Very difficult to work with. Minimum repair of the unit was provided. For example, I submitted a request to repair two broken windows- this was deferred for months until I sent a second request, including a photo of the water leaking into the cracked windows. Every time there was something that needed to be repaired in this more than 30 year-old building, I was charged a $25 fee. I don’t feel that is fair or reasonable.
After five years of renting with the monthly rent going up $300 in one year and $100 the other years, I finally found a more reasonable place to live. I made sure to provide my new address as requested via their website. I made sure to videotape my final walk-through after the person in charge of final walk-through read, but did not respond to my text request to meet at a specific time and date. I left the place spic and span. After over 30 days I sent a letter stating they were in breach of Florida statute for rental deposit refund and then suddenly I got the check. Their excuse was I did not provide them a forwarding address. I absolutely did provide it on their website prior to moving out. Additionally, if it was not provided, the mail is forwarded for 12 months. $400 was deducted to clean the already clean unit.
Minimal maintenance, weak communication.
Would not want to deal with them again .

Florida Federated’s response is full of inaccurate information. I was called by Nick 10/24 to schedule a final inspection- I still have the voicemail. I sent a text response to schedule it- it shows as “read”, yet no response was made. No one showed up for this “inspection “. The unit was indeed clean as the video shows. I definitely provided my new address via my online account. Plus, Mail is forwarded for 1 year- that excuse as to why I did not receive my deposit refund in a timely manner is unacceptable. I received a small part of my deposit only after I sent a certified letter stating that the Florida statute of 30 days to refund had passed. I firmly believe the refund was not made within this time. Shame on this company for such shady behavior.

WORST property management I’ve ever experienced in my life I have no idea how they even have a decent rating but.. Run run run! Do not rent from them, they will give you every excuse to not fix major issues the property has and the lack of communication from anyone in the office is atrocious!! I wouldn’t recommend this company to my worst enemy! They don’t maintain anything at all, it’s all just lipstick on a pig, the good ol “landlord special” !!! Hurricane season was a nightmare in the house, we lived there for 4 months until the lease was terminated for “major repair necessity” with 7 days to find a new place and move out. Although, they had PLENTY of time to figure out the issue to help or prevent further water intrusion from the 1st hurricane in August but blamed vendor scheduling then Milton hit they initially tried to blame us for water coming into the house AGAIN saying we didn’t use sandbags when we actually did!! They told us to clean the mold off of the POROUS wall as “per the lease” .. upon further review of the lease it didn’t state that but did for non porous areas.. well walls are typically made of sheetrock or drywall.. which are very porous so not only are they ignorant to the details of their own leases, their professionalism is a joke. I’ve been trying to contact someone regarding our deposit return for days and they deleted my resident account so I can no longer get on there but yet they still haven’t answered any of my messages !! Beyond disappointed

Your response is what’s inaccurate… Helene was NOT the 1st time the issue of water intrusion was REPORTED..Hurricane DEBBY in August was but yes blame vendor scheduling.. I have screen shots of everything see below on August 6th… not one vendor asked about sand bags nor would it have helped as the water came in no matter what.. I also was asked to CLEAN the baseboard and wall… see screen shots below 🙂 but you are so full of excuses I’m sure that helps you digest the horrible manner this was handled in! I also had reached out multiple times before the day of the reviews and heard NOTHING back until I called and left a message after multiple attempts for communication.. which I also have proof of… so like I said I wouldn’t recommend this company to anyone!!!!! Horrible horrible horrible !… so since we’re playing tag, I guess it’s my turn, I have now added the mold addendum to the screenshots since you’re trying to misplace blame instead of take accountability for how poorly your company handled this whole entire situation.. the walls were kept free of moisture as much as humanly possible, if you want to place blame you should do so upon yourself for the poor maintenance of this home far before we ever moved in!! DO BETTER, cause this is absolutely pitiful.

They really do treat their residents terribly. I moved in, and there was old disgusting carpet. They refused to replace it, when I requested after a year of living there for them to do something about the carpets, mind you I had already lived a year with these really gross carpets, they said that they would look into that, but they would have to raise the rent to do so.

I found out that is required by Florida state law to give each new resident new carpeting.

When I moved out, they required a receipt for the cleaning. Otherwise they would’ve charged me. I had to provide the receipt, just for them to rip it up and put new flooring in when I moved out.

They also charge any residents $20 for doing any repairs. For example, they had an oven/range that was older than I am, when I moved in. When I requested them to repair it, they replaced it and charged me $20.

When I moved in, there was a hole in the bathtub about the size of a softball. They charged me $20 for them to have somebody “repair” the tub. When that didn’t last I got charged another $20 to have the tub replaced. After that even, I got charged yet another $20 to have them retile the same repair job.

Do not trust them. Their property manager is very easy to get a hold of when you are signing the lease and dropping off the deposit. After that she is very short and rude. I strongly do not recommend.

Before she comes back with a nasty remark, attacking her past renters, clearly reading the reviews, she has a track record of doing that, I would like to say that if you read her responses, it tells you everything you need to know about her. Good luck to any future residents.

Florida Federated Property management has been more then a pleasure. They're all super helpful, kind & friendly. They're genuinely eager to help to make the experience of renting a home, feel less like you're just another tenant. Even making the rent payment is seamless & easy; via the app, which we can use to get in touch with them, for any other reason too. They're anyways quick to respond if need be. Which btw, is not to say they're not also easy to reach the old fashion way too. Either way, it's been nothing but stress free, which is if course so important!
Having delt with what I can only explain as, exactly the opposite experience with our old management company, prior to my family moving, (Thank Goodness!)
I was truly worried, after what we'd been through previously with this other management company. But, after realizing what a difference, literally, our actual quality of life could & should be (Good, that is.) Be it small life day to day &/or month to month, etc. I was able to breath easy, in knowing it was definitely a totally different situation!
Guess you could say I've got pretty strong feelings on the subject...But, I now know renting, doesn't have to be a bad or negative experience. I guess the big take away is this: working w/ & renting from a good property management comp., like FL Federated, where they are continually going out of their way to improve, on all things related to where my family & I call Home, 🏡' , can really make such a difference.
We've got no complaints, Florida Federated is more then a pleasure to rent with.

Florida Federated Management has been my property manager for a rental home I've owned in the Tampa Bay area for close to 20 years! They have always been extremely professional, courteous, and efficient - from securing well-qualified tenants to accounting.
Nan is especially wonderful to work with! She is always very upbeat and responsive.
Nan recently assisted me tremendously in the design, administration, and renovation with an insurance claim I had to make due to a broken pipe in the home. She helped step me through the entire process with tenants, contractors, the insurance company, and ensuring the repair work was performed correctly and in a timely manner.
