Renting from this company has been the worst experience I’ve ever had. If I could give them zero stars, I would. If you’re considering renting from them, protect yourself—keep records of everything and document every interaction. Don’t give them the opportunity to take advantage of you like they tried to do with me. I strongly advise you, do to my experience, looking elsewhere for a more honest and professional rental experience.

Golden Rule does a great job completing most maintenance requests in good time. Tim did a splendid job replacing our sink after it developed a crack. He was courteous and kind, thorough even above what was required, and did good work!

I strongly advise caution when renting from this company, based on my personal experience. If you have no other option due to their widespread presence in the housing market in Hutchinson, I recommend keeping thorough records for your own protection. Save copies of every document, and be extremely detailed when completing the move-in checklist. I’d even suggest requesting a walkthrough with management to ensure everything is documented.

In my experience, there were issues with files being misplaced or lost, and I was told they hadn’t received certain documents, only for them to later locate the files after I provided proof. It’s also worth noting that the property I rented was not clean and had pre-existing damage, but they attempted to hold me financially responsible for those issues.

In my opinion, the owner, Benjamin (Benji),seemed more focused on profit than addressing tenant concerns, which made the process the worse i have ever experienced with a landlord. If you decide to rent from them, thorough documentation is absolutely critical.

In my experience so far GRPM has been very professional with me in terms of maintenance i called about a plumbing issue and they were able to fix it that same day Tim the maintenance guy was very professional and didnt mind my dog being out while he was here.

Bug infestation. My daughter stayed for two days they tried saying she was forfeiting her apartment. We don’t live like that. Asked for it to be spray and management said it would be ok to eat off plate after they spray with cabinets and drawers open also tried saying we were Denying pest control because they wouldn’t give a copy of what spray they were using so we had proof if my daughter got sick. Try to deny everything, but had everything recorded lost about 2 to 3 months of rent and had to forfeit deposit and had to pay a fee to break the lease. Wouldn’t recommend this place to anyone. Lost about $2000 of her hard earned money. What a joke.

GPRM does annual inspections of their properties which we rent. They noted that the front porch needed attention due to age of the house and recently Jairus and Michael took on the project of rehabilitating the front porch and it looks amazing.

I have rented two places from them in the last 3 years. I cannot say enough great things about GRPM and all the employees. They have been nothing but stellar to work with. They take care of their rentals. Most items are addressed within a few days. The owner Benji is very thoughtful and wants people in the right rental for their needs. We bought a house in Nickerson recently but, I would recommend them without hesitation. Tony & Kara Rodriguez
