I would say don't bother doing business here...

( Feb 18th 2024 ) Going on 3 weeks trying to get a hold of someone from corporate about my rain leaking issues I have had for almost 2 years.... Moisty apartment✔️ Mold ✔️ Bad customer service ✔️ Bad property office personnel ✔️ Shouldn't have to wait almost 2 years for the rain issues to be fixed! Got hit with a renewal letter or get a 8% increase in apartment rate. I asked for a transfer before signing a new lease and have been waiting for them to accommodate me and my family for it! Same excuse every time I bring it up ( We are waiting for the owner to approve the construction team to repair ) The office personnel where I live want me to pay a deposit for a apartment if I transfer!! I told them for the 2 years I've been waiting I shouldn't have to be paying for it and that I should be accommodated! It's their fault for me not wanting to resign if they haven't fixed anything! Do yourself a favor and reach out to the city code enforcement and health department like I did! I want accommodations!

Still no update from Vera ( Regional Manager ) or anyone from GHP. We ended up getting hypersensitivity pneumonitis ( mold sickness ) Thank you so much for making my asthma worse for me. When I called Friday asking for Vera the receptionist was a little rude and said she was already notified. Then tell her to do her job and call! How hard is it to accommodate someone, compensate and transfer someone to a different unit that isn't leaking!!! Glad I lawyered up now.... This is really unprofessional of them.

No answer still from anyone. Still get the same run around. Once again is raining and more water is coming in. Our bed frame expanded due to the moisture and broke. My kid is sick again and so am I. GHP really needs to get it together.... Vera it's unacceptable how you're making yourself hard to reach.....

Don’t bother. Any property run by GHP is useless. They don’t care about their customers. Moved into apartment with no ac in the middle of 110 degree heat. They gave me a small ac which didn’t even work. I waited patiently for anyone to get back to me but Claudia here doesn’t care nor does her regional manager Vera. I am escalating my response to the Better Business Bureau and also collecting other people’s information to help get together legal action against GHP. It’s sad to see customer service is dead.

*UPDATE 9/21/2024: This is my third time reviewing but for some reason my post was never listed. Moved out of Orsini 3 on 7/18/2024, thought my worst nightmare was over and has been expecting my deposit to be mailed within 21 days according to California Tenant Law. Two months later, nothing received. This morning woke up with an email from management asking for cleaning fees (which I've expected to pay anyway providing their reputation, even though I did clean the unit) plus utilities (water, trash, sewer, etc. which I did pay before the start of each month along with my rent) and parking (I received parking concession according to contract, so should have been reimbursed). All these fees add up and exceed my deposit, resulting in me owing GHP $64.52. Even if the utilities were billed after the month of usage, I should only be paying for the 18 days of my stay in July. Not to mention they completely messed up my forwarding address and now threaten me to pay the remaining balance which I’m largely not responsible for.

7/19/2023: Did not receive any move in info till the late morning of the actual day, tho I have prior called in multiple times. Move in coordinator was not knowledgeable of the complex at all, had a hard time locating the unit. Went into the wrong unit the first time. Gave the wrong mailbox number too. Big stain on carpet, maintenance came in later in the afternoon leaving carpet wet so I could only sleep on the tile the first night. Second night someone was fighting in hallway. Been here for less than two weeks package was stolen twice. Oh hidden surcharges too. Bad unresponsive management, overpriced tacky slumlords. Look up GHP lawsuits, you’ll see. Run quick run fast.

*Update: loud, poorly behaved and unattended kids running slamming doors smashing walls littering in hallway every single day.

DO NOT RENT AT THE PIERO APARTMENTS – GHP MANAGEMENT IS HORRIBLE!

I had an awful experience at The Piero Apartments, and I wasn’t even a resident—I was just a guest! I parked where I was told it was fine to park, yet the staff slapped a massive sticker on my car window. And not just any sticker—a cheap, adhesive nightmare that left sticky residue all over my window when I tried to remove it.

When I went to management to address the issue, I was met with unprofessionalism and hostility. Instead of helping, they flat-out refused to take any responsibility and even threatened to call the police on me for trying to resolve the problem. Their behavior was not only rude but borderline aggressive.

This property is managed by GHP Management, and their incompetence is glaring. It’s obvious they don’t train their employees properly. The staff lacks basic customer service skills and any understanding of how to handle situations respectfully or professionally.

If you’re considering renting at The Piero or any other property managed by GHP Management, think twice. They don’t care about their residents or their guests, and their inability to manage simple issues like this speaks volumes about their lack of accountability and professionalism. Save yourself the stress and look elsewhere.

The Piero might look nice on the surface, but the management makes living (or even visiting) here an absolute nightmare!

