I live in Skye Reserve apartments in Brandon , FL and they’re the most disgusting apartments I’ve ever lived in. The place is uninhabitable no one fixes anything they don’t answer their phones. There are water leaks and roaches and just total filth. They walk in your apartment unannounced and I’ve had to since post no trespassing signs I’ve installed cameras and extra door locks, pepper spray. I have a golf club by my door. There are sewer back ups they shut water off every single day for hours there’s black mold on walls in units and trash all over the grounds. Sewer pump stations buzz incessantly fire alarms go off bogusly. One tenant has bats nesting on her balcony and no one does anything about it I’ve called code enforcement over a dozen times. I’ve contacted senators, the governor, the health department.

To whom the review may concern, first i would like to start off with we rented this apartment as a last minute due to moving from NY and needing somewhere to stay. We got a video call from the office to see it. Once we finally moved in to the apartment there were issues (newly built apartment/townhome from 2024). Firstly, there was an amazing family of BLACK WIDOWS hanging out in the garage and sacks full of babies by the boat load and more spiders throught the corners of the house. Secondly, the cabinets slam close very loudly due to company being cheap and not installing soft closing hinges. Thirdly, the microwave had would chips from the installation and when i turned on the vent it shot out everywhere and glad i noticed because it started to fall on the food i was cooking and was going to feed my daughter. The fridge isn’t big enough for anything. It is so small it doesnt even fit the space it goes in( it’s not big at all for the rent they charge). The walls are extremely thin not insulated at all you could hear your neighbors conversation and they can hear yours and tvs, dogs barking etc. it is not yours or your neighbors fault that they used the cheaps materials to get the job done and charge $1700. This has been brought up to managements attention and its been a month and a half of on going waiting to hear from there bosses but everyone expects rent on the 1st. The Hvac system smells awful like fumes and burning rubber when you turn the AC on still waiting for filter to be changed 3 weeks later (ordered) and nothing how do we know theres no mold in the hvac. And to top it off your own employees put reviews on your apartment. Isn’t that a conflict of interest?you live and work for the company? But put a 5 star review....RPM you have to do better your apartments are only worth 1100 dollars.

After Renting from Pecan Pointe managed by RPM Living Management for almost 3 years, you would think you would be treated better. However, as a Single Mother, I was threatened with Legal Repercussions by the Staff here at Pecan Pointe if I had Broken my Lease and Moved Out of the Unit that had been deemed UNINHABITABLE due to a TORNADO hitting it DIRECTLY, MAY 22 2024 @6:37 pm. We were told we could not stay there due to the damages of the TORNADO. We were told that we still had to PAY FULL MONTHS RENT for JUNE AND JULY. We were told to toss out EVERYTHING that SPOILED due to the POWER OUTTAGE caused by the TORNADO. VALET TRASH REFUSED TO PICK UP THE TRASH AND THROW IT OUT. They left it til MAGGOTS formed then still DEMANDED WE PAY FOR VALET TRASH! We were told that we could NOT BREAK OUR LEASE by LAW although it was due to the DAMAGES caused by the TORNADO and if we did we would have to DEAL with LEGAL REPERCUSSIONS. We were told that they weren’t at liberty to move us to another UNIT because 113/223 units were DAMAGED due to the TORNADO. We were told that they would NOT be WILLING to PRO-RATE RENT. We were told that they weren’t able to assist with any type of ALTERNATIVE LIVING ARRANGEMENTS in the meantime until REPAIRS WERE MADE. We were told that they did NOT have an ESTIMATED TIME OF REPAIRS TO BE MADE AND OR COMPLETED. I was told that if I needed ALTERNATIVE LIVING ARRANGEMENTS to consult with my INSURANCE agency. FINALLY, in July we were told that we could get out of our LEASE due to the DAMAGES OF THE TORNADO. They requested a forwarding address to send my REFUND to. Now, I am being forced to pay for RENT FOR JUNE AND JULY when I wasn’t able to RESIDE within the UNIT. I am a SINGLE MOM this is absolutely RIDICULOUS and so very SICKENING. THIS COMPANY IS INTENTIONALLY PREYING on the VICTIMS who were EFFECTED by the TORNADO. I will NOT be RENTING from RPM Management moving forward after this current LEASE IS UP.

