My husband and I recently rented a property from Incline Property Management and our experience was more then wonderful!
After contacting every other property management company in St George and going to different offices and being treated so horribly, we finally found those guys !
After contacting them , the sweet lady in their office helped us with any questions, never seemed bothered by us , processed our application and gave us the key to our new home within 48 hours !
Thank you so much to Sharon Frazer for all the help and for being so very patient and helpful in every moment of our moving process!
They are fast ,friendly, helpful and I would definitely recommend giving them a call !

A review over the last couple years renting through Incline Property Management in Salt Lake City:

In short:
1. They cannot keep track of charges when it comes to utilities, which will effect your credit.
2. They will ask you to do their job for them in some cases.
3. Too frequent inspections based on landlords (at least in our case)
4. Massive increase in rent due to “under-market value”.
5. Read your lease carefully for any typos or misspellings. Understand how to get your deposit back and know they wont give your deposit back if you clean the property yourself.
6. They will leave you in the dust and can be petty if they don’t get their way.
7. Go through a different property management company, or just be careful. Incline, please do better.

1. Incline Property Management in general does a very poor job at managing properties and being transparent with their tenants. There was a period of several months in February 2024 were they forgot to charge us for utilities and dumped the full charges on us at once without sending an email about it. This was around $300+ extra from our usual rent, which put us in a tight spot for a moment. I called the office and spoke to Jessica, who informed me we could just split the payment up over the next several months, which we agreed on. Not long after paying the first half, we received an email from Samantha which informed us that we still owed $172.01, there was a $100 late charge to our account, and we would be charged $15 for every day we were late to pay this off. This was confusing since we were just told we could split the payments up. I emailed Samantha back and informed her we already worked this out with Jessica and she just emailed back “No late fees were charged. You were sent this as per company policy.” On top of this, the split payments did hurt my credit score, so even if you are told you can split the payments up, you might as well suck it up and pay it off because you will end up losing either way with their policies.

2. The Operations Manager Sharon does a decent job answering questions, but some of her choices regarding property maintenance did not involve us most of the time. We constantly received messages about various people needing access to our home for maintenance, but IPM did not clarify that only one of the four units needed maintenance. Each time we got a message about maintenance, we had to ask if they actually meant to send the message to us (the answer was usually no). In December 2023, we received an email that was meant for our neighbors, not us. I clarified in a message that the required maintenance was opposite of our side of the property and clarified that we didn’t share the outdoor areas with the other units. She replied, informing me that she understands and had simply sent the message to all tenants on the property. She asked if I could “keep an eye come spring and summer and let me know how it is being kept up.” I did not reply, because it is not our responsibility to make sure our neighbors are doing their maintenance. It was an uncomfortable and inappropriate request because it felt like Incline Property Management was asking me to spy on my neighbors. What my neighbors do is not my business, and I’m not going to go out of my way to do Sharon’s job.

3. When it came to inspections, the new landlords that took over the property in 2023 required inspections every three months through an app called RentCheck. Basically, it makes you do the the inspections yourself by sending pictures of the whole property. I didn’t mind this, but the the frequency of inspections were excessive. We had already been living on this property for a year prior with Property Management Systems. I went ahead and emailed Samantha on 07/05/2023 to informed her that we had already done 4 inspections since November 2022 with a 5th inspection due in July. We felt as if this was a lot for such a short amount of time. We were informed this was up to the landlords, so we continued to have 4+ inspections a year until we moved out in August 2024.

Wow, where to start..after two years as a tenant. I'll be honest, if anyone here is considering whether or not to use this company..please feel free to reach out to me via email. I have never been involved with such an unprofessional company with a shameless lack of acknowledgement for their sub par performance as a business. You will notice some consistency throughout these negative reviews, and I can confirm many of them for you.
Incline will respond to these reviews with contempt. Almost arguing with their former tenants. They have zero understanding of the word accountability, they will not admit fault even in a casual conversation let alone a court room.
I can see one or two angry tenants unreasonably being upset with a property manager and leaving reviews...but you mean to tell me that ALL OF THESE NEGATIVE reviews are irrational and false testimonies of disgruntled former tenants? (Which is essentially what Incline argues in response to them)...that's not how it is. I highly recommend against this company. They will rob you blind.

