Let me start by saying: AVOID THIS PLACE LIKE THE PLAGUE! My experience at Nicholes Square Apartments in Bay City has been nothing short of a complete disaster.
First, they showed me a clean model apartment that looked decent, but when I moved in, I was assigned a unit that was an absolute nightmare. It stank of dog urine, was infested with roaches and ants, and was completely unfurnished—all for a staggering $745 a month plus ridiculous fees. How can they justify charging that much for a place that is clearly unlivable?
Then there are the fees. They hit me with unexplained charges, and when I asked for a breakdown, I got nothing. Does this property even pay its share for utilities related to common areas? It’s hard to tell, considering the lack of transparency!
As for amenities, the lease states I should have access to all of them: the gym, the mailbox, the pool. But guess what? They provided none of that! It’s all a bait-and-switch tactic.
Let’s talk about electricity. I paid $313 to Reliant for two months, and then they had the audacity to charge me an additional $96 for electricity on top of that. When I reached out to them with detailed receipts to dispute this charge, they completely ignored me. It’s unacceptable!
To top it all off, I clearly communicated on my first day that I would be moving out on August 19th. Instead of acknowledging this, they refused to accept my notice and charged me $416 until the end of August. How is this legal?
I’ve attached all the necessary documents, including my emails and itemized bills, but it’s clear that they don’t care about resolving these issues. All I received was a check of $930 instead of $1250 for my initial deposit, and they’ve ignored my requests for adjustments.
Do yourself a favor and steer clear of Nicholes Square Apartments. You deserve a living situation that treats you with respect and integrity—not this nightmare!

Gateway At Ellington apartments tow cars unfairly but they could care less. On top of that the leasing office’s explanation for that is that they (towing company since I was told the complex has ZERO authority over their parking lot) can pick and choose who they deem to see fit to pay the towing expenses. My car was towed for a tire on the line. I went to pick up my car and pay the fees and came home to not one but THREE cars parked far worse than my car. I was told I have to play parking maid and call the towing company myself. But the towing company is so unprofessional and will hang up on you or tell you to pretty much go away on not such a nicely manner. I called on cars for the same reason I was towed and not a single car was towed. So yes they will TARGET specific residents and cars even though you pay their outrageous rent prices for such ugly and trashy complex. After this whole ordeal I decided not to renew my lease at this complex and the office manager Leticia has been nothing but pure rude attitude. They have zero compassion or care for you and only want your money. This place is a whole scam for money poaching.

GWR's Towers at Forest Acres in Columbia, SC, formerly The Biltmore, has gone from a reputable apartment community in Forest Acres to a shambles over the past few years.
From moldy apartments, infestations of cockroaches, severe plumbing issues, poor maintenance, floods, water shut offs.., to now a crumbling East building, elevator problems.., the apartment community has really gone downhill over the past few years.
Since my tenure at TFA, it appears that GWR allowed local management to ignore tenant's complaints about the poor condition of not only the apartments, but the buildings in general.
Another issue is the high turnover rate of employees at the Towers at Forest Acres; I've seen seven-7 apartment managers and countless maintenance employees come and go during my stay, and I knew of at least two of the maintenance managers who weren't HVAC certified, yet they still worked on the AC units.

Never called me back. It seems like they are adding only upgrades to the property that they can raise the rent for the apartment for. The upgrades are not something really adding to the aesthetic look and value of the inside or outside of the apartment complex itself. The property owners seem slow with repairs to items that they are having to pay money for. I was actually told that if someone was to come out to service the digital programmable ADT thermostat and electronic door block that the manager manager didn’t know if they charge the office or they charge the resident for the service fee. I replied well I didn’t ask for the fancy ADT thermostat in the new lock so they’re not gonna be charging me.

Please do your research before signing a lease with any of their properties. I lived in one property for 11 yrs and son was caretaker for 8 years. After they violated guidelines of Texas Rental Relief program. They took me a 72 yr old disabled lady to court and was evicted for having my son as unauthorized occupate. This management company is ruthless and do not have any of your best interest in mind. The abuse we suffered through retaliation and discrimination was overwhelming. We still have not recovered from the hardship they subject us to. Please use caution with all their properties. The president of this corporation was so verbally and through email abusive is makes it known that it all starts at the top. They received so much money fraudently through Rental Relief then evicted all the residents for various reasons that were not in compliance with the lease. PLEASE DO YOUR RESEARCH

Have lived in one of their properties since the start of the pandemic. The past couple years my family and I have dealt with a severe roach problem. The Windsong apartment didn't want to pay an extra $25 to get the place bombed on a weekend since my husband works from home. The quick fix solutions were making the problem worse and the exterminator even told us that spraying the poison would only make them immune. It's hard to get consistent help from the front office because they keep switching out managers. Every time a new manager comes they want to suggest starting the process from the beginning and we try to explain that it won't work but the issue remains unresolved because of the cycle of inconsistency. The front office people are no help and getting in contact with this management company is difficult because no one will answer the phones. We are the Simmons. Curtis and Mahogany Simmons so don't try to say I'm not in your records

This company recently bought out the apartment complex I’ve been living in for three years. Before it was bought our washer and dryer was at no charge, our trash pickup was at no charge and our water bill was at no charge. When we signed a new lease they started charging for the washer/dryer and for the trash pickup (there’s no option to exclude us from trash pickup) which is okay considering that they only raised our rent $25. Now 2 or 3 months after signing our lease they start charging for water. Apparently in the fine print of the lease contract it states that we will be charged for water 2-3 months after we sign our lease. This is something the management should have notified us about, not only am I upset but so is most people living there and the office ladies are upset as some of them live there and got hit with that charge. I have had more problems than I can count with this company, the previous owners seemed like they actually cared about the tenants. Sadly I will not be signing another lease under this management company at any of their locations.

Please under no desperate need move into a property managed by this company. This is by far the worst experience of my life. Even after educating them on laws and guidelines they still evicted us. The President of this company will downgrade, ridicule and will email me you with information that she has no idea about. Make sure you question ammenties because they are most likely a bunch of nonsense. Property managers are very biasised Only take complaints they want to address. ONCE AGAIN I AM ADVISING YOU. DO NOT LEASE FROM THIS MANAGEMENT COMPANIES PROPERTIES. I can already tell you they wiĺl come back with some lame reason why I left this review. Just saying l am telling you proceed with caution
