I’ve had a similar experience to many of the other negative reviews and I’m sure that I’ll get a similar defensive response, but at this point I’m just desperate to get a response from this company. They haven’t responded to my emails in weeks, have generally been unresponsive over the past few years, haven’t answered calls, and today I drove to the office address listed on Google in an attempt to reach somebody and come to find out they had no office at the address and no one in the business park had ever heard of them.

A couple years ago there were complications with the autopay I had set up and it took months to figure out because of the slow communication. After I had rectified the autopay issue, they put a fee on my account but I never received notification of this. I didn’t receive any notifications of a balance on my account until about 2 months ago when I immediately tried to figure out what was going on. I’ve been trying to get this resolved timely and amicably without being taken advantage of. Most recently I have sent 5 emails to Jody with no response.

Please call me so this can be resolved.

Nearly 24 hours following no response to a maintenance emergency where my tenant had a leak that resulted in no water, I spoke with someone who believed that by giving me the correct number and point of contact that she was doing me a "courtesy". As someone in the field people like this are not trustworthy to deal with the safety and care that tenants deserve.

Useless management company. Their secretary is great at screening calls and making sure no one ever reaches an actual human with any problems that need attention. They are a nightmare to deal with even for a small concern. Edit to add- thanks for the response, Barry. Maybe if you were at least pleasant to work with you wouldn’t have so many negative reviews. I was happy to provide information but Jody wouldn’t take it. I’m sure our CC&Rs have a clause about parking unregistered, broken down vehicles on the street for over a year. If not then they were poorly written.

My HOA uses Evolution and every time we have an issue that needs addressing, it is near impossible to get ahold of them. We have tenants that have been living with clogged plumbing for 5 days now and we still have yet to reach anybody. Service could quite literally not be worse.

If I could give zero stars I would. This is by far the worst HOA management company I have ever dealt with as a homeowner. They were contracted by the builder of our subdivision to be the management company from the beginning. Our subdivision has a water retention area and a park strip along a major road. Neither of these have been maintained properly from the beginning. The first year they had to be reminded that they are in charge of maintaining the HOA property areas. They have done nothing. Requests for them to do something takes 6+ months. 3 years in and our community is switching HOA management companies because they won't do anything except collect checks.

I am a homeowner in one of the communities where Evolution is the HOA management firm. I have attempted to contact Jody at the office four times by phone and twice by email over the course of a month with no response. Their phone it appears to go directly to voice mail, never has it been answered by anyone. Given that I am indirectly one of their customers, I would have expected a more timely response. I give them this rating based on what I see as unprofessional behavior for a company that prides itself on providing premier management services.

This HOA company is ridiculous. My husband and I own a few townhouses that uses this company. I have never once had someone pick up the phone everytime I have tried to call in the past few years. Nor do they return voicemails or respond to emails. When my husband got so fed up that he finally showed up at their office to complain, the lady working there couldn’t care less and was rude to him (this was several years ago). And their customer service has not improved one bit over the years. I don’t know how a company like this stays in business.

Wish we could give 0 stars.
Our community had this company managing for several years managing our HOA, and we have had a terrible experience with this company. We should have fired them a year ago when we first talked about it as a community.
There were many repair requests sent in that took more than a year to respond to.
When doors were painted, we were given only 24 hours notice. Even the HOA board was shocked at this timing. We should be given 1-3 weeks notice.
The original board who hired them were excited about the company. That board all moved in the interim, and new board members stepped up. This company does not work well with a change in board membership.
If you try to get in contact with them, the manager who makes decisions is out of the office and cannot get back to you for days or weeks.
He claims family emergencies, but no one else can do his job while he is out, so all customers are 'sorry, out of luck'.
When switching to a new company, because he was not fulfilling the job, he refuses to respond to an email until a second request is given. He does not even acknowledge that he received a request the first time. When a second request is sent, he claims that he is being harassed. Our new property managers have to give him a nice ego stroking for him to respond before he will respond in a professional manner.
We do not recommend this company at all. The HOA board interviewed many companies when searching for a new one. All would be better.
