Carlos Ramirez. the property manager managing my two rental properties in Vegas, IS TOTALLY FANTASTIC! Carlos is knowledgeable, proactive, responsive, quick on taking actions and following-up! And I am not exaggerating at all. He is by far the best property manager that I have ever worked with.

Many times, I asked him for permission to write to City Villa's management to express my appreciation for his excellent customer service but he kept saying 'no'. He humbly said that he was only doing his job. Well, I cannot take his 'no' for an answer anymore. So I am writing this review.

My husband retired from the military, and I have rented for 27 years as he served. I have taken classes given by the Armed Forces about leases and how to protect yourself from landlords. One thing they pound into your head is NEVER rent from a management company if you have a family. I have practiced this for 27 years.

City Villa has tried several times to take over my lease. It states on my lease, which they prepared for the landlord, that all changes must be in writing and agreed to by BOTH PARTIES. I never agreed to this criminal enterprise to manage my lease. I saw a JAG officer (military attorney) on base at Nellis AFB. Not only can I sue my landlord, but I can sue City Villa (Sherman Liu) and the agent in Nevada.

I have six lawsuits against the landlord, Daniel Vivar ($58,677.00) lol; he's so uneducated; he listens to these fools. I have two lawsuits against Sherman Liu-owner ($19,688.00), and four against the agent, Carlos Ramirez ($29,455.70), in Clark County Small-Claims court.

If you were subject to a lease takeover by this company, please get in touch with me. I have an attorney who will file a class action lawsuit against them. I have three ex-tenants right now.

You must agree to a management company to take over your lease from the landlord in Nevada; that's the law. If you did not arrange for this company to take over your lease from your landlord, PLEASE CALL ME; YOU ARE ENTITLED MONEY. $107,820.00 is in small claims court, and I'll put liens on their homes. Class action - millions!

This company was amazing from the start. My son and I rented a beautiful home but it was super dirty when we moved in so I had to get it cleaned and things needed to be fixed replaced but what rental is perfect? So they came when time permitted since they have a lot of rentals which is good fixed what ever the owner of the home wanted to get done and the rest just grew on us. The receptionist is on top of everything makes you feel very comfortable and the owner went over and beyond for me and my child we will be forever appreciative to this understanding company. I would recommend anyone to go here.

Nancy was unprofessional and unresponsive. I applied for rental with completed application, excellent credit and ability to more than afford rental property. Had to chase Nancy and she gave some lame excuse that one of the owners was out of the country. Like she had no ability to communicate. Finally got back to say they weren’t moving forward with my application. NO REASON GIVEN!! RUN AWAY FROM THIS COMPANY!! They just take your fees. TOTALLY UNPROFESSIONAL

We have been renting for a year with this management company and just extended the lease another year. The payment portal is very easy to use and our requests for maintenence are always handled within days, sometimes within hours. While I wish they would consider handling yard maintenence and pest control as most other rentals do, we are overall pleased with our experience and would recommend this company for renting/ buying purposes !

If your parent passes away and you're honest about it to them, then these people will punish you after taking your money, file an eviction against you, and then demand backpay as if you're a tenant without treating you as having the rights of one.
God awful company!!! Steer clear of them if you don't want a bad experience!

This company is a sham! Their employees use their rentals to steal from young women. Stay clear of this company! A young man stole from my niece and he had keys to one of their properties.
