Will be sharing full experience upon move out. To start, here are some photos of the properties condition upon move in. When I brought this to the attention of the team at Davidson, they doubled down having Trent Hill, the President of Davidson himself, state that they had a cleaning crew at the property before my move in and that they (Davidson) inspected the property. I’m positive they charged the previous tenant a cleaning fee. The pictures tell the story. Mouse droppings lined the entire garage in piles. There was urine caked on the toilet and floor, dirty appliances, baseboards, blinds and walls. Cigarette butts everywhere. Trash and broken glass out back. There was dog feces all over the backyard yet the property was listed as pet free. The vents were filled with dirt, rocks, dog food, candy, trash etc. The carpets were so bad they had to be ripped out and replaced as they were unsanitary and uninhabitable (should have been done prior to my move in) and the entire floor needed to have kills laid due to how bad it was. Again, it was Davidsons call after their “inspection” and neglect to keep the carpet and not replace prior to my move in. The master bath toilet was backing up and when flushed would make a loud horn sound throughout the pipes. Guess that also passed Trent Hill’s (President of Davidson) inspection he insisted they had. Our freezer went out and it was not replaced for 51 days. I paid rent early and in full throughout. I have 400 photos and videos to show the neglect of this property. The roof dryer vent was so caked with debris that a house fire was inevitable. Had we not went up on the roof and just trusted that Davidson did their due diligence we could have lost our lives or belongings in a house fire. They did get it cleaned after I mentioned it was a fire hazard. However, it should have been done prior to my move in, years prior. The planet duct employee said the air flow was at a 2 (anything below a 4 is dangerous) after cleaning he got it to a 7. However, due to the negligence and excessive buildup, the flap isn’t fully functional. That part was never fixed. The list goes on. So many more issues. It’s all money in, no money out when it comes to Davidson. Absolutely nothing has been done to this property in years and it shows. The greed shines bright. The neighbors next door moved out on June 1st (also a Davidson property) and Davidson left that trash on the curb (see photo below) for over a month in the heat advisories until I complained. Even after coming to the property to put their for rent sign out. You can only imagine what that smelt like. Zero class, morals or standards. Will update review as we go.

We have had nothing but a positive and professional experience with Davidson Property Management. In the 15 months that we have lived in our rental we haven't had any maintenance emergencies. They sent filters every couple of months and sent out a tech to do the yearly check up of the furnace and water heaters etc. Anytime we had questions about anything Trent always got back to us in a timely manner. Highly recommend if you are choosing for your own rental property, or if you are renting one of theirs.

Absolutely terrible company to rent through. The whole experience was awful. Extremely unprofessional property managers and front desk alike. They take extremely poor care of the units— I feel bad for the homeowners. Avoid at all costs, you are better off renting through or listing your property through a company that does half a better job than this place. Read the reviews and avoid the trouble they’ll put tenants and homeowners through.

Trent and the staff at Davidson properties are amazing. I am grateful that we trust our properties with them. There are not many property managers around that take good care of your properties and protect the owners interest like they do - And yet find an incredible balance to meet the needs of the renters! Bottom line, those that take care of the properties they rent as if they owned the place and kept it in very good condition would never ever have a problem with this place. We have greatly appreciated everything that they have done!

DO NOT get a rental with this misleading company. They will only base your application off of income. Regardless if you have excellent credit and proof of funds, VA disability income etc. Their application states that proof of funds is suffice. WRONG!!!

And they don't even call you to inform you. I had to call and speak to Shawna and she claims another tenant submitted an application with better income. I said what about your website where it clearly states proof of funds? She couldn't answer the question. I hope these sellers know how this company gets tenants for their income properties. Shawna said they don't inform people of their decision until another tenant (better than you) has signed the lease that you wanted to sign. SO STUPID and horrible customer service.

I will never waste another application fee for any property listed with this company.

Our Family's first experience with this company was one star. Initially issues were being ignored, contrary to building code and legal compliance requirements and the time limits to address and resolve were outside the legal limits. After citing laws and regulations and expressing our concerns, the VP/Senior Manager got personally involved and things are starting to get better--but it shouldn't take that much effort to receive the basic legal requirements of a rental unit. Rating updated since issues now being slowly addressed, and customer service improving. Will update star rating as things improve.

Not surprised with the terrible reviews for Davidson. The people in the office are very rude. They speak to you in a manner in which they think they know everything and you know nothing. The security deposit “carpet and cleaning fees” is a bunch of bull when you move out and leave the place spotless. Beware renters.

Go up
