Previous review deleted... who is covering for this insidious company?

I can not understand for the life of me how they are able to continue building housing all over the state of TX when they continuously build multifamily housing that is dangerous and a public nuisance to the communities in which they build. I live in one of their "luxury" apartments and it is an unsafe and threatening environment. The unamiable representative of the management company ZRS only makes matters worse.

I have been at my apartment for approximately four months and I have had one issue after the other regarding infrastructure:

1. Pounding noise from plumbing lines whenever myself, household visitors, or a neighbor turned on their hot water-still exists, a complete and utter nuisance causing a lack of sleep. ZRS/JPI has had four different maintenance and plumbing companies come out to resolve the issue and the problem is still unresolved.

2. Open electrical outlets in the ceiling.

3. Exterior doors not completely weather proofed-allowing in light and air; thus creating a significant increase in utility bills.

4. Interior doors not structurally, soundly attached, causing issues with doors slamming and opening on their own throughout the house from the slightest of wind or opening or closing another door in the unit.

5. Rats and roaches, because according to ZRS management the property was recently built on land that could have already had these critters...sounds like a known infestation to me.

6. Windows not properly installed. My window became unattached from the frame.

7. Window cracked after a cold storm.

JPI and its senior leadership operate with a pharisaic approach, where they claim to be founded on Christian values but their actions reveal hypocrisy, focusing more on outward appearances and self-righteousness than genuinely upholding the principles they profess to follow. They “value people” as long as said people are able-bodied and turn a blind eye to blatant discrimination and ADA violations.

Their first principle on their list should actually read, "Money first" instead of "Customer first" or else they would focus more on better construction of their properties. The one I live in was not well constructed. So many of the units I looked at had construction/aesthetic issues, like gaping holes underneath wood cabinets, floor panels missing, excess glue all over the floor with some tile sticking up or displaced, caulking missing between the bathroom cabinet and the wall, creating an unsightly gap, paint missing from the top of my closet door, smudge marks on other doors because the doors were closed before the paint actually dried, etc from the sloppy, expeditious work of your contractors and subcontractors. These units were shockingly considered "move-in ready," and property management didn't care when I mentioned these issues and sent them photos from my walk-throughs. Your organization needs to focus on quality control and actually putting management in place that actually cares about residents. All they care is about money just as much as your company does. I can't wait to move out of my unit and will avoid another one of your properties.

As most builders in Texas, JPI builds poorly constructed buildings with several cracks and poorly sealed areas. My last complex did a phenomenal job with the build and makes me sad I even left them. There are cracks and holes where the sink and shower head is installed, holes and cracks along the walls and where cabinets are installed creating ants problems, and the walls are incredibly thin you can clearly hear your neighbors conversation. A brick siding fell crashing on the pavement — could’ve hurt/killed someone. Very cookie cutter and cheap quality work. These days they care less about the quality and more about how fast they can throw something up and make some quick money and it’s sad. This is what greed looks like.
