Avoid Twelve Rivers! There are plenty of real estate and property management companies to choose from in Austin and this one is not it! They might be cheap, but you get what you pay for. At first, they started off good, Steve Smith was semi helpful and was able to find a tenant but would always have an attitude when I did not feel comfortable on a tenant. It all went horrible when Crystal Barone took over the company. During my first list she could not keep a specific property manager as they all quit on her, which made it extremely difficult to keep track of my property. The company is very unprofessional, unorganized, and never answers calls. I tried to give them another chance to list my property the following year out of convenience and Steve was reassigned to do the listing. He was very unprofessional, non-responsive and rude with the renewal process. I am incredibly surprised they are still in business. Per our listing agreement Twelve Rivers was required to provide a move out package review but never did.

We’ve lived in a rental home managed by Twelve Rivers Property Management for almost two years. We’ve been renters for twenty + years, and our current home is in our top three favorite rentals where we’ve ever lived. I will say that the value of the rental is often tied to the owner of the rental property, and there was/is a great deal of value in our rental property to begin with. We believe the owner of our home stewarded it well and put a lot of thought into its renovations and maintenance. That said, Twelve Rivers Property Management has unfortunately experienced a great many turnovers in their staff over the course of our (nearly) two years of renting, which does delay communication and has often left us feeling without the support and attention needed to maintain the property when we’ve had requests. However, I will say that to date, they have fulfilled all of our priority requests and obligations to keep the home/rental in great shape. We’ve had fire damage from a neighboring fire, near flooding from rains, loss of hot water, air conditioning issues, and washer and dryer issues, all of which have been addressed by Twelve Rivers and for the most part, in a timely manner. As renters, we have also added value to the property by keeping up with regular pest control and cleaning maintenance, adding security lights throughout the property and a water pressure stabilizer. We hope to stay for as long as possible, and that the Twelve Rivers Property Management team knows we are rooting for them to stabilize. 🙂

Let me tell you why I switched from Twelve Rivers in the first two months:
1) They never set up a call to onboard me.
2) They never set up an onboarding call with the tenant
3) They didn't communicate any of the needs the tenant had
4) They took two weeks to call three companies to fix something
5) They were late to paying my rent every time. I had to remind them each time, despite promising it would be expedited.
6) Even with Kevin, the owner, on all of the communications and jumping in, and promising that it would be fixed, nothing did.

If you want a property management company that you proactively manage while they take your money, send your money late, and can't proactively explain the costs, then go with Twelve Rivers.

Bonus: the real estate agent from Twelve Rivers I worked with never conveyed accurate information about the state of my property (I live out of state). She returned the deposit in full to my previous tenant despite there being a variety of repairs and cleaning that needed to be done.

She also never walked the property with the new tenant, or conveyed accurate information to them about the house (she knew them, as she literally sold me this house, and was walking the house and showing it to several people).

Overall, lowest quality people in the industry. T
Highly consider you taking your business elsehwere.

In other words, believe all of the negative comments on here.

Absolutely terrible management company. So glad to be done renting with them.

-Impossible to contact consistently. At one point we had to file maintenance requests to get any point of contact.
-Wouldnt respond to emails or phone calls. It was a nightmare to try and solve issues.
-Took forever to put our place on the market to find someone to take over our lease. They could care less and had zero sense of urgency.
-Charged 500 dollars out of our deposit for one painted wall. We left that place spotless before moving out with no damages and we have pictures to prove it. We want to fight this, but with our experience it doesn’t even feel worth the money to have to deal with these people again.

Overall terrible team.

Do not recommend. I rented one of their houses for 1 year and it was awful. Animals in the walls, roaches everywhere, and black mold in the bathroom. In the middle of summer the ac went out and the upstairs bedroom was around 95 degrees during the day and 85 at night. We contacted the company and they told us it was working properly. They came by a month later to fix it. They never responded to my phone calls even when I left voicemails and they rarely responded to any emails. Don’t waste your money or time.

I currently live in a rental property managed by twelve rivers near the breaker and metric area and I noticed mice. I go to report it to them and they hit me with pest control is part of the tenants responsibility which ok understood. My original email was mainly asking if I could terminate my lease 2 months before because I have a 4 month old and I don’t want him exposed to mice as they walk on everything. They totally ignored that email. I hope the owner who hired twelve rivers knows that they will just allow the rentals to continue getting infested with rats or mice. Sorry for the next tenant that comes to live here. Never will I rent from this management again. Update : my emails are ignored. No one seems to care and if you call they text you to contact them via app.

I recently moved out of a house that was run by this company. They were always so hard to get on the phone and took weeks to get back to you via text or email. After I moved out they hit me with bogus charges to keep my $1900 deposit. 1200 for paint touchups, 300 for cleaning and general maintenance, then another 200 to remove some cardboard boxes I left in the garage, 250 for a front door lock that always stuck from day 1, 300 to trim the trees, then another 200 to cut the grass. If I cared enough I would sue them for working in bad faith. Rather I just caution folks not to sign any leases with this company.

Been trying to contact them over a week. They have never once picked up the phone when calling. No matter what phone you call. Email is an Auto response. I’ve currently been trying to contact them every day for a week. I’ve rented from them for 5 years and have never had a late payment not once. However, when an emergency comes up there is no quick response. I’ve only ever asked for 4 things since I’ve been here and every time there is no communication or whoever they “hire” they never have the equipment or it takes weeks to even get anything going. Today for example. A guy showed up and said he needed to cut my yard, my yard is mowed and the guy asked why he was even called here in the first place as we have had rain for the last two weeks and a tornado warning/watch. It had my yard in the picture and my correct address. As I found him in my backyard and my dogs were down the street and took 45 minutes to get them. I’m not a very happy tenant right now.
