Was a tenant for over three years. Not only did I not get any of my deposit back but had to pay for paint touch up carpet/apartment cleaning. 3+ years of renting with Royal T and normal wear and tear was not even taken into consideration. Carpet was already worn to begin with but because I moved in during peak Covid I was not able to walk through with management because of social distancing. Would not recommend.

These people are good for one thing “ extortion”. They tried to rob us over 10k after living in their apartment for 9 years. I left the apartment spotless, yet they are asking me for 10k, then reduced it to 7k. They are replacing the granite counter and refrigerator that I had in the 9 years at my cost. These people are scammers…run away from this company!

This is purely for management. I was given an overdue charge after moving out was $1800. My security deposit covered up until a remaining balance of $1054. Here are the charges that make zero sense that are left over:
Adden. Penalty:
$55
Legal fees: $120
Apartment Cleaning (multiple charges under different titles): a whopping $973
Other Late fee: $80
Paint supplies: $143 - seriously, the apartment is supposed to supply these.
Rub bill final: $46
Additional carpet cleaning fee on top of the $620 already charged is $143? What kind of contractors do you hire, is it god? Is God the contractor here? Let me know please. Your invoices provided to me inquiring those charges look like they're made up on some position of sale device. Not being able to reach a supervisor to explain these charges is bad enough. It's clear your supervisors and customer service reps don't want anyone talking to upper management. Specifically, Brittany Medina couldn't care less about what I have to say. I get it, working in customer service is tough, but her blatant attitude is only fit for a receptionist, and nothing more. On top of that, it feels like you're holding my rental history hostage until I pay these bogus charges for cleaning and maintenance. I can't even dispute them properly because your notice letter is dated wrong, giving me just a few days to sort out this mess. Royal T Management, this isn't Beverly Hills we're not made of money. If I had the time, I'd take you to small claims court without a second thought with a photo of some mold on a wall near my old door way. The mold was so bad a small part of the wall caved in. Of course I got charged to fix this, with the 5+ misc charges that would make sense. I enjoyed the landscape is the only positive thing I have to say lmao

I was a long-term tenant (2+ years) in good standing when I moved out of Ashbrier Sandalwood Apartments in April after providing a 30-day notice. This is a property managed by Royal T Management (RTM). I pre-paid their preferred company to shampoo the carpets before moving out, painted and covered all nail holes in the unit, cleaned and detailed the place, and returned the apartment in better condition than it was delivered to me more than two years ago. I also kept all my receipts, rental agreement, and pictures from when I moved in and when I moved out.

After move out RTM failed to return my entire deposit as promised in their agreement, and they deducted more than the final utilities from my deposit unlawfully retaining funds. Even after trying to amicably resolve the dispute with their property supervisor, Liza Arellano, they still retained an unlawful portion of my deposit. I have been advised by an attorney, based on their actions, that I am able to skip arbitration and go directly to court to seek a remedy which I intend to do.

I am actively working with an attorney to pursue legal action against Royal T Management, and the property owner.

My photos and exhibits show RTM altered move-out documents after they were signed by me and their walk-through agent, and after the time the apartment was in their possession. They also made up artificial non-existent damages and expenses as reasons to keep my deposit. RTM claimed that the apartment had to be cleaned by Family Cleaning Services but failed to produce any bill or invoice from them -- and through further research I learned Family Cleaning Services is a non-existent business/ not licensed in Fresno or anywhere else. They failed to produce any photos to demonstrate that cleaning was necessary-- but demanded to see my photos (albeit the burden is on RTM to do their own work).

Additionally, throughout my tenancy, Royal T Management improperly billed me for sewer, water, and trash charging higher utility rates than legally allowed in the state and charged undisclosed/unknown fees. They also used an improper formula to calculate these expenses which is not in accordance with California Civil Code.

Today, I sent them a final demand letter to return my money and fairly compensate me (to my satisfaction) for everything above.

I will post a follow-up to this review when I prevail by settlement or by a court jury's judgment.

Prospective tenants are recommended to stay away from this place. The onsite management is rude and unhelpful, and the folks in their corporate office are less than pleasant to deal with. Learn from my experience. If you decide to rent here, on your last month, be sure to only pay a prorated amount to include your deposit, otherwise they will keep it anyway. (In other words, use your deposit funds in your calculation to make your final rent payment.)

Future and current tenants beware!!!

I was very fortunate to find a home at New Porter Appartments. I have resided here several years.

Recently I had a renovation of my kitchen and bathroom. I am so happy for this beautiful renovation!!

MANAGER FROM HELL !!! also at Casa Del Mesa @ 3750 N. Fresno Street. Lucy the Manager is a whacko!!! I have lived there for over 13 years and never had a problem with the three previous managers. She has threatened to evict me and other tenants for the most trivial matters and has written threatening documents, I have five of them. The place looks great from the outside, the landscaping. Inside it's slumlord negligence. They don't fix faucets, I had them out three times to fix the hot water in the bath tub and bathroom faucets. It still comes out at a trickle and they refuse to replace the fixtures according to the plumber who last came out. There's an issue with mold, tiles are broken, they won't fix, I had water coming from the ceiling from the air conditioning unit which by the way are old and ineffective, they did a lousy job fixing the ceiling as there is still a visible hole in the ceiling. I had water leaking from the hot water pipe underneath my living room and they refused to replace the carpet. I could go on and on. She even came and said someone was complaining about me opening and closing my door, I don't slam it, just unbelievable.

I sadly had to leave my apartment at Villa Sa Vini and I really want to thank all the management staff because everything in my experience was great!
My family was so happy while living there! The commune areas were always well took care also were the two pools. We had the best time ever.
Cindy, the manager of the apartment complex, is very skilled and takes great care of the tenants and the property.
Kirstie and Blake helped me through the whole process of the moving out!
They were all kind and professional!
I really appreciated them because I moved from Italy to Fresno and that one was my first experience here in the US.
Excellent properties, way much better management!
I would highly recommend any property under the Royal T Management.

Raised the rent twice in three months. Most people don't know that in CA rent can only be raised once a year. We pay our rent on time in full, even during the pandemic. This is the second property we rented with royal t mngmt, thought our horrible experience with the first one was down to the managing staff. Nope, it's evidently company wide. Do yourself a favor and don't rent with these guys.
