At peak 1535, we have homeless people sleeping in the stairwells because mgmt can’t be bothered to fix the external doors, don’t have a snowplow service in the winter and sometimes literally cannot get out of the lot, don’t have consistent working internet or any plan in place to fix it even though we know the issue is ancient wiring in the building, a bunch of the mailboxes are unusable because they were broken into and never fixed and the roof leaks because the building is in disrepair and no one really cares. All of these issues have been going on for years and this “management” company (more accurately called slum lords) shows zero initiative and/or competence to fix any of these things regardless of how much you may complain. It’s not even possible to speak to anyone at the office - they have an answering service at all hours of everyday and don’t respond to messages, no matter how serious your issue is. Good luck if you choose to move there - I promise you’ll regret it. There’s much better options around.

Just for fun - see the picture for an example of our lot vs a lot that is maintained (ie every other business/apt in the springs). Make sure you own a shovel here and don’t wake up the homeless people in the stairwells!

Anywhere but their properties!

Had cops CONSTANTLY at the property dealing with tenant nonsense...gave the unit back to them in better shape than I got it...and they charged me a cleaning fee on top of everything else!

So, to recap...ineffectual management (Tara Petion should not be permitted to interact with tenants), fraudulent billing practices, they ignore legitimate tenant complaints...but oh yeah! You better pay your rent before the due date, or they'll tell your next landlord that you were late...EVEN WHEN YOU PAY DURING THEIR GRACE PERIOD!!!

I would love to give this company a 0. The don’t hire competent staff, never can reach them, no email to contact, no care about the property or their tenants. Mailboxes have been broken time and time again, getting my mail stolen or returned now and have to pay for a PO Box because they refuse to pay for a new mailbox. They reorganized how rent is paid so now rent is listed last when all the other fees are listed first, forcing a late payment fee. God forbid you have to pay 9 days late. You’ll get smacked with a 10 day notice to collect or give up possession. They think they have a line out the door for tenants, but you’re over paying for what you’re getting and I’m utterly annoyed I signed a second lease.

There is no internet service on the third floor. After calling about once a month for many months, centurylink came clean and said the building just isn't wired that way. I got centurylink in contact with management. Nothing came of it. But anyways, no internet. Thats why the Centurylink truck is always around like if they live here, but it's all for show, and they can't actually fix anything. There are no other internet service providers. Also, we can't receive mail here because the mailbox is broken, has been for months. Washing machine breaks about once a month or so. There are two washing machines for the entire building. The ceiling cracks and leaks in hallways and apartments. Our next-door neighbor has a leak that is always getting "fixed," but the same leaks always come back.

My only reason for a two-star rating instead of a one-star rating is that the apartment location is wonderful. We are right in front of Bear Creek Park with great proximity to trails, grocery stores, our local library, dog parks, restaurants, etc.

This place is in permanent disrepair. To prove it, I will post an update to this review at the end of my lease. I am confident that the mailbox will still be broken by that time.

A few notes on 1535 S 8th St:

1. The 1 bedroom apartments are actually about 500sqft, not the 750 they advertise them as. Took me about 5 minutes to do a LxW measurement of the unit - not sure how they overestimated this so much.
2. You may or may not be able to get internet. The management company has been aware of this issue for months, but says they don’t have the budget to rewire the building which is the root cause of the problem.
3. The parking lot doesn’t get plowed here. In Colorado. In the winter.

The people you will deal with directly in the lease office are nice enough, but don’t have the authority to effect any change or fix these issues. It’s on the property management company and they seem to not have the competence, budget, and/or willingness to address or fix these issues. Residents pay their rent here, but the owners of the building are negligent and don’t do basic upkeep in return. This building could be a nice place to live, but I wouldn’t recommend renting here unless it changes owners or the current company gets their act together - which they’ve demonstrated their inability to do time and time again.

Writing from personal experience, White Peak Management has probably been the most difficult "Management" company I've had to deal with. Attempting to get anything resolved regarding the online portal issues, lease agreement contracts, rent payments, etc. is an absolute moot point. Contacting them through their webpage is also pointless because they do not respond; they've never responded to my emails. Usually I email the "manager" of the property directly however, when she's not responding or doing her job, it would be nice to have someone else to reach out to. Rent is already overpriced so when a company is trying to get more money out of you, which you DO NOT owe, something is obviously amiss.

2 days into Hanukkah without a menorah because peak 4420 has had broken mailboxes since 10/01/2021 and has yet to fix them or resolve the issue with usps. Awesome.
