ZPM Management took over our property in February 2019, coming in with all these "promises"; fitness & business center, new leasing office, $12k in renovations for each unit, property upgrades, etc. In July 2023, I can say they have failed TREMENDOUSLY, and I would encourage people to strongly consider their options when considering living at Walker Mill Apartments, under ZPM Management.
I have lived on this property since 2016, prior to ZPM Management. As a long-time resident, a couple weeks ago (June 14, 2023) I sent an email enclosing the following details as shown in the attached pics. The response I got, from my very lengthy and detailed email - sent as a concerned long-time resident, was EXTREMELY dismissive. I replied "is that it?" To date, July 4, 2023, there has been no response to my last reply or to any portion of my email.
The additional pictures, enclosed, will show what the property looks like and how ZPM Management has been maintaining it. Additionally, there are over 25+ vacant units; most which have been vacant for months. Granted, the vacant units are being "upgraded" (stainless steel appliances, wood flooring, new paint color, washer and dryer units added...), but it is literally cheap renovations made to look like expensive upgrades until you're standing in a unit and you start to see the caked paint on top of old old old paint... you realize there's piping issues... you try ro shower or cook and your water is running brown from old pipes needing to be replaced... the floorboards are load and creaky... the property has no real security nor does it have an actual recording surveillance system... dumpster areas are not kept and maintained... and the leasing office is challenging to reach when you need them or just want to speak with them. You will also learn, when you submit maintainance requests, it is going to take FOREVER to fix or address the simplest things (we only have two maintainance workers... the rest have quit because of unfair treatment and low hourly wages). So, do not be upset if SUX MONTHS later you're still asking "Hey, so when am I going to get the screen to my bedroom window... or two years later when you're still wondering why the entrance door to the building is still broken.
"How much is rent?", you ask. Well, it's in alignment with market pricing; 1brm will run you about $14-1600... the two is more and three is roughly about $19-2100. Then, add on the raised monthly cost for water (which we've just recently started having to pay - never ever paid water before), for water that has manifested plumbing issues.
I love my neighborhood. I love my community. I have not loved ZPM Management and how they've treated us as residents and how they've managed our property. But, I can say based on other reviews, this way of management for ZPM is across all their properties. So, heads up there!
Everyday, expect to get an email about rent being late, rental payment options, office closures - for no real reason, and so on... everyday, even if the email doesn't apply to you. Expect to come home to a notice on your door as soon as the 6th of the month comes. Anticipate payments to not always be accurately applied to the correct account, and it taking "accounting" an extended period to fix it... meanwhile it is not stopping any correspondence regarding eviction actions.
Looking for a Management team that is personable, walking around the property to know their residents and their residents know them beyond the leasing office... don't look for that here.
Looking for a Management team that knows what the property is like after dark... don't look for that here. The PM and APM, as well as almost all the staff do not even live on the property; at 5pm... they go home to their "better" places of residence.
Though some may argue "pandemic", I can assure you the vacant units are not vacant because of impacts from the pandemic where people had to move because they were unemployed and couldn't maintain their rent. People are moving because most do not like or care for ZPM Management!

Moved into apartment in November 2023. Now May 1st 2024 and management has yet to follow through on various maintenance requests including flickering overhead lights. Our requests have all been very simple, yet they almost never respond to calls or emails. All items should have been taken care of before we moved in and were not.

My current lease is up in April and according to the lease agreement, you must give a 60 day notice if you plan to renew or vacate. Here we are almost the middle of March and have yet to receive a lease renewal. I’ve visited the office numerous times to inquire on when I can expect a lease renewals as per Maryland law, residents are to receive rent increases at least 90 days in advance. However, Management has stated they send lease renewals 60days prior and they’re behind on notices. How can a resident give 60 days notice to vacate if we’re receiving the notice on the same day and have absolutely no time to make a deciding factor.
Due to me being with child and approaching delivery, I requested a transfer, in which they denied the request. I was highly disappointed as I desperately need the space and the property would benefit with an increase in rent as I requested a two bedroom. A representative from management stated that I could complete a reasonable accommodation form and have my doctor complete it on my behalf. I’ve completed and turn in the form all for them to deny the request. I received the denial letter for the reasonable accommodation with in two days but yet to receive the lease renewal.
I’ve been trying to get a in contact with corporate and the phone just rings. It’s ridiculous that the communication with the onsite team is lacking especially one of the representatives is very nasty and rude to never getting in contact with someone in corporate to explain why they are not allowing transfers especially with the amount of vacancies.
Also, the parking rates for guest are ridiculous as well. Why have a full guest parking lot just to charge them to park? The price and time frames listed is pure madness. I can see now why it’s so many vacant units and why people choose to vacate.
I would have preferred to rectify this matter with Management. But with no response to why the transfer and reasonable accommodation was denied along with not receive a renewal letter within the specified timeframe of Maryland and PG law, I’m left to leave a negative review to receive a response from Management and Corporate.

