I cannot recommend this company enough! Debbie and Lachelle were the best rental company we have ever rented from. I only wish they were national. If you need to rent in Wichita, go here first. They will treat you fairly and take care of whatever maintenance needs you have, even on weekends and holidays!

They are absolutely amazing to work with, and very quick to handle problems we have! Our heater started having issues so I submitted a maintenance request. Within an hour I had a tech calling me to see if I was home for them to come out! I hadn’t expected any response until the next day, so it definitely reinforced how much I appreciate all that they do!

I’m extremely happy with the level of professionalism of both Debbie and Lashelle. I’ve been using C.O.A for the last seven years and they’ve been managing my two properties with great results. The tenants are always well-taken care of and any issues that arise are dealt with promptly. Debbie has been great in communicating with me by emails, texts, and phone calls. It’s so wonderful that there is actually a company that cares, and will phone you back whenever there is a concern. COA is amazing! Debbie is super sweet and very attentive when things need to get done. Anytime we need anything there is always someone coming the latest the next day to make sure our problem is taken care of and Debbie calls to make sure everything went smoothly. This property management is truly great and very family oriented I feel. They don’t make you feel uncomfortable and they are super easy to talk to! Their name is very fitting because they are caring and compassionate. Would recommend times a thousand!

For about three months, I have been renting a residence they handle property management. Debbie is super sweet and kind, fun and energetic. For the first couple months of living here I was calling everyday for them to fix something. And the thing is everything was fixed either that day or the following day. They're super prompt and professional. We love our home and when I think about how grateful I am for this lovely place and a good company to work with.

COA has been the best agency we’ve ever worked with as our/on behalf of the landlords. Each person in the office has been attentive to our families needs, great with clear communication & service. I appreciated that they explained every bit of the process from applying, house showing, rental agreements, maintenance requests, transparency with any issues or concerns, maintained a respectful timeframe & flexibility when needing to enter the home. The maintenace team was great handling any problem very promptly and kindly. Whenever we've had any issues they've been more than willing to discuss them and find a solution for us and the home, which is rare in landlords. They have been very professional but yet made it personable, understanding & comforting when needing to contact them for any reason. If they didn’t answer, they definitely called back in a timely manner after leaving a voicemail. It’s with sadness that my family has to relocate and leave this home. I would recommend allowing them to help you! They are a trustworthy business!

The owner Debbie is a hands on, experienced professional great with both owners and tenants. My wife and I just acquired a new rental property on Menlo that needed some TLC, thank goodness we had Debbie to help us. It helps that she personally knows construction, electrical, door keys, so gets what needs to be done. She has a wide range of great subcontractors to get it done right the first time and were fast. She also knows the rental market and what a fair monthly rental amount should be based on schools, location, size, etc. We've worked with 4 other property managers in other cities, I will tell you that Debbie is far and above the best we have ever met.
