Pre-Lease
Regan and Taylor were great when we were searching for a place to live. We moved from Philadelphia and they went above and beyond to provide us with information on properties since we did most of our viewing online. They allowed a friend of ours to view properties on our behalf and they kept us up to date on the approval process through email and text. They even allowed us to adjust our move-in date when we couldn't pick up the keys as planned.

Tenancy
There was an issue with the online portal and rent payments for a couple of months but the property manager and Jolene were able to fix the issues with no burden to us. Maintenance requests were completed in a timely manner, Andrew was great with hanlding our requests. Our furnace stopped working twice over the winter and someone was there to fix it within a couple hours.

We renewed our lease 3 times and Jolene made it simple and painless. She updated us with information as soon as it was available and allowed us to covert to a month to month term without hassle.

Moving Out
Reliance provided simple and straight forward moving instructions for us. Any questions we had were answered in a timely manner by Jolene and Andrew. Our move-out inspection was completed 2 weeks after vacating and our security deposit was returned to us shortly after.

Overall we had a great experience renting with Reliance property management and would recommend them to future renters.

We lived in a property owned by reliance and generally didn’t have any issues during the move in/leasing process. Make sure you mark every single detail on your pre-leasing agreement and leave the place you have rented for a year in immaculate and/or better condition than when you left it. During the move out process Annette was very polite and told us to fix some issues to help us get our deposit back. We fixed all but two of the issues 1) two broken light bulbs that were actually broken when we moved in, but didn’t have any proof of it so I let that slide and 2) that we repaint some of the walls because the paint was mismatched. We received the apartment with mismatched paint and I have the photos to prove it.

Before moving out we also cleaned thoroughly, but were charged a $175 cleaning fee for a “regular” cleaning for a 750 square foot home! I have photos of how I left the house as well and it was left very clean. Probably cleaner than when we received it!! In the lease it’s states that you must have your carpets professionally cleaned before you move out or they would have someone come in and clean after move out - that charge was not a surprise to us but still cost $120.

We were also charged $235 for repairs to the wall. My husband and I patched and painted all the holes (again I have pictures of the before and after) except for one that MAINTENANCE made in our wall.

Full transparency there were some damage to the blinds that was left by us and we understand that those entail a charge.

I have a close relative who is also a land lord in the Wichita area and he told me that he would NEVER recommend reliance to anyone. If you have any hopes of getting most of your deposit back I would kiss it goodbye as soon as you hand it over because “normal wear and tear” is almost non existent.

I recommend you stay far far away from these people. I spent hundreds of dollars fixing issues that a previous tenant left in the house I rented, and got charged EXTRA!! They even made me pay for a fridge in the garage I didn't even touch the entire time I lived here! Very shady people who just want to take your money!

My fiancé and I started to rent from them in November 2021. We liked the house we were renting for the most part other than it being small and the neighbors were absolutely horrendous. We lived there for over a year until an electrical fire broke out in the attic while we were asleep. They didn’t do a damn thing to help us. I had just found out I was pregnant, my stepfather had died, and then my house caught fire putting my fiancé and I out a house. They wouldn’t even give us our deposit back but instead offered to move it to a new house.
The house had no power and water obviously and they tried to charge us for damages and because we didn’t clean.
We found a house that we really wanted to move into, but since we were navigating a very confusing time we expected someone to reach out to us (after we had contacted them multiple times) but never did, so the house we wanted went to someone else. Once we finally found a place we really just had to deal with it. There were sonic cups underneath drains under the sink and in the refrigerator.. the bathtub didn’t have a cover on the drain (I’ll insert a pic), the fence in the backyard was collapsing causing our dogs to get out. The property owner offered to higher our rent to get the thing fixed! When our garage door wouldn’t open it took days to get someone out to fix it but when he said we needed a new door we didn’t hear from anyone until something else happened to the door. Not to mention we had to pay $350 more than our deposit for them to fix things that were there when we moved in.
They are AWFUL people and I’m so glad to be done with them. They made a hard time in my life even harder, property owners and Reliance.

So I helped my mother rent a house from this company DO NOT I REPEAT DO NOT Rent from them. My mother cleans properties and even when she moved out they kept the deposit and still took me to court and are now garnishing my wages way here in Texas! Prior to move in my mom told me and sent pictures of how nasty the vents were and how they did not clean or update the property prior to move in! Which I should have known better because the property had been vacant for a long while prior to her move in. She however let them know how nasty it was and of course they didn’t care they had already gotten her deposit. So when it came time to move out my mom took at least a week to clean the property I have pictures of that as well they still kept the deposit and tried to take us to court, and it is only because my mom missed the court date that they get to garnish my wages because no sane judge will side with how nasty these pictures were! So I post it it wherever and warn all my friends, family do not ever do business with these people they are the absolute worst and don’t believe the fake reviews several people don’t say the same thing about a management group and it not be true, when they say these people are thieves and only want to take your money it is the absolute truth. They don’t deserve the one star!

