staff or agent). Their overall system is atrocious. They do not make good on promises stated in leasing agreements. They do not prioritize their tennats. They do not respond to or handle service requests. The places that they have are great for the space and prices but the headache and complete disregard for safety and standards are not worth it. I wish I didn't sign a 12 month lease with this company. Please do not make the same mistake we did - stay far far away!

I recently worked with management rental group in LA, and I was really happy with their service. They were professional and responsive, which made things easier for me. They took good care of my property and handled tenant issues well. What stood out was their proactive approach to finding and keeping tenants and they know how to set the right rent. Overall, I would recommend this property management company to anyone in LA.

I have never experienced a property management company that is so unprofessional and unresponsive to the maintenance needs of its tenants. College dormitories are run much better than this company runs its properties. We have had a damaged wall from a leak that still has not been repaired MONTHS later. The gate has been broken for several months, which also contributed to our car being vandalized. Maintenance requests have been submitted and we have sent emails, which have not been met with a response. The mailbox was broken for weeks before it was fixed, which caused us to not be able to receive mail. If you see this company on a rental property, do yourself a huge favor and look elsewhere. By the way, in 2023, we cannot blame COVID-19 for this gross negligence.

DO NOT RENT FROM HERE! First, the property manager and agents are incompetent. They literally do not communicate with each other. I had to find someone to take over my lease, and One of the leasing agents, Max literally tried to force me to show another unit to a few future residents in exchange for finding someone to lease my place. He was so mad that I told him no. He literally tried to bribe me with $50. Then, they STOLE $650 of my security deposit for bogus painting and repair fees. They still haven’t gave any written explanation or documentation which is required by law and in the lease. I’m taking them to small claims court. After reading other reviews, I’m seeing that they charged bogus painting fees and stole other tenants security deposit. They are terrible and steal from hardworking people.

I am writing to express my deep dissatisfaction with the experience I had while residing at JYS Palms, and to bring to your attention the various issues that I encountered throughout my tenancy. I hope that by sharing my concerns, it will help improve the quality of service and address the problems faced by future tenants.

Firstly, I would like to address the unjust cleaning and painting fees that were charged to both my roommate and me. Contrary to these charges, the apartment was actually in a cleaner state when we moved out compared to when we initially moved in. Upon our arrival, the apartment was unacceptably dirty and there were noticeable damages, including chips on the kitchen counters. We have not received any receipts for the cleaning and painting fees yet (1.5 months after we moved out) that were unjustly charged to us. Consequently, we are left with no choice but to consider pursuing legal action through small claims court.

Additionally, the shower doors did not close properly, the shower itself was unhygienic, and there was a persistent issue of water leaking from the ceiling whenever it rained. Despite submitting maintenance requests for these issues, our requests went unanswered. We noticed that the solution provided for the leak was simply pouring silicone on the roof, which resulted in excessive silicone spillage on our balcony and floors.

During our initial tour of the apartment, the previous tenant's belongings were still present, preventing us from fully inspecting the property. Moreover, we were asked to sign the lease agreement in the leasing agent's Max’s apartment, which did not allow us the opportunity to conduct a thorough walkthrough before committing to the rental. In hindsight, this should have raised concerns for us. Unfortunately, we were in a vulnerable housing situation and needed to secure a place quickly.

Additionally, as my roommate mentioned in her review, we were assured by Max that the walls would be painted white upon our move-in. However, when we received our keys, the walls were still the same mocha color, including the bedroom ceilings, and the paint job was of poor quality, with paint spilled in various areas, including the shower. We reached out to Max to address this, but unfortunately, he ignored our messages.

In regards to the parking spots we paid for in the “secure gated garage”, they were incredibly small and required parking in an extremely precise manner. Regrettably, I found myself stuck on one occasion and unable to maneuver without the risk of damaging my car against a pole. Also, my roommate's car was broken into.

Furthermore, my roommate’s bathroom was crooked and water pooled on the left side of her counter persistently. The water in our showers would often turn cold and would not get hot again. The closet in my room was excessively narrow, requiring me to purchase baby hangers just to hang my clothes. The washing machines in the garage frequently leaked, causing water to spill all over the laundry area. There is more, but it would make for a much longer review.

Based on my experience, I strongly advise against choosing JYS Palms as a place of residence. The issues I have outlined above highlight significant concerns regarding maintenance, communication, and overall management of the property. I sincerely hope that my feedback will be taken seriously and that the necessary steps will be taken to rectify these issues, ensuring a better living environment for future tenants.

If I could give NEGATIVE STARS, I would. DO NOT RENT FROM THESE PEOPLE. They are slumlords and scammers. My roommates and I have been living in one of their properties, and unbeknownst to us, had been paying utilities for another person's ENTIRE UNIT for up to a year via LADWP, as well as charging us AND said other tenant utilities in our Appfolio rent portal. In addition, no where in our lease did it ever state that our unit was to be submetered. We have tried countless, COUNTLESS times to have someone fix this gross error and settle the financial losses outside of court, but are continously met with total incompetence or just flat out ignored. We've had people from this company come and KNOCK ON OUR FRONT DOOR to demand we pay rent, when it was not our unit they were supposed to be visiting, which is also just totally illegal in the first place. Again, do NOT rent from these people. They are illegally managing rental units and prey on people who do not know their rights as tenant of California. Down right despicable people running this company.
