My wife and I have owned rental properties for 20 years in 3 different states across the US. During that time, we have used seven different property managers and have had experiences ranging from inattention and incompetence to embezzlement. I LOVE working with Harmon Property Management! I was one of their first customers when they opened. We have multiple properties in Wichita and live out of state. They take care of everything for us, make sure the rent is collected, the properties are taken care of and the tenants are well screened and taken care of too. They are very responsive to things that come up for the tenants and always handle them efficiently. I would highly recommend Harmon Property Management to both property owners and renters.

As a home owner I try my best to take pride in the upkeep and protecting my investment.
As a rental company owner i need to do the same but one person can't do this.
With Harmon property Management I feel that my participation is almost not needed. They take care of every thing and send a detailed report every month. They are very thorough when screening tenants.
When ever i call he has picked up and always gives good advice.
When I was managing it it was failing but now I count it as a good retirement add-on.

I lived in a property for 12 months, and had a really good experience. Alyce is very responsive, and easy to reach via texting. (I loved this as it is much easier than phone calls for me). Rent was extremely fair priced for the size of my studio apartment/1 bedroom. I looked for months for something affordable and in good neighborhood so when I came across the property I was very happy! My neighbors in the building were friendly and welcoming as well! The only thing I did not like was the electric bill in the colder months. The wall unit was expensive to run so I used small space heater. Electric bill for warmer months was very reasonable. If my place was bigger and allowed pets I would have renewed my lease.

Jordan from Harmon property was nice nice, respectful, and answered any questions that I had. The house I lived in was a good house for my first rental. The only problems I had was they did not take care of insects/pest. The maintenance was really easy too use and the app was straight forward.

I've lived on one of their properties for 11 months. I had to make half a dozen calls in order to have their maintenance fix the A/C. I had to sleep in the basement one night because the temperature hit 98 degrees INSIDE the house and the basement was unfinishedwith no electrical.

At the end of my lease, they send my security deposit disposition and charge me for over $1,000 worth of repairs. I asked for receipts of materials and labor and they refuse. Their property manager needs to get off his high horse and learn about honesty and having clarity.

The company itself is okay, but the maintenance company they use is subpar, communication skills are lacking with maintenance and it’s very much a landlord special type situation judging by all the previous repairs and changes made(carpets frayed on the edges, missing transitions, laminate flooring that seems to have just been slapped down with no adhesive lol) and I had ac issues, ac had a lot of trouble keeping up and when set to 70-75 would run for 20+ hours and not do much to cool temps even after sun dropped. Outside temps around that time we’re between 80-100 so some struggle is acceptable but I’ve never had a single house raise temps inside while running full tilt cooling for hours on end. When maintenance checked it they said it was running as well as it possibly could and while I didn’t disagree(air felt cool when coming from vents) something obviously wasn’t right but it took the condenser(outside unit) to go out from being ran 18-22hrs a day everyday(the unit was pretty old and crusty to begin with lol and I was told by the company to set my temp and leave it at that temp all day and not let it go into eco mode) for them to finally discuss replacing it. It then took months(3 months?) for them to replace it forcing me to buy multiple ac units to combat the heat. If you really need a place and can’t find anything else, they’ll do it’s a roof over your head. And if they choose to chime in for a rebuttal I changed the deadbolt(without permission) to a nest deadbolt and told them I could set them a code so they could get in in an emergency. I remember someone being mad that I had to be contacted prior to them gaining entry to the house, also had an ADT non permanent alarm system installed as well so regardless of whether I changed the lock or not(I was in the wrong for changing lock without permission) I had to be contacted to gain entry anyway unless they wanted to deal with cops lol