I have made complaints after complaints about my neighbors dogs peeing, spitting , throwing up and dog food all over my balcony! With nothing being done … Was on the balcony Sunday and the dog threw up all over me and the residents threw water which landed on directly on me .. He apologized said I’m sorry I didn’t know my dog was going to do that .. how could you not know … the floors are wooden and you can see right down on my balcony
But not even 24 hours the dogs are back on the balcony.. I have fake grass on my Balcony which smells of dog and pee .. went to the leading office showed pictures nothing happened … called several times.. nothing happened .. sent emails nothing happened … dogs are not suppose to be tied up on the balcony … and constantly waking me up at 2am because they too lazy to walk the dogs they placed them on the balcony … how many times do
I have to ask to please do something … about them dogs .. I can’t even sit on balcony .. I put up Xmas decorations for what! What sad is the residents just been here a little over a month …Peaks landing

I live in Mesh Apartments and RPM is a nightmare to deal with. Maintenance will close out work orders without ever visiting your apartment. We live in a place riddled with crime, with homeless people passing out and overdosing in front of your door (this has happened three times), scrawling graffiti on doors, and even using the bathroom in your hallway. “Security” is a rent-a-cop voicemail that take hours to arrive, if at all. There are many, many severe code violations that management ignores. The City of Austin Code Enforcement has been out 4 times this month and nothing is resolved by RPM. We have cockroach infestations, overflowing dumpsters that are never emptied, dilapidated/unsafe staircases, faulty and illegal electrical wiring, water leaks over exposed electrical wires, falling ceilings, cracking walls/foundation, and a bad mold and mildew problem. I’ve had electrical outlets catch on fire due to overloaded circuits and maintenance refused to replace them. I’ve been electrocuted by unsafe wiring in my apartment. They have unlicensed maintenance staff performing highly specialised and dangerous repairs, like electrical, resulting in electrocutions to me and my boyfriend. My (newly built) patio is so structurally unsound that Code Enforcement told me not to walk on my patio. I pay extra for the “perk” of not being able to use my patio. All maintenance orders were marked as completed, even after fines from the City of Austin. Save yourself the trouble and don’t move into a Roscoe property. You might die due to these slumlords.

Edit: in the month since I’ve left this review, it’s somehow gotten even worse. My bed fell through my floor (after multiple requests for repair). There is a giant hole with asbestos material inside. Mgt’s solution was to have a repair company come in and cut my floor, further disrupting the asbestos. They have completed repairs and renovations in my apt with known asbestos materials without any proper certification, abatement procedures, or warnings to residents/Dept of Health. AVOID AT ALL COSTS!!!!!!

I enjoy living here. The staff are friendly and have fun events for residents like Traveling Tom’s coffee trucks giving out free coffee. This season they have provided Christmas wrapping supplies for residents to use. The building is kept up well overall. We are informed of things going on in the building with good notice. My maintenance requests are handled quickly.

Do no rent from any properties owned by RPM! They are the definition of slum lords. We live at the Lantern Apartments and I have had to reach out to an attorney multiple times regarding issues they are not resolving! One that all of the residents are currently facing is trash pick up, They charge the residents a fee for trash pick up and then they do not pay the bill. We have been living in filth for a week to the point that the smell is seeping into many apartments. They have also been notified by myself (listed below) as well as other residents. We have called many times and are told the same crap "We are aware of the issue". Supposedly they have not paid the bill for trash pick up but have no problem charging the residents a trash pick up fee every month. I have already reached out to a lawyer this week and will be waiting for a response as to what legal actions I can take. If you rent from RPM, this is exactly what you will be dealing with!! Stay away from them!!!

My husband and I have lived at the Bungalows for 5 months. We love it here. Everyone in the office is very friendly and helpful. Maintenance gets issues taken care of quickly. The other residents that I have met are also very friendly, and I haven’t heard any complaints about living here from anyone. I love our 2 bed/2 bath house, especially the master bathroom and closet. It’s so big! The bedrooms are a nice size also. We definitely made the best choice in moving to the Bungalows on Camelback.
