I would never recommend renting from this group. The property owner of 5008 Quincy Ave, Lubbock, TX, is highly unethical. He tried to charge us an exorbitant fee to replace the carpet in one room—nearly four times the actual cost—based on a false claim that it was stained beyond repair. This was entirely untrue, as we had the carpets professionally cleaned before moving out and have photos to prove there were no stains. When we requested proof, we were told the carpet had already been replaced.

We took excellent care of the property, as acknowledged by management when we moved out, but this fraudulent charge was extremely disappointing. It seems the owner simply wanted the carpet replaced due to poor initial installation, which caused it to rip at transition points—not because of any damage we caused.

As someone with 15 years of professional experience in carpet cleaning and repair, I can confidently say this was an unjustified and dishonest attempt to exploit tenants. Save yourself the trouble and rent elsewhere.
