After years of renting from this company, this has been the worst experience of my life. They do not fix any problems unless threatened to sue. They do not answer any questions fast at all. When we had a tree falling on thr property they had a company come, without checking our schedule, and left heaps of limbs and logs and trash in our front yard. They destroyed our yard and left an entire cut up tree in our front yard. They didn't clean up or dispose of anything. They left us without a working oven or dishwasher for three months. Absolutely terrible.

They are scam artists. As a tenant, we were in a position where we knew the owner of the home and communicated regularly. Upon move out, we were charged hundreds for cleaning (although it was discussed before renting that we would not be charged for cleaning on move out since the home wasn't professionally cleaned on move in) ONLY TO FIND OUT the owner of the home was also charged for cleaning upon our move out. Double charges, they must have forgotten the owner and us were friends. Ridiculous. Unfortunately for them, legal processes have been initiated. Stay away from this company.

This the best property management company in all of san antonio. Wendy is a pleasure to work with. She has always responded quickly to any concerns i have had. Bill is also very helpful and friendly. I will rent for PMS for many years to come. I love this company

This company is absolutely the most corrupt, criminal group I have ever seen managing properties. They took WEEKS to respond to any maintenance request, including a broken washer/dryer which made life pretty miserable for a family of 4 with two small children. Even though our lease terminated because the owner was selling the house I just received an invoice stating we owe money for rent PAST the lease expiring and we owe money for not “reporting” we were vacating even though the company was well aware 60 days prior to us moving out. They are trying to now charge us twice for a pet fee and are trying to keep our entire security deposit even though we had the house cleaned and painted before we vacated. They are charging us $550 for “blinds and light bulbs” even though we replaced every bulb in the house before we moved out in an effort to be nice to the owner who was trying to sell. Mind you I have called the office twice and have never received a phone call or email from anyone up there. They also cashed a check for rent my husband had sent in after I had paid the rent for that month online. They NEVER would have ever given us that money back except I noticed the double payment months later. Their business practices are downright criminal. I never write reviews but these people deserve to go out of business.

I was a tenant under this property management business for a little more than a year. A few months after Covid we started noticing misc charges that raised our rent by about $100 on and off for about 6 months. We had to dispute these which was very annoying.

Any time there was an issue with our bill we called but never got a call back. They don't reply to e-mails and the person you need to talk to is never in the office.

Upon moving out they robbed us of our deposit.

$275 for house keeping (The house was dirty when I moved in, but I still cleaned when I moved out)
$25 for a smoke alarm battery (never had any smoke alarm issues)
$50 for msg smoke alarm (whatever that means)
$175 for replacing the air filter ( This is upsetting because I went to HEB for a new one and replaced it the last day I was there)

This company is very dishonest, employees are rude and don't care.
Stay away from this company.

I wish I would have done research before going with this company. First off they hadn't had contact with a home owner in OVER 6 MONTHS and still took our security deposit. Then afterwards notified us of the fact. We still found a place because...didn't want to lose money right, so we used the same company just a lesser house. The company during our years in the house was unresponsive on most things. Horrible customer service either rude or just ignored flat out while on the phone or in the office. Now they are trying to charge me for rent on a property that was already sold to someone else. Again I wish I had done research this companies name used to be Delaney and its typical for bad businesses to change names and try to save face, but it seems the people haven't tried changing. Unfortunate

I am writing as an investor/homeowner who used PMSTX for management services for the period of 1/2020 to perhaps 3/2021 so it wasn't a long relationship. I really don't know why this business stays in business since their customer service for the most part has been mediocre to put it politely. I had many emails that went unanswered and required multiple follow-ups for issues that took way too long to resolve. Staff doesn't set OOO notices for their inbox so you don't know if they might not be in or whatever and when you can expect a response. It is a game of chasing for answers and babysitting a PM company to make sure things get done for your property and tenants.

When I have more time, I intend to return to write a more thorough review with screenshots attached, but in short I do not recommend this business at least not from the investor's perspective.

If I could give zero stars I would. This is the worst property management company out there. Never respond to emails (except Erma), never return phone calls. As a service member who does not live in state you trust your management company to take care of your property. I had a tenant who did not pay and they took forever to evict. They took majority of the tenants deposit saying THEY were entitled to late fees since the tenant didn’t pay meanwhile I hadn’t received a rent payment for 2 months. Stay far far far away from these crooks.
