Okay with most things to do with garbage and general repair, but don't have any emergencies and expect help.

We had to hire a professional painting company to fix the two untrained Hispanic brothers attempt at painting our condo. They left paint on everything, didn't paint evenly, and didn't repair holes in the wall before painting. Think of "typical landlord special" type memes. It was a great personal expense to fix. We still paid dellavalle a portion of the expense on top of the repaint.

Now we have a raccoon that got into a soffit hole we requested to have fixed at least twice before. They are sending people to fix the hole today and I guess they're just going to wall him up there.

They also will not provide records of service if asked. If you had something fixed and need a document stating that, they will not give it to you stating multiple reasons. "The person no longer works here, the city might have that document, we just can't find it, etc"

Sometimes the service is wonderful for drywall or caulking or garbage service inquiries or any number of small things, but when it really counts Dellavalle will not be accountable, which is very frustrating for everyone involved.

They contract with a towing company to exploit residents living in the community. Recently they allowed the towing company to tow residents with expired plates EVEN if the plates have been renewed but the new tags have not been displayed. They don’t inform residents of these changes and it’s hard to communicate with “the board”. Greedy management company
Note: the board is hard to get ahold of and changes the monthly meetings at the last minute with no notice

Would be great if your crews would quit parking in front of mailboxes strictly as convenience for yourself. It’s not my problem the job site doesn’t have necessary parking for you, but it is your problem preventing the delivery of my mail.

Had this company as an HOA provider too. Typical crook behavior. Raise rates annually while cutting but on services.

I own a condo property that was managed by DellaValle for several years. For the first several years, I had no issues with them or really any reason to reach out. Last Fall, there was a leak in the unit above mine that came into my unit that created some minor damage. DellaValle gave me the run around about repairing it saying that we were responsible to contact the other owner to repair it on our own, then saying no, they were going to repair it themselves. I went back and forth with them for several weeks about scheduling the repairs that they claimed they were doing. After a month of back and forth phone calls, I was told no, they were not actually going to repair it I was responsible for contacting the other tenant to pay for repairs and do them on our own. Which would have been fine if we were told that from the beginning instead of giving me the run around which led to me stringing on my tenants.

The reason I'm writing this review though, is that I just found out that DellaValle conducted an assessment to our HOA and did not send me any of the communication or billing info. I'm assuming they sent to my old address at the condo, which I had moved out of and sent them my new contact info (I had to because I also had to share with them my tenant's info.) Regardless, I went months not paying this HOA assessment which incurred late fees and lawyer fees. They never called to ask me about payment, and even the entire time we were going back and forth about the repairs, never mentioned that they had not received my assessment payment. We were switching to a new HOA company in the new year, so I even confirmed with DelleValle that they had my correct contact info in one of these many phone calls. I did not find out about the overdue assessment until the new company took over.

I have owned a property managed by Della Valle for 8 years and have consistently had issues with Della Valle.
My roof leaked and I paid for repairs to my ceiling multiple times before they addressed the roof.
I paid for a new front door 2 years ago and the paint on it is already chipping badly enough that it needs to be painted again. They said they only warrant paint for a year. Even though my building is supposed to be painted 'within the next month' they said I will be charged supplies and labor to have it done sooner since I am trying to sell my property. That is absurd and poor business management.
They do not return phone calls and I always have to call to follow up with maintenance requests.
For the amount in HoA fees that is charged, better quality and customer service should be provided.

I am a past tenant of 176 Market St., Apt 103 (managed by DMI) of about 3 years and want to note that my move-in experience was great! Communication was quick and clear, building maintenance was pretty good and costs were reasonable and consistent. From there on things just went downhill. Especially in terms of management.

Lease renewals weren't communicated well and at times, I was keeping management in track with what paperwork was on file and what needed to be updated. Steep, and consistent rent increases (up to $90 at one point) were seemingly arbitrary after management tried to justify the increases by stating that there were plans to make "renovations to the common areas." These "renovations" included painting the basement floors, sweeping the hallways, replacing broken light bulbs, and repairing the broken laundry machines. The other tenants in the building and myself started a Facebook group to try to gain an understanding of why costs were going up and why it felt like we were getting ripped off. A regular topic of conversation was "what is management doing now...?"

Moving out was a bad experience. DMI was going to withhold my entire security deposit of $790 if I hadn't questioned them. In the end, they agreed to provide half the security deposit (half of $790) and I never received a list breaking down the cost of damages to the apartment.
