UPDATE: If I could give this business another negative star I would. They failed to conduct a move in inspection with tenants. I have asked for it, and they can find NO record of it. I have ZERO trust in this business as they cannot protect my investment.

I am military. I originally signed up all of my properties to be managed through Blue Mountain when it was a small company. They used to be responsive and I had the same property manager for years until she retired. A few years ago they sold their business down the river with Homeriver Group. I have a $0 maintenance policy which means property managers have to contact me for approval on ANY maintenance/repairs. They have failed more than once to do so and took the liberty to deduct the money from the rent. Furthermore, I had to TELL the property manager to go to one of my properties to issue a notice to comply. She WASN’T even tracking it was LATE and had NOT noticed any of the patterns. When she made arrangements with the tenants she did NOT document it at all, she made NO amendments to the contract. Furthermore, I have had FOUR property managers in two years. Brittany, Tiffani, Stephanie and Tess. All who have left the business. When you try to call the number takes you to an off shore central account and the operators only know to forward your requests to management (somewhere they can’t specify), or try to connect you to your PMs voicemail. These are facts.

You have kept everything running smoothly and your Staff is nothing short of outstanding. You are always conscientious of our needs. In the last 6 years, your property management company has always responded to our needs quickly and have always worked extremely well with our tenants. Not sure how Home River has a 3.4 star rating! AWFUL experience with Home River as the property owner. Blue Mountain sold their business down the river! If want to pay someone for nothing and not even the simplest thing like a return phone call then by all means give they your business! When we closed out our contract with Home River we were told we have to deal with the tenants and refunding their security deposit. Having never met them and having to inform them of damages … was very frustrating and stressful for both parties. Our tenant’s stated that they put in numerous claims with no follow through from Home River. Believing them because of our own experience …we lost money on the many repairs because we didn’t want a military family to be taken advantage of ! Home River and property manager Tess should get out of Real Estate business because it’s evident that they don’t care for the property owners that pay them or the folks looking for a home for their families! Don’t do it folks … you’ve been advised!

Just expect them to make every crazy charge imaginable to steal your security deposit from you when you move out. They charged for a refrigerator filter when that thing was old when we moved in and we actually replaced it. The carpet had holes and stains and was very dirty and should’ve been changed before WE moved in yet the landlord was cheap so it was crappy but we dealt with it. Then they charged us for the filthy carpet even though we actually steam cleaned it during our 3-year stay. Also the holes were there when we moved in. I left that place CLEANER than it was when we moved in, yet they claimed it needed a cleaning. Very unprofessional and immoral of them to treat their tenants this way. 1 star is too many. Just be ready to be ripped off if you lease through them.

Home River Group is the worst property management company I've dealt with. Having read some of the recent comments for the past few weeks, I have the same exact issues. I've tried for two weeks to get someone besides an operator. Even when I've said I'm about to fire them I still haven't received a call back. Had at least six different property managers in the last two years, and could almost never get one on phone.

If you Own a rental property stay away from Homeriver, This is the worse Property Management company I ever dealt with, I signed with Blue Mountain to manage my home and they bought that company.
Ever since is nothing but problems, and the worse is that you can't even get a hold of them.

So I see I am not the only with major concerns/issues with this company, and I have damn near the same issues as all those negative comments. They have a complete lack of customer service, I too have been thru at least 6 or so property managers in the 2 plus years I have been renting, there were a couple very good PMs mixed in that group but it is back the extremely frustrating hassle of not getting responses yet again after leaving several voicemails/texts/emails requesting callbacks about a couple issues that have been an ongoing problem to get resolved. But you will sure get hassled by automated messages if you happen to owe them money for rent/utility. I have never had this bad or frustrating of an experience with any other property mgmt companies that I have had to deal with.

Terrible experience with Home River. I learned the tenant left my property by the utility company and not home river. Over the last month, despite many messages and promesses to be called back I have not been able to talk to anybody. There is nobody in their office. It is impossible to get the keys of the property to go and check in what state the tenants left it.

Addition on 8/2/2024: I got the response from the owner, asking to call at a specific number. It is only to make believe that the problem posted by the reviewer is taken into account. The number referenced is a number I've tried to call already several times, leaving messages, to no avail. Nobody responds, nobody responds to messages. I tried again after reading the response, same result. Nobody responds to the number, the voice mail message does not even mention a name.
