The staff has been pretty friendly And they have cut us deals on the rent before when we have made renovation to the property.
They have little to no leniency on any rental violations. We have been good tenants but were almost evicted because they did a random drive by in the spring and my husband was doing some maintenance to his vehicle in the driveway. Which I guess is against the rules. guess I should have paid better attention to the details in the agreement. They gave us 24 hrs to rap it up or we would be evicted for violating the agreement.
The dish washer in my residence has been malfunctioning for the better part of the year. They sent a repair man with little to no budget to repair it. Multiple times.
I now just hand wash all my dishes and use the dish washer as a drying rack because I'm tired of dealing with it.
I have how ever had issues with the water heater before in the past and they were prompt to replace that unit. We have lived here 7 years and over all had a decent experience. There are just some improvements that could be address.

Be prepared to get gauged when it’s time to get your deposit back. My partner just moved from a property here and left the property better then he found it. When he rented it a year ago the house and carpet were dirty. He had to deep clean the house before he could even move in. We just received the deposit check and an invoice for all of the deductions. They took over $800 for cleaning that in my experience has always been the owners responsibility. Just be prepared not to get your deposit back.

The worst landlord I have ever encountered. The house was dirty and many things broken when I arrived, and they refused to do repairs and clean. Even worse, they used my bank account to pay the former tenants water and sewer bill and refuse to pay me back! Absolutely criminal and the most unprofessional Management company I have encountered. Do not rent a house they manage!

after reading hundreds of these horrible reviews, im so glad that they denied me a rental. mind you i applied 2 months ago, had to change my app to 5 different homes, then the 4 day process of the application, only to get denied!! they said they didn't like credit history... im a 700... whats not to like my current apartment has been 3 years of perfect rental history and my home before that was 15 years of prefect rental history.. i pay my bills and stay.. to bad for them, i could have been the next prefect renter, but ill take my business elsewhere!! and of course all they did was take my $180 app fees, and didn't run any credit reports!! if they had run a hard inquiry, my score would have lowered a few points and it didn't!! DO NOT WASTE YOUR TIME WITH THESE PEOPLE!!

If I could give 0 stars I would. I feel truly sorry for anyone who ever has to rent with them. They take advantage of people who are not able to buy their own homes and have to rent. A family with children lived in our rental before us, and on several occasions they tried to charge us for the kid's damages. Upon moving out, they charged us for cleaning the carpet (fair enough, I think they should) but did not even clean the carpet! They took them out and put in hardwood, but still charged us nearly $300 to clean them, simply because they could. In addition, they took several hundred dollars out of our deposit for damages that were already there and noted in their files. When confronted about it, they said "sorry about that, let me get your money back". It has been months and they still have not issued my $500 refund. If you have ANY other option that is not Deschutes Property I strongly advise you take that route. They will charge you obscene and unfair amounts of money and do not care how nice or friendly you are.

We had a great experience with Deschutes Property Management. Not only did we move from out of state into a beautiful single family house with a yard for our two dogs, but the approval and application process was really smooth and easy remotely. Everyone said it was really difficult finding a rental in Bend but we were able to get our rental pretty easily and pain free.

For the year that we were in the property they responded to the seldom facilities requests but really, the house was well maintained and we very rarely needed anything from DPM.

When we moved out they were really accommodating with our needs as far as moving into the house we had just bought and gave a variety of move out date options. They also were very specific about move out requests and exactly what you need to do to get your deposit back. If you use the house cleaners and vendors they recommend and give invoices you will get your entire deposit back, no problem.

On a customer service note, we worked almost entirely with Brittany and she was always super kind, professional and responsive. I highly recommend her specifically. I know that DPM has some bad reviews but we just didn't experience any of that. I would definitely give them a shot of tying to rent in Bend.
