I know it's frustrating dealing with condo property management companies, but I have a different perspective. I'm a real estate attorney in the area and I have to deal with management companies all the time when a client is buying or selling a home. I've been doing this work for more than 20 years now. In the past few years, local management companies are being absorbed by large regional or national firms that are TERRIBLE. You cannot ever find a human to speak with, when you do they're in an out-of-state call center, and they don't known anything about anything.

A few weeks ago, my elderly in-laws moved into a building managed by MK Asset Management. They needed an emergency a/c repair during the heat wave. There was some trouble getting the HVAC tech onto the roof, but that was not because MK wasn't responsive, it was because there was a slow down getting the HVAC liability insurance paperwork to conform to what the HOA needed from them.

I worked with Jarod, and he even answered his phone for me on the weekend while he was off work with his family because he recognized a/c in a heatwave is a safety concern.

We had a lot of questions, and needed to speak with them a lot. I wasn't able to get him on the phone on demand every time I called, but he was responsive and did get back to me promptly.

Getting Comcast in to set up their new service was easy, and they had all the access codes ready for us in case the tech needed to get into comms rooms. So for our non-urgent needs, it might take a couple of days to get an answer. Maybe it took a couple of phone calls. But for the urgent or scheduled stuff, they were immediately on top of things.

I appreciate that they are still one of the few remaining management companies that still have real people who can help. And I know if a homeowner is calling their management company, something is wrong or they need help, and they're already stressed. But I’ve seen what’s out there, and I’d simply die if MK ever got replaced or got sold to someplace horrible like the companies taking over this industry. It gives me chills just to think of a takeover like that.

So while I understand how people can be frustrated, I promise MK is more than good, they are MUCH better than almost all of the other companies out there.

They don't even do their job. I reported a mean in my apartment and requested them to send a plumber but they didn't even called me back. This management company only takes money from home owners! Research before you purchase condo or townhome your management company.

I am on my third year at the Wood Dale property, and have been mostly satisfied with my experience. The property management team has been great to work with. Beth in the Des Plaines office has always been timely, responsive and very pleasant to work with regarding any questions or service requests. She regularly keeps tenants updated regarding the property via email and/or the unit information boards. Lease renewal notice has always been provided 60-90 days in advance. On the maintenance side, John has been very responsive to service requests, including a new oven installation and a new bathroom faucet fixture installation for my unit this year. The property itself is on the older side and some units could use upgrading, especially the windows. That said, I feel the rent is appropriately priced, the property management team has been responsive, and I feel safe in the complex. One suggestion would be to develop an online option for paying rent, as there is no on-site office or drop box in the complex itself. - Eric

I would not recommend leasing or purchasing any property run by this company as they have a horrible track record for raising rates but not improving the quality of the property including finishing emergency repairs. Mismanaged all the way around. They will tell you to fix the outside of your own unit and if you raise a concern about a needed repair then they will send you a letter telling you that there are violations regarding your unit that you need to have repaired at your own cost.

Rent is too high, facility maintenance and improvement budget is too low. Paying $2.50 to do a load of laundry sucks. There is no change machine in the laundry room and you have to pay in quarters.

Maintenance routinely entered my apartment with no notice while I was in the shower. Repeatedly illegal entries and management doesn't care.

In July 2016 I was promised that community grills and a dog run area would be installed in site. To the best of my knowledge these promises were not kept.

Set your standards low. We decided to rent one of their units and they failed to clean it beforehand. I'm talking no dusting, mopping, vacuuming, etc. It was horrific- I even sat on a toe nail in my bedroom. We were absolutely disgusted with the condition it was handed over in. After we complained, they did remedy the problem by cleaning the kitchen and carpet, but never cleaned the bedrooms or mopped the floors.

Also, we've been renting for almost two months now and they still haven't completed all maintenance requests such as putting up blinds and installing a missing door.

I am very disappointed in this company and sincerely hope nobody else has to encounter an experience like mine.

The building that we lived in was pretty old, but never had any leaks or structural issues with our unit. MK was always very willing to help us whenever we needed things fixed - maintenance was always able to come within that day or the next. The billing was easy & flawless. Always got timely responses from management!

Do not apply for their apartments. Fiance and I were led on for the entire month of April. Through the month of April, my fiance and I contacted Cole G and the owner of 7050 N. Paulina about our circumstances re: credit and lack of cosigners. We agreed to submit 2 months' of rent as a security deposit in exchange for an approval. Both Cole and the owner were told beforehand of my credit score and yearly income. The credit score and yearly income were cited as a reason for rejection. I can provide proof of all these communications, since all communications happened through text messages.
