We rented the property at 1056 S 1000 E and unfortunately had a very disappointing experience with Acadia Property Management. Our basement flooded due to an external issue caused by the city, but Acadia’s response was extremely slow and unhelpful. It took them several days to even acknowledge the situation, adding unnecessary stress to an already difficult situation. They do not take phone calls and only communicate through email and text, making it even harder to address such an urgent issue.

When the restoration team finally arrived, the process dragged on. It took *two weeks* for them to even begin repairing the drywall, and only one person worked on the basement renovation, stretching the project out to a staggering *two months*. During this time, the basement was completely unusable, yet we were still charged full rent.

To make matters worse, upon moving out, we did not receive our security deposit back. Acadia provided no explanation for withholding it, despite us leaving the apartment in better condition than when we moved in. When we arrived, the unit was poorly cleaned, full of pet hair from the previous tenants, and even had a dead mouse under the fridge.

If you are considering renting with Acadia, be aware of their poor communication, slow response times, and lack of transparency with deposits. Our experience with them was frustrating and disappointing, and I would strongly recommend looking elsewhere.

My wife and I moved to Provo in 2021 and moved into the Moonriver apartment’s that is managed by Acadia.

When we first moved in, the space had been completely redone. For a 900sq ft apartment the space has been used excellently! The living room is cozy and comfortable with lots of natural lighting! The kitchen had brand new appliances and soft close cabinets which are perfect for an apartment! We never hear neighbors slamming their cabinets closed! The bedrooms are the same size so hosting guests is always comfy and has left our friends and family feeling like they had privacy and room to move around! The bedrooms have plenty of outlets and loads of natural lighting. The closet space was plenty for my wife and I. Again, for an 900sq ft apartment the bedrooms genuinely feel big. We added an addition to our family, our son. We had his crib, plus a king sized bed, plus a 90 pound dog and still didn’t feel cramped! The bathrooms are nice and have a double vanity with the toilet and shower separated by a door.

There is a dog run for your dogs and they offer dog waste bags and a convenient trash can inside the dog run.

There is a basketball court in the back as well!

There are grills and a gazebo for warm weather enjoyment! Near the gazebo there are also corn hole boards to play corn hole.

The “Provo river walk” is right across the street and has a 3 mile long walking trail that start at the River woods all the way to Provo bay! You get to see SO much of Provo talking this walk!

Anytime we experienced any issue we submitted a detailed work order and our problems were quickly addressed and resolved in a timely manner!

My wife I have always felt taken care of by the folks at Acadia and we have actually made good connections with a few of them! If you have the privilege of working with Elicea and Jordan Christensen at Acadia know you’re in great hands. We are sad to move out of this apartment but we know it’s time.

She is professional, experienced, confident, and just all around an amazing person to work with. Her team is well-organized and efficient. We are forever grateful for Acadia Property Management and will come back for many years to come!

We have rented a townhome managed by Acadia for 3 years. They were great to work with. We paid our bill on time and they fixed issues promptly. Elicea is awesome. She responds quickly to my emails. We had a wonderful 3 years here. As landlords go, they were great. They left us alone unless we needed something. I would rent from them again anytime.

They went above and beyond with helping us find our home, they are real people who genuinely seem to care. Our unit gives me the impression that the previous tenants didn't look after it's maintenance. It's beautiful and clean but some of the appliances have shown beyond normal wear and tear and have needed repairs, they have always been responsive and gotten the issues fixed. My ONLY complaint is that they tend to take a couple days to respond to emails.

I am extremely disappointed and frustrated with the treatment and unprofessionalism I have experienced from the property management at Acadia. I recently received a renewal letter for my lease and was shocked to see multiple mistakes regarding the new rent amount. Not only did this leave me confused, but it also made me question the competence of the management team.

To make matters worse, I was informed that my rent would be increasing by an additional $200, along with unnecessary fees such as $150 if I chose to go on a month-to-month lease or sign a 6-month lease or less. There was also a 'Residential Benefit Package' fee of $100. This is unacceptable and feels like a complete money grab on the management's part.

When I reached out to Elicea to clarify the new rent amount before making a decision on renewing, she not only tried to override my current signed lease with extra fees, but she also hung up on me when I was simply explaining my lease terms. This was completely unprofessional and uncalled for.

I then spoke to the owner of Acadia, Amy, expressing my frustration with my experience. Instead of addressing my concerns, she stated that she would switch me to a different manager because I apparently 'get on Elicea's nerves.' This is completely unacceptable and shows a lack of professionalism and respect towards tenants. Amy then tried to gaslight me and suggested that we should part ways. This type of behavior is not acceptable, and it is clear that this company does not value their tenants.

Additionally, I was asked to vacate my unit for a walk-through inspection, which is a standard procedure. However, I was shocked to see that one of the leasing agents Shauntee, brought her baby along and proceeded to video record everything in my unit and take pictures. This is a violation of my privacy and made me extremely uncomfortable.

Overall, my experience with Acadia Property Management has been extremely disappointing and unprofessional. I would not recommend this company to anyone looking for a reliable and respectful property management team. It is clear that they prioritize their own profits over the well-being and satisfaction of their tenants.

The Apartment looks great! Days After I moved in, there was a lot of things that needed maintenance. Garbage disposal, which we had to fix ourselves, the stove top burners are all screwed up, water heater makes alot of noisees, lights flickering which means that something electrical is not working properly.
