Just tried to reach them, got transferred to a voicemail. Just want my water issue fixed but it’s hard to get anything actually fixed not just patched up. When I do reach a human and express my concerns they just take a message for me and no one ever calls me back for example when they did some tree work and didn’t let me know and scratched my wife’s vehicle they never got back to me to try to remedy the situation.

This is my first time renting a home and honestly Triple E has been great. I have found that yes sometimes you need to do a little more work to get in touch with them, but they have so many clients. So that is understandable. I do wish at times I did not have to work so hard to get updates but it is fine. There is always someone to call and talk to, and answer questions. They have fixed most of my requests and we truly love where we live. The company is great for first time renters and I am very happy so far.

I would strongly advise against renting from this company if possible. As a family-owned business, there appears to be a lack of accountability for their errors. In my experience, they imposed fees for issues that were the result of their own mistakes and left little option for resolution other than pursuing legal action. For example, I endured raw sewage in my basement for five days before they addressed the issue, and only after I contacted the health department to intervene. That was the first month of renting. I have several other horror stories! Consider this a fair warning based on my experience. Find another company to deal with.

I had to resubmit my review because of the response made by the company to make themselves seem better than they really are when it comes to transparency and conducting business with a moral compass I have a very long list of service issues at one the properties I currently reside in I pay my rent on time every month with no issues I’ve rented with this company for almost 2 years this was the worst one by far the service department individuals don’t speak much English and probably undocumented they never fix anything and if they do it’s temporary because they’ve made it worse I’ve been without working water for 4 days thanks to horrible plumbing in the home they always text me that they are sending someone out but they either never show up or ask me the same thing if I’m home or not which I work so I can’t be but they have access with the office key and it’s always a problem I can’t go one week in this crappy home without having to submit a service issue I don’t care that you send someone out because they don’t always come or they come and nothing was actually fixed I promise to speak against this entire company while I reside in this city and I do hope to bring awareness to how poor you all handle complaints and issues. I don’t care about your response to my review because all you’re going to do is apologize and not fix anything or credit my account for all these rent payments I’ve made but yet having to go through these issues everyday while living in your crappy rentals. I’m posting pictures to prove how many requests I had to make this is crazy

TLDR: 0/10 do not recommend; Triple E has poor management company procedures and demanded $1450 post-tenancy.
Edit to respond to Triple E Response: The exit interview was scheduled, but was conducted by Josh more than an hour early; I have evidence of this. The quarterly inspection notifications were conducted by text day-of; I have evidence of this, and discussed it with your staff. I had no issue with the inspections, but the lack of notice. Again, the exit inspection only noted paint, and the pictures addressed the issues listed (sink, oven, ice in ice machine). This was not $1450 worth of repairs. Please note the issues before and during tenancy indicate that your team did not meet expectations even prior to the move-out. However, as noted in many google responses, your team is very aggressive, and so addressing those concerns during tenancy could have jeopardized my housing. Thank you.
Issues before tenancy: They guided us through multiple homes that were legitimate health hazards, from sanitation concerns to aggressive pets.
Issues during tenancy: quarterly inspections occurring with only one hour of notice, maintenance being done incorrectly leading to additional teams having to fix it AGAIN or not at all, and when I moved into the house there was broken glass and trash outside, as well as in the house itself--I was told they'd clean it up, but they never did. There was a washer/dryer in the basement that was noted to be leaky at move-in and continued to have the issue, but maintenance said that the washer/dryer wasn't included in the lease, so they would do nothing. They would not even remove it from the basement, despite it being there AND BROKEN when I moved in. In addition, due to a raccoon living in the soffits for two years while they attempted to catch him, there was considerable damage to the soffits, weatherhead, etc., which were never repaired, allowing rain/elements to enter the home through the roof.
Issues after tenancy: Josh, the move out inspector, conducted the inspection over an HOUR early and would not let us into the home, nor did he permit us to see/sign the moveout inspection. They retained the $1100 deposit with a demand for $350 more. I asked why, as I only received a letter that outlined $750 for paint, $325 for housekeeping, $250 for trash removal, and $125 for carpet cleaning, but the home was left clean and trash-free. I finally received a copy of the moveout inspection, and it only noted painting being needed. Per Gian Nicholson, he manager I worked with, there were three palm-sized spots on a wall that needed repainted, the sink needed rinsed as it had residue from a cleaner and the interior of the oven needed cleaned, the trash was ICE IN THE FUNCTIONAL ICE BIN, and there was zero proof of carpet cleaning being needed. In fact, the inspection report noted the carpet is cleaner than the move-in inspection. Gian first said that the charges were negotiable, and we discussed a middle point charge I would agree to pay ($600). After more than a month of working with Gian, he sent me new pictures that were not taken the day of move-out, that had obviously been taken after someone else had been in the home. He then recommended I Zelle him directly the additional $350 and sent me a picture of a cast-iron wall vent that is attached to the wall as evidence of additional "trash." He would not provide any additional itemized list to show the work that was done.

Worst property management ever. I moved out summer of this year. I was supposed to move out by August , and by June they decided to do tours. We wanted to do the tours on the hours that we were home but they said no because they were SUPERVISED tours. I didn’t feel comfortable because I was still living there (and my stuff were there), but since someone from the management company was going to be there we felt comfortable . However, while I wasn’t home , my bedroom closet was compromised. My electronics were messed with, and they even went through my empty MacBook box (which I reported, nothing was done). Then I noticed my birth certificates and my social security card were stolen. I had to go file a police report just because of this mess of a management.
