I have been trying to get my returned security deposit for the past 4 months and have been calling almost everyday and emailing. I have received no answers except that Jim is in a meeting from his receptionist or a very late response email. It's getting very aggravating at this point. We were not destructive tenants and left everything in move in condition. Will update review if conditions get better.

Failed to return security deposit even though we paid double deposit. Everything was left in "Move-in" condition. We received little to no response. More then 1 mailing address has been sent as well. We didn't "bother" the property manager for really anything when we lived there. Even handed him the house/ mail keys in person! Very rude considering we were good tenants.

Huge regret using and trusting this company to manage duplex units. They charge you 10% of rent which is no problem if...the job is done right and if they respond to tenants needs in a timely manner and If they maintain or fix anything that needs done. NO, this is not their forte!!!!
Their forte is to collect your rent, get their 10%, get their pool of workers to clean up or the HOA or city sends you a notice how poor of a condition your property is in. Tenants would call them for issues but are never addressed, or are taken shortcuts.
I was not aware of how derelict my property became under the hands of these people until I switched companies. Then did the tenants voice their concern and only then did I realize this company should be help responsible for neglect.
I am not one to file charges, I believe in Karma and yes, it is coming. Watch out you 2 Jimmy boys.
James Moran is all gigles when you reach him on the phone after 100 tries. They do not have an office, just an answering service. Moran will answer your emails if he chooses to.
I do not thing the owner of the company James Smith (I think that is his last name) knows how poorly Moran handles his job. Beware of this company, stay away unless you want to incur $$$$$$ in expenses for repairs due to this companies neglect.
There are better companies out there, believe me.

This company does NOT follow the Security Deposit laws and refuses to return Security Deposts back to tenants who move out owing no past due rent or having any damages. It's been a year and a half of e mails and phone calls trying to get a " well deserved "security deposit returned. Time for someone to take this crooked company to court! Its starting with me.

They are extremely incompetent. I am a property owner. They provided very good service when trying to get me to buy their service. But since then the experience is extremely poor
1) Rent checks are almost always 5-6 months late. I always have to remind them and then they send the checks in bulk. The excuse is almost always bogus - something to do with 'IT issues'
2) They promised a property owner dashboard. It was obviously a lie. 3-4 years later it is still not there
3) It takes them 3-4 months to get a renter in place. With my previous manager, it used to take only 2-3 weeks. They blame it on market. Might be true - but I am unsure how market turned around just when I changed property manager
4) Try getting them on a call. Impossible. Any communication is almost always delayed

Horrible place to deal with. Changed paperwork to make it look bad on us. Way overcharged on what they said was eviction but had written notice months in advance we were leaving. They knew the "eviction "notice to appear in court would be left on an empty door since they knew we were moving out after 3 one year leases (changed the paperwork). We never knew to appear in court and now have thousands to pay in fees and interest.

Jim Moran repeatedly doesn't accept calls or sends them to voicemail to which he never replies(myself and loan officer) I had to get kind of stern to get replies.I dont like doing this but unfortunately the situation dictated it. You could not PAY me $10,000 a year to live in a place this guy has any authority over. They know it's cheaper for you to pay their outlandish fees and charges rather than hire a lawyer. Please beware of this place, you've been warned.

I highly recommend! When you take a professional who serves on numerous boards and committees and educates the public, as well as years in the Property management space, who is a straight shooter as well, then you have found a real winner! This guy really knows what he is talking about when it comes to managing your investment properties.

Absolutely the worst company every and the owner is a liar as well he will never give you your deposit back or ever ever come and fix anything that is broken. Also be extremely careful to read you lease and do not let him tell you he will bring back a copy because that will never happen..#$-(&$#DANGER DANGER STAY AWAY DANGER DANGER@#$&+$#
