I was charged twice for parking, and after two months of repeated emails and in-person visits, I went to the leasing office at Onyx to get it resolved. Unfortunately, I had the misfortune of dealing with Hannah, who was shockingly rude, dismissive, and unprofessional. Instead of constructively addressing my concern, she refused to listen, spoke to us with sheer arrogance, and even asked us to leave the office without even acknowledging our concerns.

I have lived at Onyx for a couple of years and had no issues with the other leasing staff, but my interaction with Hannah was unacceptable and has made me seriously reconsider continuing to live here. No resident should have to deal with such blatant disrespect when simply trying to resolve a legitimate issue where the building owes the resident money and defaults on applying the credit. Frankly, someone with Hannah's attitude who lacks basic courtesy has no business working in a leasing office or any customer-facing role. If this is the kind of service Sares Regis as a managements allows from its leasing agents, I would not recommend living in any of the buildings they operate.

I have lived in the California Villages in Pico Rivera for the past 3 years and management has changed 5 times. With so many different managers there have been errors in recording my rent payments in 2022 and in 2023. Due to this oversight, I was subsequently charged late fees from April -November 2022 and from March to August 2023.
In 2024 the new manager reviewed my proof of payments and began removing the late fees. He created an account for me to pay my rent online and now my rent payments have been processed on time.
In November I ask for a copy of my rent ledger and I have late fees charges in the amount of $1,135.35. My rent is paid in full, and I have not been late. I did not receive any notice that my rent was considered late during this period nor in previous years when my rent payments were not recorded. I added up all the late fees and the amount is $1,135.35.
There is once again a new manager, and she stated that the late fees are for the balance I owe. I have written her a letter and I am waiting for a response. I am being charged late fees for late fees. The late fees charged over several months are excessive and do not reflect a reasonable estimate of any actual damage incurred by the leasing office.
I wont pay late fees when I have not been late.

COMPLETELY UNRESPONSIVE
UNACCAPTABLE.

This company took over ownership of my last apartment Vaseo, in Phoenix.

I'd lived there for over 20 years, in 3 different apartments. Over the years the property grounds have deteriorated. I contacted, SRG after they took over about a particular problem, I was having with the apartments inability to remove junker and derelict vehicles even when they clearly violated community guidelines.

I had even hired an attorney. I reached out to Sares Regis. I was COMPLETLEY IGNORED. NO RESPONSE TO SEVERAL INQUIRIES.

I moved out in June. I love my new apartment. No trash, no junk cars and a helpful responsive management team.

BTW, my old apartment is still vacant. Your manager at Vaseo, Thomas Christianson created a revenue loss of 5k for simply not listening or caring about a tenant's concerns. Poor management is costly.

Shame on you

They refuse to respond to tenants regarding outrageous charges of the utilities which is controlled by Conservice. Conservice won't do anything either. How does a single person living in a 700 square foot apartment have a utility bill of $700? Management does nothing to address it and tell us they can't do anything. This is Fountain Glen Rancho Santa Margarita. And, if we want to get out of our lease we are charged over $3,000. This is a 55 and over establishment. Perhaps they think everyone here has dementia and has no clue what's going on with anything. The business practices are shady at best!

Here is the comment i posted on one of their properties.

I’ll leave you several things i experienced to help you make your decision to stay out of this place and any property under Sares Regis Management. TLDR they are notorious for a reason and this place is 2 stars for a reason

1. Predatory charging on move out. It doesn’t matter how clean the unit is, they will charge you full deposit amount and more. Without providing evidence or actual receipt. They charge painting even though the unit is 100% as it was.
2. They conveniently add more fees to your account. After Sares Regis took over, there happened to have ridiculous charges on the account, like double charges on sewer, and other mysterious fees. If you just email them they will ignore you, even if you go to leasing and find them in person, they still conveniently forgot after. It took me a lot of back and forth, in the end i sit there for an entire afternoon and made sure it was fixed in their system. If i do not find about this, i could off just paid, maybe others already did.
3. Slow to no management. If you send email/file ticket they will just ignore for weeks, until you find them in person.
4. Parking issue. Space tight af and there is no guest parking, they claim they do maybe around 4 for the entire apartment, don’t think about invite your friends over.

I’m currently in the process to fight my money back. They do this all the time because it’s a lot of effort to get your money back. If only 1% people get their money back through back and forth argue and even small claim court that means they get to keep the rest 99%. If you are in same situation, don’t let them take advantage of you.

I find it interesting that most of the reviews point out how this company falsified information to avoid returning deposits as I have had the same issue for over a year, and no one has helped me. I moved out of a property almost one year ago and was charged for a cleaning fee after the staff also provided keys to the cleaning service the same day, that THEY recommended, to go and clean my apartment. Essentially I paid for a move out cleaning service just to be charged anyway. I have photos of the cleaning being done on the same day, yet they still tried to act as if I left the property without any cleaning being done. This company has zero regard for any tenants and I am highly disappointed and somewhat offended because I feel like I was tricked, even though enjoyed the property itself where I lived.

Worst experience ever! Staff are rude and hung up the phone on me. I gave a security deposit of $1000 and they are refusing to return it after they denied my application. I now have to have a lawyer take this property to court. They do not practice fair housing, and I am also making a complaint with the housing authority.

I've been living in the California Villages apartments in Pico Rivera for nearly 7 years now. A few years back it changed hands to Sares Regis. I've been month to month since around 2020, but they finally sent me a notice to sign a new lease. However, when I went to sign at my leasing office, the numbers they provided me that they signed off on and sent me in triplicate did not match. After about a week of back and forth between the leasing office and the company, I was told that the notices they sent me were "an error," and the gave me a new notice with options that were far pricer than stated - and also above the 8.8% increase, which I understand to be the legal limit for increases in LA county this year. The people in my leasing office are just middle men communicating with Sares Regis and nothing has been decided for about 3 weeks now. My belief is that they should honor their mistake since they were official documents with clearly stated prices, a clearly stated deadline, and a hand written signature. But right now I frustratingly stuck waiting in limbo, trying to decide if I move or pursue legal action against them either being a generally deceptive business or not compying with AB 1482.

Update: After a few more weeks with no resolution, I wandered into the office and found out they did agree to honor their "error." So the headache is over!
