If your goal is to use your investment property to bring a bit of blight to an Indianapolis community, TBH is the company for you!

The home next to mine was taken under TBH management 3 years ago. Here's a brief list of what you can expect:

1. Lawns do not get mowed. It's May 13th and the lawn has not been mowed once this year. The weeds are four feet fall. I've called TBH and politely asked for someone to take care of it. I was asked to send photos, which I did, 6 days ago with no movement. The city has been notified. Un-mowed lawns are a common occurrence over the last three summers. Their website promises "Weekly /monthly walk through by Sr. Management personnel." That promise is either a lie, or maybe Sr. Management sees four foot tall weeds as a nice addition to an investor's property. The TBH website claims "We take a pro-active approach to property management, we fix the problem before it happens." Laughable.

2. The TBH website also promises "Our own in house maintenance staff is available 24/7." I've attached a photo of what the truck of that world class maintenance staff looks like. Note the historic license plate, fun touch. I will save you the agony of looking at the butt crack of the man that stepped out of that mess. But rest assured, after hours of that man's glutes being on full display for the entire neighborhood, my retinas are burned from the glaring full moon. The shingles of this TBH-managed home are constantly falling off onto my property and the surrounding area. I can only assume it is because the TBH maintenance team cannot pull their pants up far enough to climb a ladder to nail them down.

They will not care about your property.

I haven’t rented yet but I hope I do get the place I applied for the reason I put an application in because Gail was very polite when o talk to her even when I kept calling back to back to ask question I remember awhile back I wanted to rent from you guys I had just moved here to Indy but they didn’t have the bedrooms available but when I talk to her she of course don’t remember but she was nice and helpful I can’t speak for no one else approved or not I feel that Gail was respectful she could of been rude she was had a lot going on and still remembered to call me back handling a property is a lot just like us being in the property is alot as long as things get done when need be on both ends should be great t

For the past 7 months, I have been trying to communicate with TBH management regarding a leak that was causing my water bill to be over $500. They sent out multiple plumbing companies before the problem was fixed 7 months later. The first time I notice my water bill was higher than normal was in Oct 2023. I immediately contacted the emergency maintenance line and had to leave a voicemail. I didn’t get any communication until a couple weeks later when I sent multiple emails explaining I thought the situation was making my home unlivable and an emergency. TBH finally sent someone out the next day to find the problem. It wasn’t until several months later the problem would be fixed on 5/13/24.

Prior to TBH sending someone out to fix the problem, they sent out an individual to take pictures of my home with no explanation or heads up. I called and left multiple voicemails asking for an explanation. When I finally got someone on the phone, Gail said that someone would call to explain the pictures and they never did. A week later, I had to text Shelly asking if someone could explain the situation to me. She told me it was for insurance purposes. When I asked for further clarification, she said " I am not the owner. I do not have an answer for you.

I explained to Shelly that I was highly disappointed with how I was treated with the whole process and I planned on leaving an honest review. Her response was very rude and unprofessional. The situation is still not fully resolved because TBH has to contact Citizens Energy Group in order for my bill to be adjusted and the disconnect notice to be taken care of. Shelly explained that she cannot do anything until she receives a bill from the plumbing company. I don’t feel confident she will get back with me unless I stay on top of them and I really don’t have time for that. I tried explaining how much of an inconvenience this has been for me. Instead of an apology, TBH told me it was my fault.

TBH management approved me for housing when I really needed it the most. Whenever I had a maintenance issue, Mr. Randall always made sure things were handled. When I needed a bigger place, Ms. Gail helped me transition into one of their larger units. Shelly is so compassionate and understanding. When I came across hardship she helped to come up with a plan to avoid further hardship. Good company, good people and I enjoyed 5 years of a great experience and property management services. I would definitely rent from them again!

Yeah so I’m about to take gale to court this place is a fraud they said they evicted me but I left on my own moved out gave her 800 in cash told her I left the key in the mailbox and not to contact me now it’s on my record for eviction I never been evicted in my life the house was rat infested and gale is slow and rude the daughter is the one who stole my 800 dollars don’t rent from these slums

I didn’t really have to call the office that much much besides getting our heat fixed in the winter but for the year I lived at there property it was easy to pay rent and they made my first experience renting something I will never forget I wish the best to everyone at tbh management

I've lived in my home for 3.5 years now, and about 1.5 years ago our rental company changed to TBH Management. They are always prompt on service calls, rent is easy to pay, and they are nice when you call to ask questions. I've enjoyed having them as a rental company, and look forward to many more years in the home that they manage!

Don't believe any 5 star reviews cause they tried paying tenants for 5 star reviews (they couldn't pay me to lie.) When I signed the lease, they didn't know much about the house not even the power company, water or if it had gas, so I had to call around to find out. Then when I got the water put in my name I got stuck with a $500 past due bill.. tenants are responsible for all appliances. When we moved in they left a non working fridge so we had to get one 1st thing. The maintenance was so incompetent at their job that I didn't let them finish. We took care of maintenance ourselves cause of their incompetence. The ladies in the office are so rude, talk to you like you're stupid, & with no compassion. They sound miserable. I really hope this place goes under & they get a reality check! These people are the scum of indy! I've rented from 6 places in my time & this place has been by far the very worst! They say they dont know me as a tenant, well then you suck at your job, i call b.s.! If proof is needed then i have it. They always message my husband & never me even though we are BOTH on the lease! This is 100°/•true. Ive delt with Gale most of the time & she is terrible. When i DID express my concern with (maintenance issues), i was told to "just let them finish.".. NO! STAY AWAY FROM THEM!
