I left a one star review on Facebook- the first to leave one. All of a sudden within two hours they had people leave 5 star reviews. lol! These people don’t know how to run a company- they say call the police and when you do so, they want to make you a problem. Ghetto.

My roommate and I have lived in a rental property managed by KLC for 8+ months and have had a great experience so far! Phyllis has been very professional and straightforward in my interactions with her, which I appreciate. We recently had some maintenance issues and they were solved promptly. Love the convenient online portal for paying rent. Overall I would recommend KLC and we look forward to renewing our lease!

Upon both lease signing and inspection you're best to ensure the property is in the exact state of maintenance and cleanliness that you expect. They'll say things like they've had the carpets cleaned, filters changed, and etc on move in but I assure you in my experience none of that has been done despite any allure towards otherwise. I'm not sure if it's through incompetence, malice, or neglect but KLC registers among my top 5 worse property management companies I've had the displeasure of working with, which is really a shame because had we not started out on the wrong foot and had they taken common sense (and supposed) steps to upkeep the property I wouldn't have had any issues. They leverage a great electronic maintenance and payment portal, seemingly have a good portfolio of nicer properties, and rates seemed reasonable. I hope as time goes on they improve upon their honesty and work ethic; taking some actual pride in providing and managing peoples living spaces.

So the beginning of this year I was on the hunt for a new place to live and so didn’t have much time. I saw some townhomes online but fell in love with one. I immediately reached out and a representative from KLC Property Management Solutions got right back to me. I have never and I do mean never had someone respond so promptly and answer all of my questions. The application process was easy and I was beyond impressed with the communication. I would recommend working with them for any of your rental needs. If I become a landlord in the future I will make sure they handle my home for me.

My boyfriend and I rented a unit through KLC for 2 years. Our experience with KLC wasn’t spectacular, but not horrible either. Over the course of our 2 years, the washers and dryers in the building frequently needed repair, the dryers would error out after inserting 4 out of 5 coins and wouldn’t return what had already been put in. KLC didn’t care about that and wouldn’t reimburse that money. When a fellow tenant used his keys to get in the main secure door and his key broke off in the lock, KLC charged him for replacing the lock. Obviously that was not his fault and he shouldn’t have been charged for that. Some other tenants had to have some electrical work done in their unit, which KLC charged them for. Again, not their fault, especially when you consider the building is 100+ years old. In our 2 years living there, ~6 bikes, including ours, were stolen from the basement area (which is supposed to be secure, but the back door is easily opened from the outside). When we notified KLC, Phyllis was unapologetic, stating there was nothing she could do about it. We suggested motion activated cameras for the area and were told the best they could do was put up a sign asking tenants to make sure the door was secure. As of our move-out, no such sign had been posted. After we turned in our keys, I was charged for another month’s rent. I contacted KLC right away and they immediately reversed the charge, but clearly communication within the office needs to be a priority as my auto debit should have been cancelled as soon as we gave notice that we’d be moving out. The building itself was beautiful with generous closet space and hardwood floors. The floors in our unit needed repair which should have been taken care of prior to the unit even being placed on the market for rent. We were also charged for repairing the floor, but chose not to fight the charge as our photos of the move in condition of the unit were accidentally deleted. Our unit was also very dirty when we moved in, even though they supposedly had a professional cleaning crew clean it, and again, we were charged for some candle wax on a door that was there from the previous tenant. Overall, the apartment itself was great, but management could use a little training in quality customer service.

I have lived at a couple of KLC properties over the years and have had great experience with them! They made my application process really fast and efficient by doing it electronically. I haven't had any issues with maintenance that they didn't handle as soon as possible. They have always been good about getting back to me within 48 hours of any questions I've had. I did have any issues when I moved out with my deposit and was able to use that for my new place! I would recommend KLC!

I live out of state and bought a house in Iowa that I intend to eventually live in so I wanted a property management company that I could trust and also live with for a while. KLC was very fussy about the condition of the house before they would list it as a rental. They found a great couple for it and they have been very responsive to any questions or concerns I had. I think that they work hard to please both sides of the contract and have been successful. Real estate is a large investment and I feel they are very trustworthy. (And, no....I am not related to the owner, Phyllis Kline in anyway!. We just happen to share the same last name!)
