UNBELIEVABLE!!! DO NOT RENT!!! Paid $2,000 & up every month for a studio apartment advertised as $1399. If you decide to rent with them get ready for SO MANY FEES!!! Ridiculously small apartment with incredibly cheap amenities that broke constantly. Charged us $600 move out costs in addition to taking our $250 deposit (see photos, unit left clean and in good condition).

I had the pleasure of working with Jamie yesterday! Jamie helped me with my tenants portal and was very understanding. They not only provided me with help, but was also sympathetic to my situation. In the 3 year's that I have been a tenant of Rize Management, I have found myself with people who listen. Jamie was one of those people and I wish them only the best in their new endeavors!!

Absolutely terrible rental company. Advertised studio apartment $1399 never paid less then $2,000. Cheapest amenities, they all broke/ had problems. Walls were super super thin (I’m talking like 3 CM thin) so even renter friendly hooks damaged the walls upon removal. So many fees, charged us $850 for move out costs even though the apartment was left in good, clean condition (attached photos I took before leaving). This company is a huge scam, every other month they fire someone and blame all their problems on this one employee, and then repeat the process. If you’re somehow still reading this thinking about renting with them SAVE YOURSELF do not rent with rize!!!!!

When an unexpected event with my family occurred, it required me to terminate my lease with RIZE PM early. This situation was completely foreign to me, but Jamie, the Operations Coordinator, helped me navigate the process. She was very empathetic and understanding to my situation and was clear and responsive in her communication with me throughout the process. Given the circumstances, the overall experience was very pleasant and I am truly grateful for her help.

Trust the negative reviews, not the 5 star filler written by people that haven't even moved in yet

Maintenance was incredibly slow and several issues over two years were marked as fixed when nobody ever came out.
On move out, they charged me double cleaning fees despite a non-refundable cleaning fee paid on at the start of the lease.
Do not trust these people to actually stand by their leases or their word and definitely don't rent from them if you don't live nearby. The staff expected me to "just swing by and drop off letters" mailed to the address for the owner despite the property being a 2-hour round trip from the office.

Does property management group is the biggest bunch of con artists I've ever seen In my life. I paid my rent on time every month clean. The apartment spotless and they still stole my deposit and try to charge me an extra $1000.
They don't fix anything.
And the only time you hear from them is when they want money.
If you're thinking about renting from these people RUN! I did reach out to resolve the issues. They refused to budge on anything i was charged for days i wasnt in the property. They actual had the nerve to tell me to contact thier lawyer. Please tell me what they had to clean here are the pictures.

Pros: Typically great with maintenance requests. (only reason for 2 stars)
Cons: I lived in a Rise management house for 3 and a half years. In those three years I had my water shut off 2 times from mismanagement and my power shut off once from the same issue. (city letters of non-payment on my door). All utilities are through Rize so I could not manage them myself.
Current situation: I moved out of my property in the first week of November. Since then It's been a nightmare to contact Rize (currently 7 weeks no communication). Rize decided to take my entire security deposit for damages and non-working equipment that I called out on my move in documentation stating the same issues. They claim they do not have this documentation and asked me to provide pictures and the document. I have provided the documentation and record of communication with the person who leased me the property. Still nothing. Furthermore, I know none of these “issues” have been resolved within the property, so I was charged $1000 for things that aren't even “fixed” 4 months post move. Early on in the process 3 things that I was charged for were removed because of prying into answers. (electrical bill 12 days over move out, gas bill 4 days past move out, and a toilet they claimed broken but was marked as old and they charged me by mistake).