This is by far the WORST!!!!! Management company ever!! I’ve lived at there property for a few months now with no A/C for over two months which is insane. PLEASE PLEASE PLEASE DOMT MOVE TO ANY OF THERE PROPERTIES. You can’t even get ahold of corporate and the leasing off and soo rude with attitudes and don’t want to help you and treat you like you as if you’re not a resident. Please don’t move to any of there properties

ZPM is a literal slumlord management team that will ignore your concens. I have countless unanswered phone calls and emails about pressing issues. I have had mold in my apartment they refuse to fix and it has been 8 months its excuse after excuse. My bathroom light has gone out after saying they will follow up several times they don't. No one answers the phone. The property manager is rude, unhelpful and a liar. Did not do one thing on her list of promises after she visited my apartment. Not even the toilet seat and she never answered. Overall this building has so many violations its crazy. The building really needs to be taken away from zpm management. Trying to get follow through help is like pushing heaven and hell. I hope the city does something about yall. Im not exaggerating when i say the worst slumlords that dont even offer hot water or care when you tell them you dont have it. I don't have the time or energy right now to list every issue, but thank God for 311 or even less would get done.

DO NOT MOVE INTO THEIR APARTMENTS!! DO NOT MOVE INTO THEIR APARTMENTS!! This is the worst and the most imcompetent company I've ever met. If I can give negative stars, I would. The apartment when I moved in had gasleak, ventilator was not functioning, heating and ac problems, and the washer and dryer weren't functioning. AND other things in the apartment has been either worn out or broken. I moved into their apartment while there were disputes between the management and the super for not paying their employee! This was the most stressful residential experience I've ever had. The management never returns your call so good luck with that. If they say they will get back to you, it just means they are buying some time. Nothing gets solved nothing gets done. Resident negligence at its best!! I don't know what on earth the landlord is thinking hiring these incompetent udon noodle brains to maintain their building

If I could give this building management company ZERO stars I WOULD. I currently live in this building. THIS BUILDING IS OLD & INFESTED!!!!!. I have been in this apartment for almost 3 years with my kids with NO WORKING APPLIANCES. Do not rent from these people. It does not matter how much you call and reach out to them for the needs you are entitled to legally THEY WILL NOT DO ANYTHING!!! When you call and finally get to speak to someone the assistant manager ANA answers with a hostile attitude. As if you are taking up her time and patience. Although she chose to work at this place. When you ask for the actual manager LISA MARIE is always on vacation if not on a leave. LISA IS NEVER IN THE OFFICE. And please don’t think for a second it’s because she’s inspecting any of the ZPM properties. As many times as I have taken off of work and sat at home waiting for her to come inspect my apartment to see if “ I REALLY DO NEED THE APPLIANCES AND REPAIRS “ she has been a no show. When they send “ technicians “ they show up look around and leave NOTHING IS DONE. In one instance an electrician came to check my kitchen for the 10th time to see why the microwave does not work. The electrician called LISA MARIE had her on speaker as he inspected everything he possibly could. When he confirmed that I needed appliances and repairs LISA MARIE LAUGHED and made a joke as if she can’t bothered and it’s nonsense. On another instance 6 mos into living here still no appliances I spoke to LISA MARIE for the very first and last time. In that phone call she basically said that if needed appliances so bad I can go ahead and buy them myself as they cannot afford to replace the messed up appliances they placed in my apartment. At some point they had a lady delegating maintenance orders but once they found out she said that ZPM rather not spend money on any repairs or replacements she all of a sudden isn’t with the company. THE MAIN SUPER does not do anything he comes in takes a look and tells you to call the office which he knows nobody answers. The cleaning super is always upset because of his low pay and cannot be bothered to clean the building consistently. THIS BUILDING HAS OVER 150 violations and reports. HPD stays inspecting this building. The only time ZPM does any repairs which are minor repairs is when they are aware that HPD is coming to inspect the building and the units. At some point LISA MARIE basically threaten me about calling 311 on them. And not that long after I was served court papers for not paying rent. Although I clearly told her I was withholding rent payments because I do not have the legal necessities in this apartment to begin with. Also THERES NEVER HOT WATER NOR HEAT IN THIS BUILDING. The boiler is always breaking down. I spent over 10 mos with a hole above my toilet. I HAVE TRIED MOVING OUT OF THIS PLACE SINCE I GOT HERE. But you know what it has been entirely difficult to find apartments in NYC.

ZPM Management has taken over the building management for our current apartment on the Upper East Side in Manhattan. I have never seen such a complete lack of care and disregard for tenants by a management company as I have seen from ZPM. It's only been a few months of their tenure and cockroaches are all over our apartment - even found in beds. We have emailed and called and haven't received any response from them as the infestation has gotten worse and become a health hazard. This is absolutely unacceptable for the amount they are charging for rent. Their payment portal is not working for us either, while they've also reduced our building's amenities without any notice or rent reduction to compensate. If I could rate this company with negative stars, I absolutely would.