Unfortunately, my experience at ferrante apartments has been far from positive, and a lot of that has to do with the current Community Manager, Rebecca Tipton. Since she started, there has been a noticeable decline in how issues are handled around here. Rebecca is often disorganized and difficult to communicate with, making it hard for residents to get the support or answers they need.

I've personally dealt with several situations where Rebecca either failed to resolve the problem or made things more complicated. After reading other reviews from fellow residents, I realized this isn’t just my experience—others have had similar frustrations with her management style.

If you're considering moving here, I would recommend thinking twice. The community itself has potential, but poor leadership is having a negative impact on the overall living experience.

we have never had an issue with neighbors before at any of our units we have rented with GHP owning them. Until we moved into the river ranch townhomes. It was amazing until a month and half ago. My girlfriend is now getting triggered from her dv from 6 years ago from our lovely new neighbors who are constantly slamming their front door constantly all hours of the day and night, on top of them leaving trash in our hallway that we share with them, to them not getting a parking pass for their car as both their cars dont fit in their garage and one is always sticking out. We were told by the office that they are waiting on corporate to call them back to advise them on what to do. its been a month and half of pure pain for her and our kids on top of her two esa animals can not perform what they were trained to do as now they terrified. I expect someone to either get in contact with us or at least call Milagro back.

Overdue Review

My family and I have been living in the Sand Canyon Ranch apartment homes for about 10 years give and take. We have seen office staff come and go. Some come and go quicker than I get to actually see.
The ones we have interacted with have been on top of the tenants. And some, oh well, let’s just say they shouldn’t be in management.
We really don’t know what is going on in the background of this company. But what I do know is that they are being sued for a good valid reason.
We have always have noticed though, that they have fees for everything. Jokingly we have this saying in the house, “If they could, they would charge the air we breathe in these units lol!”
Currently, the leasing office staff is inadequate and that includes maintenance.
The maintenance supervisor works and lives in the complex. We’ve tolerated his loud and condescending personality
We have witnessed him belittling other maintenance co-workers. That could be the reason of why they leave and there’s never enough maintenance workers in this massive apartment complex.
From our experience, work order requests are met 90% of the time, which is pretty good I guess.
Getting the fixes done appropriately is another story.
When possible tenants come to check out the apartments here at Sand Canyon Ranch, we feel like telling them to turn around and skip this future nightmare.
The leasing staff are so welcoming to new potential tenants but once that contract pulls through, they become victims of poor maintenance repairs, bed bugs, roaches, bad scheduling with third party companies, disrespectful staff, lacking management skills, charging fees for this and that.
With today’s insane inflation, a lot of people are considered low income. And unfortunately, individuals that are desperate to get a rental apartment that is somewhat affordable in Santa Clarita end up here or in any of the 9 to 10 other GHP communities in the city.
Tenants pay for parking spots now.
Which we understand why. GHP needs the money especially after the pandemic and all their lawsuits, so they need to charge that to the tenant because god forbid they would have to give up their luxury vehicles and luxury homes to cover those expenses and losses.
$150 for a parking spot in 2024! Wow! ?
Anyway, this review was overdue.
My family and I paid our rent as usual every month. We pay on time and keep to ourselves.
We’ve been living for the past three days and going for an extra three days (possibly four days according to the manager) without AC.
This week’s weather hit the three digits of heat. I wasn’t offered anything until I went in person two days ago to ask why maintenance hasn’t checked on my order request. If I had not gone to do that, I wouldn’t have been offered a temporary AC portable.
So now, we have an AC portable for our living room only.
The AC tech came two days ago and was not able to fix the AC. Claimed he did but didn’t. Left and told us to notify them if it stops working again.
Notified the office through email because they had already closed.
Today, I called them and I was given several big “maybe’s” and huge “I can’t promise” responses.
So, now I’ll be with no AC perhaps another 4 days.
But I wonder though, if I’m being punished for not biting my tongue on a past issue regarding the maintenance supervisor disliking what I said. I wonder.

Update:

My family and I left!
10 days with no AC was our final straw.
The leasing office has major issues.
They were unable to honor my 30 days because they wanted us to pay over $4k to just be able to have their system to accept it!
And yes, the lease had to be broken. But I’m the bad guy in this story.
How dare I not pay the $4k!
How dare I just leave!
They made sure to email me a reminder of my consequences.

I am sorry for being a resident in one the GHP buildings and refered couple of friends to live in other ones.
The quality of tenants drastically change after covid and lots of management changes and every time I reached to the corp to talk with someone in charge they didn't reach or reffered to the property management.
There are lots of issues from violation of building code to tenant and miss management and building materials used that widely open these buildings to big class actions and I hope someone listen before it becomes late and costly.