Recently left our rental house on South Fern that was managed by the dreaded Reliance Property Management. We lived at the house for 2 years, and the 1st year was decent with minor inconveniences that we faced. We loved certain parts of the house. Like the extremely deep garage. And the backyard size for our puppy. During the second half of the first year everything started going down hill. To start things off the neighbor across the street worked for the Coroner office, advised us that before we rented there was a college student that took his own life in the back room. He described our house like he’s been in there. Come to find out he was the one that removed the body. In the room the incident happened there is a horribly patched hole in the ceiling. Next, the window in the living room was broken that we put a maintenance ticket in for. When Reliance maintenance made a visit to our house, they went to the wrong window then left. We couldn’t tell them it was the wrong window because we were watching on the camera. We notified reliance and they said they would come back and go to the correct window to fix it. Days , weeks, months passed and no return of said maintenance person. After a year with the maintenance ticket being broken. We started noticing wasp getting into the house. We reached back out to reliance to discuss the year long open maintenance ticket. About the window and was informed that they would be able to come out in a couple days. After talking with andrew, whom definitely not qualified for his position, I demanded someone come out that day or I’m taking the issue into my own hands and will send them the bill. He called me back less than 10 minutes later to have someone come out. When they arrived they fixed the window in less than 10 min. During this whole ordeal our AC was going out. We put in multiple maintenance tickets because our house would be sitting at 82 degrees with the AC on full blast. We have a full size husky who was miserable. Their “certified ac technician”, came out and couldn’t help. Before the last maintenance entry we had our own license, experienced ac technician who has been doing this for well over 4+ years come take a look. He advised that the ac unit was on its last leg and needed to be completely replaced. Before leaving he filled the freeon. The next day being another hot 82 degrees in the house we put in another request. Here comes their “certified ac technician”. Who advised us that we need to take the vent covers off after showing him little to no air was coming out of the vents. And when I say little air, compare it to a 3 year old fanning you with a piece of wet printer paper. That was our last straw. We went out and bought a $600 portable ac unit to keep just the living room cool. Because we spent most of our time.. renewal time came. We obviously decided to move out. After 2 weeks of cleaning it was time to leave the hell hole of a house. House was spotless aside from a couple areas which we understood we would get charged for. They took the entire deposit and still tried to make us pay an 300 on top of taking our deposit. Saying they needed to repaint the entire house. And a $200 hauling fee. To haul 2 small boxes and some tree limbs from the tree that fell over in the back yard. We tried to reach them about the tree but they ignored our calls and would return them. So I took it upon myself to take care of the down tree leaving just some small piles of branches. We called Joleen to discuss the charges. Let me tell you she needs a new job in a different field, like fast food.Advised we feel we should get most of our deposit back because of the issues that they refused to fix and the money we had to put out $600+ to even have it slightly livable there. She said they don’t feel the same and the would MAYBE compensate us if we left the $600 unit there. But they would knock off half the hauling fee so we only had to pay an extra $200 out of pocket. I will never rent from them again. I will live in a cardboard box under Kellogg before living at one of their properties

Things were great during the honeymoon phase. Issues were being addressed as they came up. Later into the lease and renual of the lease, this company became more and more unhelpful. Tickets left unattended to, including standing water in the basement.

They really do steal your money!

Do not waste your time and money applying to their houses. I was the very first person to view an available property and submitted my application before even leaving the driveway (the agent informed me that no one else had applied yet). So, I paid the application fees and received a “we have started processing your application” email the following morning….then crickets. They didn’t even send a denial! When I finally reached out to Taylor, I was informed that someone else was approved for the property. Which was baffling, I exceeded all of their tenant requirements, so it’s pretty sketchy that someone else was already approved (when I was the first to apply). I tried to switch my application to another property but oddly enough I wouldn't hear back from Taylor for hours and she never seemed interested in assisting with transferring my application fees and/or would tell me the property had “just leased”.

All in all, believe the reviews that say they steal your money, because they really do! The ethical thing to do would be to inform future tenants when a property has multiple applications so that they can choose whether or not to throw their money to a greedy property management company.

There are plenty of other property managers in the area. Do not waste your money on Reliance Property Management.
