As a landlord who managed his own property while living in proximity, I was uncomfortable turning over the keys when I was required by work to relocate out of state. Riverside has a competitive fee structure, manages appropriately tenant requests for attention, has increased my long-term occupancy, and when repairs - minor or major - have been required have negotiated for deals as good or better than I could have done myself. I've contracted with Riverside since 2009.

I have been a tenant with Riverside for 9 years and have found it to be a positive experience and relationship. Monica Niscala has gone above and beyond on numerous occasions to assist me in times of financial hardship with great patience and sound advise. In areas other than finance she has also been extremely helpful. My property manager Coral has also been very supportive and helpful in recent times as was her long time predecessor Maricella before her. Coral and Monica are a great team. The maintanence department has always been prompt, friendly and professionally competent when I have needed their services. It's been very easy to develop relationships with all of these people. It's been a positive experience overall.

As an out of state owner, I never have to worry about any issues with my property. Jake immediately deals with anything that arises, and is quick to respond to any questions that I have. He is a pleasure to deal with, and Riverside Management is run in a professional and organized manner. I appreciate their commitment. Riverside Management takes care of my property as if it was their own, and I highly recommend them to anyone in need of their services.

My personal experience with this company is such a negative one, its horrible. As a renter of a property that they managed, was a very negative experience.

It started from the day they took over. They required a $2 convenience fee for paying the rent by a checking account, with an online payment. This is despite that they took over mid-lease, when in that current lease there was not a fee for leaving our check in the rent box. I argued with them, they told me it was standard operating procedure by management companies. I told them not even the DMV charges a fee for moneys drawn on a checking account/routing number online. I even proved it to them - because they told me it was not so.

They are heartless - one of our residents passed, when the family is trying to make arrangements for their loved one, Riverside gave the family 4 days to clear and clean the unit. REALLY

They do not manage their lease renewals in a timely manner. Six months after my lease expired, they gave me less than 30 days, in February, to sign and renew a new lease or to vacate. Trying to find and move in the middle of winter is no easy task. And on top of it, the increase was more than 15%!

They will tell you they are making the units a 'luxury' unit - well, nothing was done to my unit, and I still had the increase. The building is not secure, we do not have dishwashers, cabinetry is decades old, fixtures, carpets, flooring - all decades old. Yet they tell us we are living in luxury units.

If Riverside manages the property you live it, run, dont walk.... to a different rental.

The entire staff at Riverside is always professional, reliable and friendly - which is hard to find nowadays. Jake has been so helpful and responsive and takes what he does very seriously, which is much appreciated. I would definitely recommend this company, plus I always enjoy working with great people who are driven and care about what they do!

We have lived here for about 5 years. We don't like to bother anyone so make very few demands. It the past 2 years during the rent we've had to call regarding the furnace not working and it took 3 or 4 days to get fixed. Now we have no air conditioner. We made our first call 5/23/18 and they sent over someone to take a look. Going into the Memorial Day weekend, the hottest days so far, we had no air. I called on 5/25 to find out a status and never received a call. On Tuesday 5/29 I received an email that the work order was closed. I called right away. They did send a vendor to take a look. That's the last we've heard anything. I left 2 message on 5/30. I sent an email on 5/29. I called and left 2 messages on their phones. I put a note in our tenant portal. I sent a contact through their website. And this point I was just asking for an update. My husband called 6/5 and they said they would call back within the hour and the never did. I know that air conditioning by some can be considered an amenity but have rented since being diagnosed with the pulmonary hypertension places with air conditioner. My son has bronchial asthma & works in a factory that is very hot. We've been fortunate that it has been a little cooler but I got really sick before that from heat exhaustion. I don't know what repercussions we have but we will be checking into this week.

I spent a little over a year in one of their Vernon Hills Apartments and had a very positive experience. Jake, head of operations, processed any maintenance request swiftly and Maricela and Vicki offered extensive knowledge and support while maintaining transparency about policies. Overall, I would definitely rent again from this company.
