Worst idea ever. They don’t have any respect towards your privacy. They are suppose to give you reasonable notice for inspections and found out they were inside my house with out notification and on the third day of me living there. They violate your right to have privacy within your home.

DO NOT DO IT!One of my biggest mistakes was moving into Branson Property Management Properties. At first they were really good about fixing things and then I just kind of slowly stopped. In my lease it states that my house would be up to code my house has not been up to code for quite some time and they didn't want to fix it so I called the health department on them and their response was to kick me out. Even though I have paid my rent every month on time before it was due never missed a month of rent and then waited until they had no more time and then tried to come fix the things that were wrong and then even went as far as charging me $50 because the maintenance man told me a different time than what he actually showed up run run as far as you can you do not want any parts of living in their properties.

One of the worst mistakes I made was ignoring the negative reviews before I moved in. When I 1st moved in, the stove was not working and the stove door handle fell off when I tried opening it. The front door handle was so janky I went to open the door and the entire handle came off. The maintenance man told me himself that he put cheap locks on both doors and pointed out doors installed upside down and laughed like oh well…. My pipes are frozen due to weather and toilet is not working and they told me it’s not an emergency! please believe the negative comments they truly live up to them!!! Do not give them your money!

The negative reviews you see are 100% accurate. The property I’m renting was bought out by Branson property in the middle of my lease. No notice was given,I went to pay my rent one month and they told me the property was now owned by Branson. I currently pay $1200 a month and of course they are planning on going up on the rent which I won’t be sticking around for so doesn’t to much concern me. What does concern me is that i was late this month on rent due to transitioning jobs. Branson put an eviction notice on my door and gave me 3 days to pay which also wasn’t too much of a concern as I planned to pay them next week in full with late fees. Mind you I’m never late on my rent so the fact they jumped straight to the eviction process was a little surprising but business is business so I didn’t take it personally. However when I got a call from Branson saying that I would need to pay a $400 reinstatement fee on top of the remaining rent to keep my place is where I lost it. THIS COMPANY IS A SCAM. Going to be handling this in court

DO NOT under any circumstances choose to lease with these people! They ate crooks and out for your money!! The staff is extremely unprofessional, extremely rude, and they are only out to get your money! One time they told us they would do an inspection, then they didn't show up until 2 days later without notice and walked in the front door looked around and said everything looked good and left. 2 of my roommates left leaving me and the other to pay double what we were originally paying, we couldn't afford that so we gave them our 30 days notice, they never responded to that or gave us any sort of confirmation. Then on top of that after we left they are trying to bill me and my roommate 6560 dollars. 570 was for cleaning, not sure what they cleaned since we shampooed, vacuumed and made sure the whole house spotless and also 540 paint We didn't cause any damage to the house the 6 months we were there and they also charged us 250 for damages. Then another 5000 dollars or so for the rest of the rent even though the whole reason we left was because we couldn't afford said rent for the rest of the lease. And lastly they also charged us 1300 dollars for a re-leasing fee? Which im pretty sure is their job to re-lease. I do not ever recommend doing business with these theives.

Terrible! I requested to have the landing outside my back door looked at for its integrity and stability. The next thing I was told was, that they're going to just close the door off instead of repair the landing and steps outside making this apartment a one door entrance and exit. I'm concerned about a fire exit! 0 I had a whole list of things for them to work on and all they did was close that door off and leave. And they didn't bother cleaning up afterwards, this house is and was filthy when I moved in already. I'm disgusted with this place and I still have 10 more months!

Save your money and time and rent through someone else. To start out we moved into a house that they manage and the house was very dirty. We paid to have it professionally cleaned before even moving in even having the carpets clean. Once we moved in we realized more and more was wrong with the house and getting them to fix anything for things to work was like pulling teeth. The house had the previous occupants smoke residue all over the walls.( they were never repainted but they will charge you to repaint them when you move out) Secondly, there was leaks all over the house. Visible water spots, paint and ceilings cracking all over the place. Leaking pipes. Broken window in the basement that we sealed up because it was freezing and the heater was running nonstop. Lights that didn’t work in the house. The whole 9. My kids were both sick the entire time we lived in this house ( more than likely due to a mold issue from all of the leaking). It took them on average 1.5- 2 months at a time to fix anything through a maintenance request. And then kept our entire deposit besides 27 dollars of it and will not respond to emails or text. Talking to people around us the 3 previous occupants had moved out of this rental for the same reasons and nothing has changed. RENT THROUGH SOMEONE ELSE.
