Troy has been so helpful with taking care of an issue that was brought up in our neighborhood. He took the time to call, have an open conversation, discuss solutions, and has been great with communication since. It isn’t very often that you find people willing to work with you when it comes to neighborhood management. A lot of people brush off concerns or jump straight to solutions that don’t always solve the problem. That is not the case with Troy at all! He is doing his best to make this a positive experience for everyone. I’m very grateful to have Troy as part of our community team!

Advantage Management has been around for a long time and Jason is probably the most knowledgeable Broker in Utah County and when we switched management companies this year we thought we had the best, however, be careful you get the right manager that fits with your community. For the price I guess we expected more but got much less than we expected and that was promised. Chose your actual manager carefully!!

We sold our gorgeous home! We have loved living in Apple Grove, it's been the best place to raise our kids. Advantage Management did a great job with yard maintenance (they used MD Property Services), events and communication and of course the neighbors have been fantastic, definitely life time friends. We will miss it dearly!

If I could give 0 stars, I would. This is a long one, but very warranted. First, the day I moved in, there was a car blocking my unit. I went asking around who's car it was so they could move it as it was my parking spot and it was blocking the moving truck. No one knew who's car it was so I decided to call the tow company that property management had posted in the parking lot and on the lease. When I called, they had no idea what I was talking about and said that Advantage Management was not one of their clients and they didn't tow in that area. I proceeded to call all towing companies in Spanish Fork, and NONE of them could tow there. So that was one of the first things on the lease agreement that they didn't honor. Next, they did an inspection THE SAME MONTH WE MOVED IN!!! Not only that, but there was no notice and they just let themselves in while I was in the shower and my brother (who has autism) was in his room. I had no idea it even happened until I asked my brother "who was at the door?" when I got out of the shower! And the icing on the cake, when I moved out, they didn't pay back the deposit. When I asked why, they said it was for "repairs" I then told them that I already repaired the stuff they didn't from the last tenant, cleaned the unit for 3 days straight until it was spotless (I literally didn't sleep in those three days), and had it confirmed that it was it great shape for the inspections prior to when I moved. They then only sent me back $500 of my $1,300 deposit. I told them this was unacceptable and I had video proof of the before and after state of the unit and that I had left it in better shape then when I moved in. I even fixed the backyard that looked like a junkyard before. I cleared out the trash and brought back the grass to a healthy green. They never replied back after that, no matter how many times I contacted them.

Edit: Wow, just wow. I most definitely was a renter and this review is definitely for this company. I rented from you guys for a year and I will never rent from you again. Its suddenly makes sense how I could never get a response back from you. You're far too busy skirting accountability in your reviews. God help anyone still renting from these people. Also its really unhinged and probably illegal that in your other replies to other reviews that your publicly disclosing your tenants' personal information about what they've paid or haven't paid, the state of their home, etc. You're a business and they're your tenants/clients. You can't just publicly publish their personal info.

This company is the worst to work with. We have lived ina community managed by them for 2 years and they have never enforced rules until recently and are now being psycho about them and charging fees without the fees being listed on the portal for people to be aware of.
When we first moved in we also had problems with them getting a key to use our amenities we were paying for, they never answered the phone and also have terrible communication. Overall I would not recommend them.

I have never lived in an HOA where people are allowed to do whatever they want. There is no rules enforcement at all. I have email the HOA manager in various occasions about neighbors not following the rules with pictures of the issues and nothing changes. What's the point of living on a HOA and paying dues for? Because any of the utilities are included. I live at Creekside At Arrowhead Park in Payson the board do not care about what's going on either. I believe is time for a new HOA Management company. A company that enforce the rules to maintain the value of our homes. The manager always said she walks the property once a month and that is a straight lie. If she would she could see everything wrong around the community. Trash cans out in the alley, plywood in the front yard, pets owners not cleaning after their pets, owners using their garages as storage, towing warning sign fell out months ago, owners tying up their dog on a leash in front of the property and let it bark outside, trashy flags hanging from balconies, kids making a mess in front of the unit and not pick up after living the mess in the sidewalk... Obviously the management company is there just for the money but they do not really care about how the community looks. I would move out but of course this is not the right time to do so. As you can see in some of the photos, and that is just in Fletching Lane. Ridiculous!

Had a great experience with Troy. He was understanding and rectified our situation with the Justice we deserved. He has single handedly restored my faith in HOAs moving forward. Thanks again Troy!

I've had multiple interactions with this company and their customer service is abysmal.

Troy Hulse in particular is not friendly, understanding, or helpful. He does nothing to actually resolve issues.

They do nothing in the way of being proactive and rely entirely on the landscaping company and property owners to know what is going on in the neighborhood. When we've reached out with requests they've replied with platitudes and in the end nothing actually gets done.

I will probably be applying for the next board position so we can look for alternatives to this terrible management company. Our neighborhood deserves better and so does yours.
