I waited several months before leaving this review for 1719 Grismer Ave's property which ADR Properties manage. And after being ignored by management, I must warn others - DO NOT RENT FROM THEM. The management company stole a portion of our security deposit and falsified documents to justify their theft. When we presented documented proof and made several requests to return the remaining security deposit (both virtually and postal), the management company ghosted us and has yet to return our inquiries ten months later!! We were very quiet tenants that paid our rent on time and rarely made any requests. We dealt with modeling, being unable to use more than one item in our kitchen without blowing the power, and having an air conditioner that never went below 75 degrees -- and not once did we complain. We felt hurt and betrayed by their blatant thievery and inability to respond or give a proper refund. Again, loyalty and courtesy mean nothing to this management company.

This review is for Nikki Sweet, property manager at Casa California Apartments in Pasadena, a property managed by ADR.

After first meeting Nikki 2 years ago, I figured that we'd eventually grow to despise each other. Given the adversarial nature of tenant/property manager relationships, AND the fact that she had moved into the unit directly below me and my noisy family, I was certain this would be the case.

What I came to find out was that Nikki is one of the most genuine, helpful, friendly, diligent, and down-to-earth people that you will ever meet. She is extremely accommodating, and has always gone out of her way to help us with our problems, whether related to apartment living or otherwise. She's very communicative, and does a great job of keeping tenants informed. She's always been very diligent, and quick to respond/resolve any issues. And she's super friendly...always good for a story and a laugh.

Having recently moved on from the apartment, I'll definitely miss the serene garden setting, spacious flat, and ideal proximity to all the happenings in Pasadena. I'll also miss having Nikki around. I'm sure the next tenants to move in will find that they are very lucky.

I lived in a building managed by this company for 3 years and it was always so difficult to get a hold of our manager. My emails were often ignored. When my roommate needed to get off the lease she had to call everyday for over a week just to get her name officially off the lease. Complaints were always swept under the rug. Repairs we’d need to ask multiple times to get done. The last straw is now that I’m finally out I haven’t gotten my security deposit back even though they apparently mailed it almost a month ago. I emailed nothing. Emailed again, nothing. called and was told someone would call me back about it. Never got a call. Called again and was told someone would contact me after the weekend. This company is the worst. So glad I’m not in a place managed by them again. Now please just give me my damn security deposit.

It's garbage rood uneducated and unprofessional. Make money by taking money from people as a application fee and stole that moony with trick.They are liars and rood people. Promise to reserve the apartment took fee 35$ then denied without explanation and refuse the return the money back. Will sue them.
