Whilst assisting my mother in buying a retirement property I was pleasantly surprised to find E&M helpful and accommodating given the reviews. An error meant they hadn’t pushed the Deed request through to their legal department, but they were very apologetic and sent it through with a priority on it. The lady I spoke with to explain the hope of getting her in by Christmas was great and gave me an email for the legal department. My solicitor was able to communicate directly with the legal department who hastened everything, working right up until the last thing on the Friday before Christmas to get the completion through. Very grateful to the staff that made this possible and an 83 yr old very happy this Christmas.

I concur with every one star review on here, and, as others have said, would give no stars if it were an option. There is absolutely nothing positive to say about this company. Their website is clunky to say the least, non-intuitive and, not surprisingly, there is no forum for complaints. Customer service is non-existent in that getting someone to answer the phone is something of a mission and I have never had a response to an enquiry submitted to their website.
However, the overarching issue with this company is that their money-grabbing management policies appear to be driven by greed rather than sound economic practice. As an example, they charge GBD165 just for permission to install wooden flooring in a one bedroom flat in a retirement property.
Sadly, these people manage a number of retirement properties and so are potentially exploiting vulerable older people.
I advise extreme caution if you take on a property managed by this company.

I moved in in 2021 and have been sent a demand for unpaid external decorations which took place in 2020! Surely they should be paid by the previous leaseholder of my property if at all at this stage.
The situation has arisen because residents of an adjacent property did not pay up due to not having benefited from the work. Oh the irony! So now 4 years later I am expected to pay well over £2000. Highly dubious in my view as the fault was clearly theirs.

This company is appalling and a disgrace.

I am a property owner in central london. The building uses Estates & Management Ltd for some services. From ground rent payments and consent management they continue to drive to new lower standards never seen before.

I have been trying to pay ground rent 6 months but they keep adding erroneous fees to my account which I refuse to pay. But they don’t take any payment other than by card, and only for full amounts not undisputed amounts. There is no dispute management process. They don’t reply to emails. They don’t have anyone on the phone who can handle disputes. And they don’t answer letters sent to their registered office address.

As for consent management. Let’s not even go there. They can’t find payments sent even with payment confirmations. Constant chasing needed.

Do not contract this company to handle your estate.

Worst company ever. A 15 working day response time and you can only contact them by email which really holds things up.
We are trying to sell our leasehold flat that is run by them and our buyer requested a deed of variation. They quoted over £4,000+ for this, when previously our neighbour has only paid around £1500 - which we are liable for not our buyer.
The first buyer pulled out because the issue bothered them so much. We had a second buyer who also needed a deed of variation, they again ended up pulling out to this issue.
I would like to point out we have now lost 2 lots of solicitor fees for the sale of our flat and in the process we also lost the purchase of a house. This is 3 lots of solicitor fees equating to nearly £4k.
Now we are onto our third buyer, we know that we require a deed of variation. We will pay it (begrudging but we will do it). However, now E&M are refusing to cooperate with our solicitor and buyers mortgage company. They will not agree to the terms set out by the mortgage company. (A response which took over 6 weeks to get) No reason why just that 'they can't do it'. Therefore we just cannot move. Like we are literally stuck here. There's nothing we can do. We need to move and we just can't, all because they can't co operate or respond promptly.

Update to this 5 months later: We have been unable to move and won't be able to for the foreseeable future. E&M say it's not their fault because they don't have to vary the terms of the ground rent and we agreed to lease when we signed up. I agree we did but I didn't agree to not being able to move at all!

0 stars if possible. Dubious practices relating to 'rent charges' regarding feudal laws which are due to be extinguished in a decade or so by an act of parliament. Best of luck!

Yipeeee I’ve sold the flat this money grabbing useless agency managed. absolutely useless I pity you if you have to deal with these never again the communication or help from them non existent hopefully they will be investigated and closed down
