Zero stars. Not responsive with their email, internal ticket system, or their emergency line. I’ve tried calling the emergency line during business hours and no one picks up. Given the other 1 star ratings, I’m not the only one.

The Bay Area team has an incredibly high turnover and did not show a sense of urgency, even when contacted multiple times. When management was alerted, they took zero responsibility. Our community consistently experiences a lack of response to high priority issues. They are inept at managing our buildings and yet somehow our HOA continues to use them. If you have a choice, AVOID!

I wish I could give them no stars. This management company is completely inadequate. Access to my building was broken over a week ago. Hill & Co has been unresponsive to emails, will not arrange or communicate a repair, and will not provide me with a replacement physical key to enter my building.

Additionally, the fire alarm system has been malfunctioning for over a week; no one has responded to my requests for repair.

I love working with Shermina at Hill & Co. She responds quickly, gives me great advice, and is always on top of things.I recently had to move all the furniture out of my unit and she helped me every inch of the way. She responded quickly to the movers as well. It's never easy dealing with a management company, but Shermina's the best.

Highly recommend not using this organization. Poor communication, lack of follow through (Amanda Cox.) We had billing issues that were not resolved, the Franchise Tax Board suspended our Corporate entity due to Hill & Co. failing to file our return. Although they took accountability and did attempt to rectify, they never followed through with providing us a credit for their monthly services. Our board made the decision to hire a new management company and to date, we're still trying to resolve billing issues they are responsible for and unfortuneately they are inresponsive.

It took four months......four months to get Hill and Company to contact the appropriate people to turn outside lights on for safety purposes at night. Now I am trying to get a replacement for my garage door opener that broke. It has been two weeks. I have left messages everywhere. I have asked for a list of contact people at Hill and Company but no one ever gets back to me. TERRIBLE SERVICE!

Earlier this year they emailed me telling me that my rent was "Past Due" even though they took a direct deposit from my bank and threatened late fees. When I responded to the email I sent screenshots and questions outlining the situation, they never responded... I sent another follow up email making sure it was a mistake on their side and they never followed up again. It's really concerning to get late fee notices via email and then get ghosted without any explanation.

On a separate occasion I tried to get a rental deduction due to coronavirus and my spouse losing her employment. They were not willing to consider a change in rent cost, but agreed to a $300 "rent credit." It has been 3 months and they have never applied any rental credits, even after having both parties sign a legal "Rental Concession Addendum." I've tried following up with this company and my property manager many times and just get left on read.

If you are looking for a dependable property management company, LOOK ELSEWHERE. We have been dealing with headaches from Hill & Co. for 3 years and nothing has improved.

Do not use them for property management. We were dissatisfied with our first property manager and asked for a replacement. He was just as bad - no response to my numerous emails or tenants' requests on the portal, did not follow through on contractors' work before paying them (without communicating with landlords or tenants). E-mailing management was equally frustrating as they never respond either. Total waste of money.

I wish there was a way to give 0 stars. This property management company is a complete waste of money. I'm shocked that they're in business. We have raw sewage coming out of a drain pipe in our court yard and they haven't returned our calls or emails. We tried calling their office, no answer and no voicemail. We tried their emergency line and got a generic voicemail.
