Finally had our first meeting and they think things are running smoothly. No maintenance in a few weeks ( i think they moved him to another property)trash all over the complex and we see nobody. Also our contractors haven’t been here in a week cause bills were not paid.

We have been working with Leading Edge CAM for over ten years. After having been in business over fifty years, I can truly say that Ben and Heather Commons are two of the nicest business people that we have ever dealt with. That is also true of their staff, everyone is always eager to help in any way they can. We have watched Leading Edge CAM continue to grow and we have been thankful to be a part of it. We understand that invoices for our services must be approved by each condo association board and sometimes that can take a bit. However, Leading Edge CAM is always upfront and honest with us and do their very best to minimize that wait time as much as possible.

I have lived in Normandy Park Oaks COA, Clearwater for seven years. We have has three property management companies during this time. Leading Edge never forgot to pay the bills, or collect our monthly fees or was responsible for our electricity to be turned off. Associa did that and Resource Property Management can't set up autopay for three months and counting. Heather and Ben Commons are exceptionally good property managers and their company is the best around.

Leading Edge CAM took over the property management for Holiday Villas II in Indian Shores, Florida about 2-years ago. They continue to say that they are working on website to publish the owners' financial statements and board minutes and other documents for the owners to review. To date the website does not have the required financial information. When requested the Full Financial Statements rather than the "Limited" financial statements that excludes any outside documents like bank and loan statements, I was told they will make the documents available at their offices at a specific time. (As required as a minimum under Florida Condo Law) So, for me to see what the owners' funds are spent on, I must travel to Florida on a specific date to inspect the records. This is an unreasonably costly situation for an out-of-town owner and makes me feel like there is something to hide when the financial information is not forth coming on a regular and under full disclosure basis. It seems that is a policy of Leading Edge CAM to make it difficult to manage a major asset with no regard for the owners that pay their monthly fees.

Leading Edge CAM and Ben Commons will do NOTHING to resolve issues on your property. The condo above mine has flooded my condo twice due to bad plumbing that was a direct result of the condo owner. This management company will do NOTHING to resolve issues.. ABSOLUTELY NOTHING.... Worst property management company I've ever dealt with. Instead of contacting the owner and moving them toward getting their plumbing fixed OR at worst begin fining them until they fix their plumbing, Ben has done NOTHING.

Worst business ever. They keep renewing the sprinkler maintenance company when the company is making a mess of our yards; no proper irrigation, inadequate watering times, failure to correct sprinkler timers when the time changes. Our yards have no grass now, only weeds. The worst part is Corey yells and curses at residents because he resents the work he has to do. Why is he on the job? I would not recommend anyone to live in an HOA neighborhood under this company.

This management company is not responding if you have problem to be fix.Bad and very slow management let us lost buyers when we want to sell our unit. They didn't respond for buyer application.Other agents and condo owners complained as well when we spoke with them. Our maintenance fees going every month to pay for service they suppose to do and they never answer phone calls. Why then they should get pay for by us?

Ben and Heather Commons do a great job. They take the extra steps to explain issues and provide solutions at Board meetings. Very knowledgeable.
