I could write a five paragraph essay on why you should never deal with this company, but I'll try to keep it shorter than that. The property manager/leasing agent, has ZERO communication skills. We were approved about three days after applying, and weren't sent a lease. My wife asked for an emailed copy that same day of hearing from her, which was a Friday, we didn't hear back until Tuesday, at 10:00 pm. and she was sending messages till midnight. The lease was not involved in any of those messages. we heard back the next day around 2:00 pm. and were told that we would get a lease by Friday, because they switched systems and were trying to work out a few kinks. Well, come Friday, which is today, still no lease, so I decided to call her at 7:00 pm. I let her know who I was and why I was calling, and she immediately got defensive, and told me that I didn't know what was going on over there and wouldn't even let me talk or state my complaints because she was talking over me, and cutting me off on everything I said. Nearing the end of the conversation I was told we wouldn't be a good fit, and she wouldn't be sending the lease, even though we were already approved. All we wanted to do was lock down the place so that we could have an address to ship the couch we were wanting to buy to. My wife is also a property manager, so we understand the stresses of the job and were very patient throughout the week, waiting to hear from her, but there is absolutely no reason to take that long on writing up a lease, or talking to perspective tenants like that.

The worst management company I have ever dealt with. Incredibly unprofessional and RUDE. They approved our applications over a WEEK ago, never sent a lease, so we decided to call and check in because we were supposed to move in May 1 and need to plan. Upon calling, Brandee immediately got defensive then DENIED our already approved application.
without any basis for denial. Brandee is unprofessional and completely unhelpful. As a property manager myself, I know the rules and how the system works so it's beyond me that they denied two highly qualified tenants with no justification. All we wanted was a lease to sign to lock down a place to live, I even offered to pay the deposit early! NEVER RENT FROM THIS COMPANY. Also, the move incentive advertised is not what they actually offer. If I could give zero stars, I would.

They manage our HOA and have not been helpful or available. It's impossible to get anybody who can help you on the phone, and they have not been very good at communicating who is taking care of our needs. I ended up having to just go through the phone tree until I found anybody I could talk to. They don't return messages, rarely return emails... We have owned our home for 9 months and still don't have some paperwork we need, and have been asking for repeatedly. I have also been having issues with my HOA dues, and they haven't been very helpful so far. Our weeds got so bad we ended up pulling them ourselves, because they never did them. This is my first experience with an HOA, and it hasn't been stellar.

I'll consider changing my rating if things change around here, or somebody actually starts taking care of us like we're paying them to.

I have only dealt with their 860 Place Property in American Fork, but I was very happy with their customer service and I would definitely recommend renting with them. They were always friendly and very prompt to answer all of my questions.

PS - When I asked about their bad reviews, I was told that they are now under new management, so hopefully my positive experience with them is their new norm.

This company his horrible. No customer service skills, god forbid you rent and they manage your units.... they will not help you at all. Run as fast as you can. They also manage a lot of our HOA, and that makes things even worse.

When they first took over, they didn't take over the water and power bills, so one day we all came home to no sprinklers, landscaping lights, internet, or cable. We reached out and informed them of the issue... I actually had to plug in all of the electronics into an extension cord off my my townhome... in order for everyone to get internet and cable back.... you would think after informing them of this problem. They would get it resolved and get the power turned back on ASAP. I called the electric company, and they said they typically turn the power back on within 24 hours of the bill being paid. It took them over a week to get the bill paid and turned back on.

Not to mention, we have 8 year olds mowing our lawn. We pay for landscaping and I have only seen a kid mow our lawn and miss spots everywhere. They wont bag anything, so it shoots rocks and debris at your car as they mow everywhere. For all the other landscaping... you can forget it. They wont weed or trim, they will only mow the lawn.

These are just a few examples of what happens, there is still a number of "services" that they skip entirely... like snow removal.

Very disrespectful over the phone and denied a lease after being told it was approved. Seems shady And dishonest at the worst, just mean and disrespectful at the best.

I’ve reached out to management by email and phone with no luck of reaching anyone. Not sure how they call themselves a management company and based on the other reviews I don’t think I’m the only one who can’t get ahold of anyone.
