I've been hesitant to leave a review because I wanted to give them a fair chance, and after multiple encounters (at least 5) I feel exactly the same as the other tenants that have left 1 star reviews, because simply it is the truth.

This company is very unprofessional and has left me hounding to get the service that should have already been taken care of prior to move in. Because it is also true that after 30 days, the tenant is responsible for any issue. That's insane!

I recently moved in to a property that was extremely unsanitary and completely out of the range of livable conditions. And that is after they had assured me that this was a "move-in ready property", apparently just like all other other properties they manage.

I had multiple issues from plumbing, dirt and grime, to light fixtures broken or out, to a garage that was filthy, etc... which took weeks to resolve after calling multiple times a day to Ameropan, and calling the service providers back and forth to make sure they were slowly moving towards completion.

After reaching out via Email to Ameropan and providing photos to plead my case and ask for a refund of the cleaning deposit, they simply didn't respond. After speaking with Ms. Vicki the leasing agent (after the other office employees kept giving me the run around) on this matter, she informed me that she does the processing and it will take some time. I called back a week after and Ms. Vicki informed me differently telling me that the cleaning deposit was NEVER refundable, however because of the issues she has made it REFUNDABLE after I move out. After checking my lease and reading it carefully, I see that the cleaning deposit was INDEED REFUNDABLE already and Ms. Vicki tried pulling a trick as to not give me the refund up front and tried explaining to me that you pay a cleaning deposit for when you move out... Idk where they got this idea but if it is paid when moving out from prior tentant, why didn't I receive the property in a livable and sanitary condition. Of course there was resistance and she still did not honor what she told me originally.

this was my first place ever, so i was in a rush to get in to my apartment. from day one, i have been dealing with major issues. from a/c problems, to leaks, mold. when i moved in the assured me it was move in ready but when i moved in i did nothing but clean for a week before moving anything in bc it was DISGUSTING. my ac went out and no one came nor answered my calls or maintenance request for three days. the walls are chipped and stained yellow due to the previous owner and when asked if they could help fix it, they told me it was cosmetic. which basically means NO. LMAOOOO. very unprofessional, very rude. the woman who answers the phone has no type of empathy for problems that are going on. every other day something is broken, hanging off by a limb or flooding. 😊😊😊 i suggest finding another realty group, if you were suggesting this one, turn around, and run.

Don’t rent from this company from day 1 they have been the worst company we rented from. First we payed all deposits and fees and the day we were suppose to move in the house got broken into and damaged had taken place but we were not allowed to see until we agreed to take it as is at this time no other rentals were available. So after taken possession we had the floors and carpet cleaned professionally. We had maintenance issues but this company tells you to call their maintenance ppl and set up an appointment. We ran into a difficult money situation and I called and scheduled a payment but they still charged me for a 7 day notice on the same day the payment is coming out. I’m not trying to get out of my lease and paying for late fees but our lease does expire next month and we will be leaving thank goodness. I even gave them notice the first of Jan that we will be leaving March 31 I always like giveing enough notice but instead they send it back saying they won’t accept it till March. I know we will probably have to fight to get our cleaning deposit back because the walls were marked up before we moved in but that’s om we have pics and videos. Just beware they don’t care about the property, home owners or tenants.

Rented a condo/apartment with this company. When I first got into the apartment I notice a roach, the said they would spray but the roaches never went away. Also if something breaks under $100 you have to pay for it. Nothing worked in my unit. I had to replace the garage disposal even thought it was broken before I moved in. The dishwasher also didn't work. I replaced that, but didn't get credit for it. Also the fridge leaked water on the inside, it would ruin my food. The dryer would eat my clothes. The water heater would only heat enough water to take a 5 min shower. Nothing worked and nothing was fixed that I complained about except the Ac. I also had a bum living in my trash area and he would dumpster dive and crush cans at 5 am. Worst living situation ever. Nebula Dr.

Ameropan had a nice house in henderson that we rented. initial process was easy. house was very well maintained and clean at move in. monthly rent payment is on an easy to use website portal that never failed us.
the real issues came when we wanted to move out sooner. ameropan staff and oliver are polite but followup and communication is seriously lacking. never returned phone calls and had to push hard to get our monies back once we moved out. I don't think they intentionally tried to keep any monies, they are just plain lazy, unorganized and inefficient. we reported a garage door opener that broke and never did get a followup.

best advice: our experience with the house and rent payment was smooth but make sure and document EVERYTHING at move in and do not let up when requesting your monies at move out.

I would rent from them again but would get more in writing and I would know there's a lot of followup at move out to get refund.
