I gave them a $170 deposit at the start, as did the other three in our group. However, at the end of our term, they only returned $23.25 to each of us. I have no idea what cleaning company they’re hiring that costs $587 for an apartment, but I feel like I was scammed out of my money. While most of their staff is polite, I have experienced that one women isnt too particulary frinedly.

A fantastic example of a Provo slum lord. If the other reviews don’t convince you let this one. I read them before I signed the lease and ignored them, don’t make my same mistake. I lived at their Spring Tree property on 700 N for 3 years because it was initially cheap. An apartment with no dishwasher, no working washing machine or dryer, no common area anything despite being charged a CAM fee of $25 (unless you count the random cement platform in the front lawn), and an interior that looked like a meth den. The AC never worked, I called them 5 times about it and they never managed to figure it out, had to buy my own window unit to survive the summer. I’m now living at a different apartment with a pool, a newly renovated interior, a dishwasher, washing machine and dryer, and fully functioning central air for exactly $20 more a month than what I paid living under Horizon Management.
Great if you love gross incompetence that dances with illegal behavior, a mysterious owner who always seems to be out of the country when approval is needed for important things, getting charged for the entire buildings heating bill instead of just your apartment, and a never ending stream of spiders and ants crawling through the endless holes in the ramshackle huts they call apartments. BYU and UVU students beware, they’ll rip you off any chance they get.

I have never used a management company with the ability to be as prompt and efficient and as capable as Horizon Management. Colby, the head manager is just so professional and efficient and kind. He gets the job done and he knows what to do. I have been using Horizon for 6 years and I have truly put them to the test with a lot of issues to handle for me as an out of town owner. They are great! and I have had a lot of experience with other management companies that don't know how to do their jobs as efficiently as Horizon does. Just a pleasure to work with Horizon.

We’ve rented through Horizon for about 6 months now and have had about 3 issues at our place and each time they get someone out to our place in, I’d like to say, an hour or by the next day. They’re very responsive. We’re also in the process of selling our lease and so far it has been so reassuring and pleasant. They’ve been clear about the costs of selling early and whenever we’ve called with more questions, they answer. Shirley is great and was open to me coming in person to go over everything.

Staying 6 months in a van in the middle of the West Desert without water would have been a more pleasant experience than dealing with this management company.

-hidden fees you don’t know about until the day you move (they had forgotten to charge us our utilities for the 3 months we were living there and sent us a bill once they realized we were moving).
-say goodbye to your deposit after post-move cleaning fees, and lease transfer costs.
-hopefully, nothing breaks on the weekend, because you won’t be able to reach anyone until the weekday. Even then, it’s a feat to get someone to answer the phone.

I wouldn’t touch one of their rentals with a 10-foot pole.

I've been using Horizon since 2015, when I moved out of state. Because I haven't lived in Utah since 2015, I've been dependent on Horizon to handle every aspect of my property; from finding and vetting new renters, to handling all maintenance and repairs, both routine and emergency. In the seven years that I've been working with them, I personally have not had a single issue. They've managed everything very professionally for me and allowed me to have peace of mind with regard to my property as I continue to live out of state.

Horizon Management is great! They have been nothing but helpful! They are very friendly. I will keep renting from them because I value their customer service and like my place.

When I was looking for an apartment I was hesitant to go with them because of all the negative reviews ( I read through all of them). Now that I have lived here for a while and renewed my contract I can say those reviews do not have merit. Most of the issues posted would have been resolved if they read their rental agreement thoroughly before they signed the contract.

Be smart, read any contract before you sign it then you won’t be disappointed. If you do have issues or concerns reach out to Horizon and I’m sure you will get the great customer service I have received.
