I have rented from RPM Iowa for 3+years. I have had the pleasure of working with Angela Canelos, and she is the BEST!

The units that my husband and I have rented from them have met and even exceeded our expectations! The few maintenance issues we had were resolved quickly! I know it comes down to the owners' decisions as well, but we have been blessed to have great owners as well.

I can highly recommend working with Angela. She is a gem indeed.

RPM Iowa has major communication issue either internally, externally, and with their homeowners it seems. This winter we went a week without heat due (thank goodness for space heaters) to RPM not reading the repairmans log saying a part was needed. Also, we have to call several times to get a partial answer either about rent payments not being credited to the account (which they start reporting to credit bureaus on day 7) or maintenence requests to be finished. They're also have been times in the past where I requested a call back for specific requests/issues and they don't call back.

I don't recommend renting with them unless you find a perfect home to rent with no issues or can deal with poor communication.

We were in a time crunch to find a place and they were very helpful and accommodating. Anthony was super helpful throughout the signing process. He did a great job communicating and was available for any questions that came up. Working with RPM Iowa has been great so far and we are looking forward to renting from them.

As a homeowner, working with RPM has been a great experience. They've been communicative and helped us get our house ready for renters and made the process overall very smooth! Would definitely recommend to anyone looking to list their house for rent.

We were without a working dryer for OVER A YEAR despite many maintenance requests. We spent hundreds of dollars at the laundromat in that time. After moving out, I was surprised to find that they had charged us for hooking up the dryer. Not to mention, there is a maintenance fee charged every month that you request maintenance. RPM cost us at least $1,000 just with the dryer issues. Not to mention that other maintenance requests were often deleted and marked complete without any work actually being done (like others have mentioned). I would never rent from RPM again.

If you are a single rental property owner or just starting in rental properties it is not a great company to go with. Shady and poorly managed, with lots of false promises.

They have a poor business practice of holding on to the rent for a whole month for “incidentals” but do not tell the owners prior to them signing on. Made our family behind on the mortgage. They are extremely hard to get a hold of and do not call back. Don’t trust their contractors either. Writing this on behalf of my partner who uses this service so their is no negative repercussions on them directly as we are stuck with this company. Can’t wait until we can leave!

RPM is the most horrific property management company I have dealt with. Zero communication on issues, maintenance requests are deleted even when you get notifications about your maintenance request status (created, in progress, completed, deleted, etc), alerts of someone showing up are not given.
My favorite example for you, My stove and refrigerator are wired incorrectly. If i touch both at the same time, I get electrocuted. I put in a request and it was days before they got back to me in the issue. Even after i explained that i was being electrocuted, it wasn’t a priority, i also have young kids in my rental. They sent a handyman who rewiree the stove but once i told them the issue is still very much there, nothing has happened to correct it.

Good news though…they still charge me full rent so that’s good for them at least.

I wouldn’t trust RPM to manage a dirt pile properly.

Whether you are looking to rent or are a property owner looking for someone to manage your property, do not look to RPM.

There’s photos of random vent holes in my floor, exposed wiring, broken drain grates, broken windows, a metal floor transition waiting for my kids or myself to impale our feet on.

Believe me. RED FLAG 🚩🚩

I reached out to RPM about one of their townhouses in central Iowa. At first communication was a little slow, but I went on a tour and the place was honestly nice. My partner and I applied for the property and were eventually approved, although communication was again a little slow between us and the company. After receiving a copy of the lease, I proceeded to read the entire document and found a few issues/questions that I wanted to discuss with the company, so I called their office. The person who answered didn't have the answer to my first question, and after a brief hold told me they would "escalate my case" to their leasing coordinator and I should expect a call the next day. Fast forward to the next day, no call. Waited the weekend, then all of Monday and still no call.
The long and short of it, this experience plus the negative reviews of this company across a number of different websites has led my partner and I to decide we do not want to rent from this company.

*Also, if you are considering a property managed by this company, be sure to read the ENTIRE lease. There is a section detailing all of the additional things they plan to charge you for, such as $34.99 per month for some type of company improvement fee (essentially to allow them to maintain and develop their online portal as I understand), as well as a number of other fees that essentially increased our predicted monthly rent by more than $100 (give or take) from what the property listing stated.
Another fun fact, in their list of additional charges, they lay out their hourly rates for tenant-originated maintenance calls. I'm not looking to pay $79/hr (closer to $150/hr for calls outside of regular hours) to have someone come fix things that are the landlord's job to maintain in the first place.
