I've been living here for 2 years & I'm going to move due to the fact that my neighbor in my building broke my door an entered my home an management does not want to do anything about it. They basically have "favorites" mostly the people that work for the office. I wouldn't recommend anyone to live in these complex

If I could give zero stars, I would. My roommates and I lost our heat in December 2022 and it was not “fixed” until the end of March 2023. In actuality, it is still not working, despite them ignoring our emails and closing our work orders. In other words, for the entire winter season there was no heat whatsoever, which is required by NYC and NYS law. My roommates and I had to chase them down with emails and phone calls almost daily because they would simply not answer our inquiries. Throughout all of this, we were expected to pay $3,000 in rent EACH MONTH, again, despite the fact that they were renting an illegally unheated apartment. NYC tenants rights dictate that we are entitled to a refund for each month they were in violation of the law. This literally never happened. Artex offered us $200 each total for these issues, which is less than 10% of one months rent, and 0.02% of what we paid while living heatless. As evidenced by the photos, at points our apartment was below freezing temperatures. They were well aware of this as they consciously chose to not send repairpeople to fix the issue. As of the writing of this review, in July 2023, Artex Management has been ignoring our maintenance requests as well as HPD’s citations for over a month. By that I mean, 0 communication whatsoever, except to complain that we have not paid our rent. DO NOT USE THEM IF YOU CAN HELP IT! They are nothing but money-hungry, tenant-abusing monsters.

A tenant who’s mentally ill in January FLOODED 3 apartments and the property management told the maintenance guy Izzy to mind his business when he attempted to help a specific tenant because WE had a 3 month old at the time who’s health could have been compromised. Izzy I respect you and your empathy and feel you should leave this trash apt company and go somewhere else your heart is gold and your bosses suck. Ricky stop harassing people for rent it’s Subsidized housing meaning HRA pays stop harassing tenants to pay out of pocket or I’ll report your company for harassment. The tenant caused extreme damages in January and now in OCTOBER barely anything has been fixed. Y’all are a terrible property management and your company owner should watch out before somebody sweeps his empire from his feet for knowledgeably leaving tenants apts mostly inhabitable and then telling the employees trying to help like Izzy to “mind their business” Artex sucks. They didn’t even build the apts right. There’s gapping between the floor and baseboards. A large space between the apt door and floor so big that I personally watched a mouse just run in from the gap etc. They did a PISS POOR JOB of building these apts and expect $2100 for SMALL studio apartment. Well good luck now because I’ve personally had enough of watching my friends who live in your building complaining about how trashy of a job you did getting this place built considering you’re making so much off them you could’ve did better in fixing the apts and how rude and lackluster your service is when your tenants requests for things that they are allowed to ask for. If the tenant is not at fault for the damages done to the apt it’s the property management’s RESPONSIBILITY to repair and replace any And all damages or items. The more you mess up the more I report to the department of health and hygiene HRA and more. Keep being a snobby exactly what you are. Iykyk and see how it works out for yall now. Last photo is the gap between the door and floor for the specific apt im personally talking about but all of them have this same problem. Artex you’re gonna pay for the months you ignored the issues but expect payment for living in a less than perfect apt.

Would give no stars if I could. Terrible management company and just want to warn other potential renters. The rep we worked with Annie would talk in circles and never give a clear answer. She would give different information to my roommates then me etc. There was no building upkeep either. They tried to change the lease terms and rent rate after we already agreed to set terms for the lease. We inquired about subletting and were told by Annie "they do not allow subletting." Then we were told by one of tenants in the building they also owned directly behind ours, that she was subletting and the property management were aware of this. Also, they knew the apartment we lived in had electrical issues and they didn't make us aware. It was not until the electrician came once we didn't have heat in one of the rooms that the electrician told us that the wires in the apartment were crossed and the property management knew and chose to not fix it. Then, was charged more money upon move out claiming "alot of items" were left in the apartment which was not accurate. They lack transparency as a company and would not recommend them, they only care about money not their tenants.

Annie and her team are the worst ever. This was my worst living experience in the United States. I felt unsafe and they withheld money for almost a month after I moved out. They also attempted to raise our rent by $1000 dollars, But when they were showing the apartment they were telling the potential tenants a waaay lower price. Very dirty business.

The reviews with 5 stars are all fake so, accept a lease with this company at your most severest RISK. This is but one of several fraudulent "beard" companies the property owner Joel Redek, owns. Every year, the "management" your building is under will change. I've had my place 3 years, we're about to get a new building management company who will be just as fraudulent, lying and irresponsible as Artex has been. Artex does not fumigate the building without severely having to sit on their necks- turnaround time on your first fumigation [even after repeated calls & letters] is about one and a half to two years. (I am not kidding, I have 2 years worth of back-and-forth stories from them before I finally got mine this May 2023.) They hire casual labor so the 'repair' will need to be done about 3 times (if you get one).

You will never get repairs unless you are willing to live without heat, air and hot water for very long periods of time, and please be aware that heat is NOT provided for in the lease like most NY buildings. No matter where you rent with this Joel/ ARTEX you're going to foot that bill yourself. They will throttle the water pressure so you can truly experience the 14th century hermit lifestyle, then will pretend to never see your emails requesting repairs. And did you read what I said about housing court? Make sure you have stamina, because Housing Court is the ONLY WAY you will ever see repairs. 311 wont help, DHCR wont help, HPD and DOB wont help- you will freeze your way through winter unless you're willing to waste months in the choked up NYC Housing court system, and then guess what? Even when you win (!) Joel & his company (which he owns by the way) will keep money in their pockets by dragging feet on the *court-ordered repairs.* Prepare for hidden flaws in your building that will cost you thousands as you wonder why your bills are preternaturally high, it's due to building defects that wont be disclosed at the time of rental. If you as a busy New Yorker are ready to be lied to constantly, gaslit by RACHEL FRIED (their star liar, gaslighter & troll), have your calls ignored, be ignored OR disrespected when you call in, threatened with eviction even if your place is rent-controlled, and also never see a lick of fumigation even if you live there for 3 yrs, well. Then I cannot recommend Artex Management enough! The 5 stars they offer is five-stars at tearing your hair out right after you sign that lease. And don't ask why I don't move. I said "rent controlled."

P.S. The 5 star reviews are provided by Artex STAFF at the various management companies the property owner owns. Read through the frustrated, rage-bunny reviews, those are all from real people telling the truth. Don't believe me? Look through until you see one from SCHLOIMY JAROSLAWICZ- That guy is literally the no-good property manager for the building I live in. 😂 Every last one of the "5-star" reviews, check the first and last names- they all work for the various companies Joel owns. DO NOT USE THIS COMPANY. when i submitted my application for an apartment with this company i looked them up and read all these bad reviews and thought people just had bad one off experiences. This is not the case. During the process the women I worked with, Annie, was vague, hard to reach, and would often withhold information. Multiple times she gave me wrong info and due to her mistakes she made me fill out and pay for multiple applications. Every time I thought I was almost done with the process she would surprise me with new paper work to be filled out. I asked her to walk me through the entire process from beginning to end so I could understand what was going on and so I could get what I needed for the next steps and she refused to tell me if I was anywhere close to being done. Keep in mind this is after my application had been accepted. When I finally was able to sign the lease she sent me just the page you sign and never sent me the actual lease. I had to ask her to actually send me the lease. This is a real company, but it shouldn't be. They're incompetent and horrible to work with. At one point Annie even told me that it was my fault that things were moving so slowly when I was calling and emailing her daily to get everything done for the move in date which she failed to do. Do not work with this company. It is not worth it.
