Smart Management NY is one of the best management companies in NYC. I’ve lived in NYC for 7 years now and Smart Management was hands down the best experience I’ve had living here. Especially the building manager Mark and his team who was very efficient and professional! They respond to any problems you may encounter very quickly and it’s always a pleasure talking to Mark and his staffs. They are friendly and supportive, which is rare when it comes to management companies. It was such a pleasure knowing them! 871 Grand Street was a wonderful place to live and Smart Management NY made my time here even better! Thank you Mark for all of your help and support!

Smart management raised my rent at 277 Classon from 3,350 to 4,000 over 2 years (20% !). We offered to re-sign at 3,650 and they rejected us and listed it for rent on Streeteasy at 3,650 the next day.

In their response they were rude and cited several verifiably false reasons for raising the rent including property taxes increasing (not true!) and inflation raising the cost of utilities (we paid them!). They also said we were lucky to have a “hot seller.” 40 days later the apartment is still available on Streeteasy even though they constantly sent people to tour the unit (without an agent or property manager present!) the last month we lived there.

Why not give the current tenants the opportunity to sign at the price you list online unless you think they cannot afford to move (price gouging!) or you raise rent based off the income provided in their application (discrimination!)?

Price gouging, lying, intimidation, incompetence. Some of the worst people around! Get corporate landlords out of NY!

I have rented many apartments with Smart Management over the years. I have always had a great experience with them. Smart Management are my favorite landlord in NYC. Always available when you need them, responsive and their buildings are very well managed. Definitely recommend ⭐️⭐️⭐️⭐️⭐️

Do not trust this company. Constant talking in circles, rent raise of almost 10% and then denied that it was raised. Basically gaslight me non stop and made me apply twice to scam me out of another $80. Further gentrifying bushwick by counting on rich college kids to pay their insane rent prices instead of renting to residents earning their own rent. There’s always a better option don’t settle for smart management.

Just when I thought my living situation couldn't possibly get any worse, Smart Management managed to prove me wrong in the most disgraceful way imaginable. For nearly TWO MONTHS, my child and I were forced to endure a full-blown wasp infestation inside our home — a danger that Smart Management shamelessly ignored.

Despite submitting multiple tickets through the tenant portal and making repeated phone calls, NOTHING of substance was done. No responses, no vague updates, just pure neglect. It wasn't until I was left with no choice but to withhold rent that they finally decided to take action and call a specialist. And their idea of "compensation" for this nightmare? A pathetic $250 credit — which I was told, with stunning audacity, was a "generous amount." Generous? For two months of fear, stress, and potential harm to my child? Absolutely insulting.

This company's complete disregard for tenant safety and well-being is beyond shameful. DO NOT RENT FROM SMART MANAGEMENT. They will happily collect your money while you suffer in unsafe, uninhabitable conditions. Avoid this slumlord operation at all costs.

Here are just a few of the many grievances I’ve had to endure:

1. Unsecure and Unlocked Front Door
Repeatedly, I’ve returned to my apartment at night to find the front door completely unlocked. As a mother, this is absolutely terrifying. Despite locking the door myself, the tenant or her children often bang on my door or windows late at night because they seemingly refuse to use their own key. Even after personally providing a spare key to resolve this issue, it persists. When I addressed it, I was subjected to profanity-laden tirades from neighbors, with no intervention or support from management. A damaged door—cracked and compromised— was left unrepaired for nearly three (3) months. The issue was only resolved once I threatened to withhold rent.

2. Chronic Loud Music
I have been forced to deal with tenants playing loud music at all hours of the night, even during the workweek. It’s nearly impossible for my family to rest when there’s music blaring at 4:30 AM, yet management has done nothing to stop it. Noise complaints filed with 311 have also gone nowhere because even the NYPD doesn’t follow up. Management is entirely absent and indifferent to this issue. Raizy, the reporting property manager, even exclaimed "What do you want me to do about it?" during a call discussing the matter.

3. Non-Compliant Safety Standards
This company blatantly disregards New York City's building codes. My unit is supposed to have self-closing doors—it doesn’t. I’m also required to have window guards due to the presence of a child under the age of 10. Not only were three (3) windows missing guards entirely, but the guard in my daughter's room was broken. The lack of action on this is a legal and safety violation had to be brought to management’s attention multiple times (along with more threats!) before they finally decided to do anything about it.

4. Rodent Infestation
Despite having an exterminator "seal" rat holes, I still hear rodents crawling through the walls. As someone born and raised in New York, I’ve never experienced anything like this in my life. Management was slow to bring the unit up to code, despite complaints to the HPD. The rodent issue is not just an inconvenience—it's a health hazard, especially for my young child, and yet Smart Management has completely ignored my repeated pleas for a permanent solution.

Smart Management NY’s complete lack of responsiveness, professionalism, and basic care for tenant safety is utterly disgraceful. They prioritize collecting rent over ensuring that their properties are habitable or meet the bare minimum legal standards. I would strongly urge anyone considering this management company to look elsewhere if you value your safety, sanity, and peace of mind.

I lived at The Delmar for 3 years, and it was a great place to call home! The staff is incredibly friendly and helpful. The building is always clean and quiet. I can’t recommend a better place in LIC that’s centrally located to the train, grocery stores, and parks!

For 188 S 3rd in Williamsburg - mark k was very responsive over text/call whenever we had questions or issues. There was a ceiling leak situation and a heater issue that he worked to solve immediately. Move in/move out were easy with his guidance. Hamilton the handy man was also fantastic in helping with the aforementioned issues and more!

I lived for two years at 180 North 7th St managed by Smart Management.
I had the best experience I could possibly have. Mark, the building manager, and his team were always very responsive and professional.
All my maintenance requests were handled very quickly and efficiently.
The building was always very well maintained and clean.
Anytime I would reach out to Mark with a concern or issue, he would get back to me withing the next 24hrs and would always make sure to be on top of it!
Overall, I had an outstanding experience with Smart Management and more particularly with Mark and his team onsite during my time here.
