This is the worst management company I have ever rented with. My apartment at TenTen Lofts was falling apart throughout the two years I lived there. The public hallway walls in the building had peeling wallpaper and mold from water damage so bad, the smell of mildew was the first thing I noticed every time I entered the building. Each time it rained, water poured from the ceiling. This was never fixed or acknowledged by management aside from putting a bucket under the water leaks when it would rain. Cockroaches were a problem year round, even after maintenance came in to spray for bugs. Maintenance took over 2 weeks to fix problems with flooding when my washer, dishwasher, and fridge was leaking on separate occasions. Maintenance would come into my apartment without notice or knocking multiple times, as well as an exterminator that worked for a different company hired by First Management who had a key to enter my apartment when I was sleeping without any notice. The front door would constantly get stuck with the sensor, which the fire department acknowledged as a major safety violation one of the many times the fire alarms would off, but nothing was resolved. First Management is a terrible company and wrongfully withheld my security deposit as well as charged me unfairly additionally for damage I did not cause. They refused to provide legitimate proof outside of heresay and were horrible to communicate with. They are a slimy company and I did not feel safe living there, so PLEASE look elsewhere to rent.

If I could give zero stars, I would.

First Management needs to work on several areas of their business model. They seem to not have enough employees to take care of properties the way they should be taken care of. Instead of hiring more people, they continue to use "Covid" as their excuse for everything. When I asked for bids on a few items needed at the property, I waited for 7 months and never received more than one bid for each item. The only bids I did receive did not make sense. After firing them, I was able to obtain 3 bids per needed project and get the work scheduled in 1 week, and I live out of state. They are located in the town where the work needed to be completed, and have a construction subsidiary company. I can't imagine anyone being happy with the services they provide. They lack professionalism throughout the entire company and in addition the 7% they charge to poorly manage your property, they will charge you for every one of their own operating costs they think they can get away with. First Management is not the kind of property manager you want. I would take your business elsewhere. Instead of trying to resolve things amicably, when you point things out to them, they are defensive and rude, most likely because they know it is true.

After renting from a private landlord for a decade, I was somewhat concerned about switching to a management company, but my fears were unfounded. My experience with First Management has been terrific; the office staff have always been pleasant, helpful, and focused on providing a positive experience, and the small issues I've had to contact maintenance about have been handled in an efficient and highly professional manner. I would (and do) recommend First Management to anyone looking for an apartment in Lawrence.

First Management is horrible. Chase Apartment was filthy before moving in. There were numerous things that needed repaired or replaced that were noted during walk-thru. Some of those issues where never resolved and the others took months of complaining to resolve. They do not respond to maintenance request. Be sure to take photos before and after you move in as they will say there are bogus issues with the apartment (replaced light bulb, wipe ceiling fan, etc)to keep your deposit. They will take advantage of college students especially if you are female.

Hands down the most twisted management company in Lawrence they will twist your wrist as much as they can and squeeze every penny out of you. I was "accidentally" sent the wrong contract upon signing which offered free high speed internet/access to gym/parking and refused to compromise the slightest. Apartment was filthy upon move in. I don't think they really have anybody working their office either as I couldn't reach the company for two days you will have to go in yourself.

The apartment was advertised at $465/month with water and gas paid. But the place doesn't have gas at all. Twice, my kitchen was flooded. First time was due to the gutters of the apartment complex being backed up or something along those lines (I never got a clear answer). If took almost 2 weeks for them to fix this. Next time a pipe burst in the place above me, with water coming through the cabinets in the kitchen. It damaged them to the point were they needed to be replaced after they slowly began to come off the walls. They braced them with some 2x4's and then took almost 2 months to replaced them. And when they were replaced, they were smaller than the first set. Because of these incidents, there is visible mold in the kitchen.

Calling them is a nightmare. Their answering machine is actually a person who writes down your name and number every time you call and forwards your note over to management. (Apparently, computers would cut into their profits.) Only one time did a manager call me back when they said they would.

So, yes, slum lords.

First Management is a joke, was in the first month of my lease when my roommate sadly passed away in a motorcycle accident... First Management DOES NOT CARE!!!! I communicated right away to break the lease, but they offered no options for this.. Sub lease to them was the only way this would work, they lined up three tenants to look at the place and had 1 ready to go APPARENTLY.... I communicated I was moving my things out on a specific time fram and things were good to go.... I never got any call backs from messages I had left or even when they said they would update me,... then was notified the day before the start of the new month that the sub leaser fell through. now I am suppose to have full rent paid.... Now I would of thought I would at least get a heads up on the sub leaser falling through a week and a half earlier from the day before the 1st, but no... gotta make it even more difficult through this rough time in my life. Now I live in 2 places, payed 300$ in moving my things out and now have to pay full rent for the place... Craziness, these people have no souls, spend your money somewhere where good people own the building. DO NOT RENT FROM FIRST MANAGEMENT!!! THESE PEOPLE HAVE NO SOULS!!!

I was really looking forward to living at Canyon Court, despite the high rent. Unfortunately everyone was right and First Management was a nightmare. They have been involved in lawsuits due to their behaviors. I've tried to "sublease" (not an actual sublease since they prevent you fulfilling your end of the deal and you have NO say over any part of it) but they put my Craigslist subleaser into one of THEIR vacant apartments after she'd put money down on mine! Unbelievable.
