If I could give zero stars I would! They were wonderful when we first started renting through them, but once they were bought out, they got greedy and became horrible to rent through. They screwed us over on our deposit when we moved out. We own a cleaning company, so we made sure it was spotless and everything that needed to be fixed was. We had almost $2500 in deposit there, and they took almost all of it. They said we didn't give back all keys, when we did the day we moved. Then, said we never gave them a 30 day notice of move out, when I personally brought it to their business. They are a terrible company that took money that we were counting on getting back, to pay for our new home. Please don't rent through them, and if you do, document everything!!

We rented from this company for 12 years. They doubled our rent which forced us to move...we cleaned that house spotless, we even scrubbed walls! When we moved in we paid a $250 non-refundable cleaning deposit & when we moved out they kept that plus charged is another $250 cleaning deposit. We were forced to shampoo the carpets & then charged almost $300 for it to be professionally done too! They charged us $300 for repairs that needed done before we moved in there!! They didn't give us back our REFUNDABLE $450 pet deposit, I disputed it & now they won't except my phone calls because I'm upset about it & was hung up on! And since they changed management recently you can't talk to anyone at the company now without doing it through email! This is a huge change & they should expect people (expecially long-term residents) to be upset about so many changes just dropped on them so quickly!
I agree with the other people's reviews, that if you can, avoid dealing with this company!

What a horrible company! $200 in fees and several emails in the beginning saying how happy they are for us choosing them. Then once things were turned in they stopped communicating via email and phone! I had to stop what I was doing to go in the office THREE times only to be told look for an email tomorrow. I am disappointed over the way we were treated. It’s awful for a company that doesn’t value potential renters. Who can’t return an email and phone calls in a timely manner.

I would have given them more stars since our rental experience wasn't bad but when we moved out, they charged a ridiculous amount of money to clean the house which had been cleaned pretty thoroughly. I won't rent with them again if I can help it.
Edit: dropped rating to 1 star because they gave me such a bad run around when I tried to get information regarding the charges on the security deposit. They are bad people.

We moved into a unit up at Mount Bachelor Village managed by this terrible company. We always took our shoes off and cleaned it spotless when we left. The former tenant had installed a lock on the door and when we moved out, we were charged for the removal of it. It took MONTHS to get them to finally refund our money, and when they did, it was short the amount owed.

BE VERY AWARE WHAT YOU SIGN and TAKE PICTURES OF EVERYTHING! I know the rental market is hard, but I recommend going elsewhere.

If I could give zero stars I would!! I lived in one of there properties in Redmond and when we moved in the house was not cleaned, the carpets had stains on them, the walls were not finished and the fence was falling down to the point to where my dog was hanging out in our backyard and the neighbors dog broke throw and attacked my dog, when j called to tell them about ge fence they said someone’s will be out to fix it, NOPE nobody ever showed up every time I would I call them they would say “ we will send someone out “ they showed up 3 times without noticed, walked into my backyard twice without notice. They did random insections 6 times out of the 13 months we lived there. 6 months after we lived there we got a letter in the mail saying they are going to raise out rent when we have only lived there for 6 months and signed a YEAR lease! They are down right disrespectful towards renters, I have emails and voicemails on Rihanna’s and Cindy being her disrespectful. When you move out they will charge you 3 times the amount & 6 months later they will try and sue you for whatever damages you already paid for. I have 4 other friends who have had the something happened to them.
DO NOT RENT FROM THIS COMPANY, I have been in contact with the better business bureau to have them looked out & also in the process of a court case with them. This company is DOWN RIGHT THE REASON NOBODY RENTS IN BEND NOW! They are evil!

A company that practices theft, plain and simple. They will take AND KEEP $65 in fees just to submit 1 application. If you aren't approved for your rental or are on the list and someone above you on the list gets it, they send you and everyone else on the list away and pocket everyones $65. They won’t even put it towards your next application, that’ll be another $65. My advice, go with a respectable property management company that isn't into exploiting people who need a place to live.

A scam. Unable to contact them for months and when I finally had someone reach out to me it was through a call center that had no information. I was told to reach out to a “leasing agent” via email but never received a response or any information. I payed the application fees plus the pet fees and got literally nothing. I urge anyone to avoid Kozak property management and class act because they are nothing but scams.