Again, please reach out to me privately and I will tell you my experience with them. I will also tell you the good things (the few that there were) about the company. I will give a fair shake.

The negative reviews are true.
These people will rob you of your sanity and likely your security deposit.

We are now in a new property, with some of the best property management service that I have ever come across...night and day difference in the treatment and professionalism.

Avoid this business like the plague.

UPDATE TO RESPONSE BELOW:
They mentioned the most minor inconvenience I had as their “only known issue”. I’ll add, when I moved into the property…I was actively moving cross country with everything we owned. Contract signed, security deposit in, property management saying that the house is READY TO BE MOVED INTO.
When we moved in, the entire home smelled of urine. We were told that the carpets were cleaned. They were not. When we called Incline, they did not answer..no one arrived. So, me…being a first time carpet cleaner..went to Home Depot and rented a carpet cleaning machine…I pulled so much urine out of the carpets in every room and it just did not seem to stop. The carpets needed replaced. We spent 3 days in a hotel because the smell was so putrid and were offered to only be compensated 20% of the total cost of the hotel.

A few days later, after not being able to live in a townhome that I was actively paying for..I personally went into inclines office because they refused to answer the phones. My wife and I arrived, in a kind and polite manner and said “we just want to feel better leaving here than when we arrived”

The first thing Samantha offered (almost seeming frustrated that we had “the nerve” to show up at her office) was “we can terminate your lease if you’d like”…that was THE FIRST solution she offered. She said this because she knows she can get a new tenant in 5 minutes..you have little value as a tenant to them.

After a half hour of frustrated debate..she agreed to send carpet cleaners out. I was then asked if the smell was gone..I said “the smell has gotten better” but it was still present.

So, when we left the home…we got our carpets professionally cleaned, turned in receipts…and THEY STILL charged us for carpet cleaning..hundreds of dollars taken from us. We moved into that home, with horrible carpets…cleaned them ourselves..and returned them in better shape (regardless of what their inspectors say, it’s all a money grab) and they still stole money from us.

Please don’t be fooled by the conniving, manipulative, gaslighting that these people do in their responses to reviews. Trust me, it’s all BS.

This is the type of property management that incites fear into the tenants..the tenants know that if they get on the bad side of the property management..that they will be punished at move out.

Again, please reach out to me personally and I will tell you about our experience. Incline has 3.1 stars for a reason…while a company like Nestwell has over 4.3.

I adore Samantha personally and professionally! She was always kind and professional and helpful to me. Her staff was the very same. I leased with her for 2.5 years and in that time I was VERY happy! Yes the rent went up and things changed but that happens when it's a ("landlords paradise") in the state of Utah. She is doing what all other landlords do... managing 🙂 One critique is my rent went up a lot but she ended up renting the unit for less. That blows my mind because a resident whom pays on time, never been late, has a unit that looks new after years of residing- I had hoped to keep the rent the same but that could not happen. I cleaned my unit and complied with all her desires before move out and I GOT MY DEPOSIT back! I followed what her and her staff asked for and all went well. I knew it would though because when I rent I take care of the premises because it is borrowed. That is the difference between most, I think!

Incline is awesome! Samantha goes out of her way for you. If I rent again in Utah I will contact Samantha and her team first.

*I had an original review I deleted to edit it because the security deposit thing baffles me. Incline abides by their contract that is well written.

This place doesn’t even deserve a star. Their 3 star review speaks for itself 😂😂
I let them know that I contacted the city because the place I was renting was illegal its zoned as a “single family home” and the owner made apartments out of it - so I attached a copy of the city’s information for Samantha to contact herself when she was wrong she got upset and tried to go back on what she had said 😂

I have been working with Samantha and her team for two years now. Being a property is not easy, which is why I use Samantha and her team. And they have been amazing to work with. I recommend Incline Property Management to anyone looking into using a property manager. And if you are looking at renting, I would reach out to Samantha as she has many connections on homes for rent!

I have enjoyed this team so much, I even have my 71 yr old Mother now using them. Again, the team has continued to be amazing for me!
