Great property managers!! I lived in a rental house for over 3 years and had a great experience. They were always flexible, quick to answer questions, and sent maintenance crews quickly to assist with any issue we had. Thank you for letting us build raised beds, we really enjoyed having a garden!!

Be aware!

I’m being generous and giving them two stars because they did get maintenance out when I needed it and overall, my time renting from them was fine.

This company deserves only one star for how they treated residents moving out. Be cautious!

I went to their website to notify them of my intentions to leave early, since I purchased a house. (According to the lease, they need two months rent, and 30 days notice.) there’s an online form to fill out, which I did.

When I called them a few days before moving out, to figure out what to do with my keys, they claimed that they never got my notice and that it probably “didn’t go through” because I was still under a lease. Not my problem, and once I threatened legal action, they only charged me the two months rent that I agreed to.

Fine, whatever. They took care of it.

Now, as for my deposit…

I had a feeling they would try to yank me around, so I took a video of my apartment before I moved out. I professionally cleaned the entire apartment, including scrubbing, all baseboards, and inside every drawer. I walked through the home and took a video just as evidence that the apartment was immaculate.

They sent me my deposit back, but charged me $275 for a cleaning fee!

When I moved in, there were cigarette butts underneath the burners on the stove, and the entire apartment was in shambles. Smelled like a cigarette and dogs. I never got the dog smell out.

When I moved out, there wasn’t a speck of dust in that house!

I called and left them a voicemail, but nobody ever got back to me. I don’t often leave negative reviews, but this company probably takes advantage of other tenants who may not have an attorney at their disposal, or don’t know how to fight for what’s right.

I lived in the apartments on E Washington St and it was an absolutely awful experience living in their apartments. Apparently when I had moved in they had just refurbished all of the apartments. Well they skimped out on it. Loose and shaky toilet, paint on the cabinets, and poorly installed outlets that led to fuses shorting and breaking appliances. On top of that there was a leaking pipe above the shower causing water damage AND black mold to spread. All of my maintenance requests were ignored for about 4-5 months until I finally moved out. There are also mice as well as roaches in the building. Do not rent from these people they do not care about you or their properties only whatever money you can give them.

I have rented from Discovery properties for over two years. They are one of the best companies I have rented property from in Indianapolis. When I moved in, the house was spotless and you can tell that the property was well maintained. If there was a maintenance issue or problem, they were on top of it right away! They even took the extra time to verify that the maintenance issues were sufficient to my standard. Every interaction with the company employees and manager has always been Pleasant. Miss Amber is genuine and really put in a lot of effort to make sure that the tenant is happy. The only reason why I stop renting from this company was because the owner of the house decided to sell instead of rent, otherwise I would still be with Discovery properties. If and when you choose Discovery properties as your rental property company, you will be very pleased!

Unfortunately, I have found another home to rent but if they owned the home I’m now going to be renting I would rent from Discover forever. We had a very nice experience with Discover Properties ! We rented from them for a bit over 5 years and I must say it was a very painless and easy going arrangement. We had a few maintenance emergency's present themselves and Discover made sure to handle them in a quick complete manor with very little inconvenience to us. Do not rent from these guys.
When I first got this place, I thought I was getting a deal. $750 for a decent sized (3 bedroom) home, yard, garage. After moving in I realized the ceiling and floors were super uneven, the paint job was horrible, paint was speckled on the kitchen floor, cracks everywhere. Most of the vents dont work so the house was freezing during winter.
If you ever want to contact them, don't bother. They won't ever email you back and you have to call at a certain time to hopefully talk to someone. Don't bother leaving a voicemail. Their hours are like 9AM-4PM but you'd think it's only 1:30PM-2:30PM.
If you're considering leasing, really really look over the lease because it's questionable. Without going into it all, let's just say it was a huge headache ending my lease and dealing with Discover. I should have read more reviews and did more research. I don't recommend.
