FCS manages our HOA (of which I am a board member for my community). So far, my experience has been great with FCS. I have served on our board 2 different times. When I first moved in, we were self managed. We decided we needed a management company and chose FCS. It was a great choice. They are there when we need them but not overbearing. I have lived in communities in Nevada where the HOA management was so strict, it was like living in a prison camp.To me, FCS has been the right mix of leverage when things need to get done and not overbearing when you just want to enjoy your community with your neighbors. My advice is... Don't self manage! Hire FCS or a company like them.

I lived in Timpanogos Gateway for more than 2 years (2011-2013) under FCS Management. To be honest, I don't really understand the negative reviews. I'm looking for housing now in SLC and I would be grateful to rent under a management company like FCS again. Sure, they're not perfect. The carpet cleaning fees are a pain to pay, but they did actually come and do it (and the apt always felt so nice afterwards). The cleaning checks can be a bit harsh, but they only happened once a quarter instead of once a month and I never got charged for a failed check or anything like that until my move-out, when they took about $20 out of my security deposit because my roommate had dirtied the shower after I had moved out and before they came to inspect. Worse things have happened in the history of renting. FCS gives you a five-day grace period to pay rent, after which you are charged a $25 late fee with $5/day after that. It can get pretty steep if you're behind. That happened to me a couple times and every single time, they either reduced the fines or waived them altogether if I talked to them about it. And they were really cool about my security deposit, too; since I was moving in in March (mid-contract), they only made me pay half the normal deposit and never asked me to pay more into it even after I re-signed. We generally didn't have problems getting help with maintenance, although they were a bit delayed in taking care of matters when two chairs in our dining set broke. The nice thing was that they actually replaced the entire dining set with a far superior product; I appreciated that.

The girls in the office were always nice to me. At least one of them said to me that she really appreciated the Timpanogos Gateway (TG) residents. I'm sure it's a different story if you live at Belmont... the other renters there are a nightmare. Don't do that to yourself no matter how nice the condos at Belmont seem. I would highly recommend TG. My neighbors were friendly and down to earth, and I didn't have any major problems with FCS that got in the way of enjoying my living experience. That's the honest truth.

I hate to give one star, but that is what FCS has earned. Long story short, they completely left us hanging in the midst of a flood repair. FCS acknowledged that is was not due to tenant error. I am initially happy to wait for them to sort out the matter (these things can take time, ok) but they completely left us without finishing the repair! They left a big dryer fan running for days on end in our unit and haven't contacted us for over 3 weeks! Now I'm stuck with a huge electric bill, a weird smell, and no carpet! I am a patient person, but FCS really tries that patience.

Don't do business with this company. You will get the short end of the stick for sure.

I find this review to be very truthful and fair.

I have worked with FCS for just over a year now when we switched from a competitor. Our HOA has been happy with our interactions with FCS, our representative attends our meetings even if held on Saturdays. They’ve provided us with information we’ve requested and look into issues that arise.

I agree with all everyone has said except for the last person (that one has to be a fake, someone from the company trying to boost their ratings. Even 2 stars is quite generous). Who in the world takes Discover, American Express, and MasterCard but NOT Visa?! On top of that they charge you a $1.95 "convenience charge" for paying online through an echeck. Maintenance is a complete joke, I've put in countless request to repair/fix issues with our unit (in Belmont, #314 if your curious. Avoid it at ALL cost). My bed came without any frame (was on the floor on top of a shoddy box spring comprised of two twins) and was torn in some places, light fixtures are missing still, our sink was leaking, but the fixed that (after 3 days of no water for some stupid reason), we had bad blinds so they put new ones in our front room BACKWARDS of course, cut my foot on a nail in the front room by the carpet so they covered it with some makeshift metal plating (which is still sharp), and we had 2 dying pigeons on our front porch the first day I moved in (and the pigeons are coming back, I can hear them outside my bathroom cooing). I listened to a friend and will forever regret that decision. I would rather live at The Riviera or Glenwood than here. I'd pay half as much and honestly probably live in a better apartment. Screw FCS Management, they've definitely screwed me over.

I moved into a condo in Herriman in the beginning of January. Candice
Billingsley was the person representing your company. I wanted to let you
know how amazing Candice was, and is to work with. She answered every
question during the discovery process. She made sure that my transition into
the condo was very smooth. And even went above and beyond when a gas leak
was found that she came and made sure my three young sons were taken care of
until I was able to get back from an appointment. Candice is the type of
person that represents your company very well and I wanted to make sure that
she is recognized for her amazing customer service.

Worst management company out there. They gave us a walk through of an apartment that "looked just like the one" we would be renting. The truth was we had to move in with the messiest person alive who, they later told us, had given them problems and was on the verge of eviction. He continues to live there today.

I got 10 dollars of my security deposit back and my roommate only got 20. They told us our apartment required 10 hours of cleaning and that justified them charging us almost 500 dollars. The security deposits don't go to repairs so expect a lot of broken items, holes in the walls, and stains in the carpet when you move in.

Avoid them like the plague. Not worth the trouble in the least bit.

Our grounds are well kept and we are always provided with in-depth financial data for the coming year!
